While existing home sales have risen recently, the National Association of Realtors’ annual Profile of Home Buyers and Sellers found that the share of first-time buyers recently fell to its lowest level (33 percent) in nearly three decades. Many first-time buyers experience obstacles on the path to homeownership, including difficulty saving for a down payment and tight credit conditions.
The Hints • Find and work with an expert Realtor who knows the neighborhood. Nothing can replace the local knowledge and real insight that professional Realtors can provide to first-time buyers as they navigate the complex home buying process. According to the Profile of Home Buyers and Sellers, while most home buyers in the past year began their home search online, 90 percent ended up purchasing their home through an agent. Realtors are not only the source of online real estate data, they also use their unparalleled local market knowledge and resources to help close the deal for buyers and sellers. • Meet with a lender to determine how much you can afford. Last year, the median price a first-time buyer spent on a home was $169,000. Chances are, you don’t have that amount of cash lying around. That’s why 95 percent of first-time buyers who bought a home in the past year financed their purchase. Find out what you can afford with a preapproval from a lender. A lender will check your credit history, current debt obligations and other expenses to determine the amount of money you’re qualified to borrow at a specific interest

Millions of Americans will resolve to change their lives in the New Year, but few will stick with their goals. In fact, a recent survey by the National Endowment for Financial Education (NEFE) finds six in 10 people will strive to improve their financial well-being in 2015. Changing your financial habits is a resolution you cannot afford to overlook. It’s time to flex your financial muscle. The experts at the nonprofit National Endowment for Financial Education offer these seven tips to help make your financial resolutions stick: Do it now. Many will wait until they feel the time is right to begin new behaviors. If you wait until after the big party to start watching your diet, or until after that big purchase to start saving money, the ideal time will never present itself. Write down your financial resolutions. The NEFE survey finds setting a budget, making a plan to get out of debt, and boosting retirement savings
are the top priorities for Americans in the coming year. Clearly articulate why you think your resolution is a good idea, steps you can take to reach your goal, and what you hope to gain. Post your list where you will see it each day. Identify your money morals. Understanding your values and attitudes about money will bring clarity to the decision-making process. NEFE offers various online tools, such as the LifeValues Quiz, which will help you identify your values and make resolutions based on those values. Recruit a “financial buddy.” Share your resolutions with a trusted family member or friend who can provide support in helping you meet your financial goals. A long-term goal could be setting up – and adding to – the emergency savings account you know you should have but didn’t get around to starting last year. Monitor your progress regularly. 6 Steps For Choosing the Best Remodeling Contractor Considering remodeling? A remodeling project is one of the most invigorating lifestyle changes a homeowner can make. Spare your time, money and sanity by following these steps for choosing the best remodeling contractor: 1. Decide what you want out of your newly remodeled home. Idea centers, such as Houzz or the James Hardie Photo Showcase, can serve as inspiration for kick-starting your remodeling project. 2. Ask for advice. Talk to friends, relatives, neighbors and coworkers about their remodeling experiences. In addition to collecting referrals, ask targeted questions about how those contractors communicated throughout the process and mitigated any setbacks. If you know a building inspector, ask which contractors regularly meet code requirements. 3. Research and contact businesses. Start gathering information on your referrals and local prospects by visiting their websites or making phone calls. Make sure these remodeling contractors have the required licenses, liability insurance and ability to obtain local permits for your project.

If you find a particular meeting goes especially well, ask for references and a bid on your project. 5. Compare bids and references. When contacting references, ask them to rate their satisfaction with the project. Did the contractor meet time and budget requirements? As soon as the bids come in, look at the cost breakdown of labor and building materials. The best contractor is not always the cheapest. Make sure contractors are choosing long-lasting products that will stand the test of time. 6. Choose your contractor and sign a contract. With all of your research on hand, select the best contractor for your project. After confirming with the contractor, draw up a contract that includes a description of the work, products to be used, cost and completion dates and let the project begin. (BPT)
