Real Insights

From Realtors For many people, buying a home is a goal they aspire to achieve and often the most significant financial decision they’ll make in their life. If you’re among them, consider this advice: Given the mass amounts of information, data and tools available, it’s critical to work with a professional who can help you make sense of it all. During the home buying or selling process, it’s wise to follow these tips:

• Work with a local expert. Realtors are the most trusted resources for up-to-date, comprehensive and accurate real estate information when it comes to navigating each step of the complex home buyers process. More than four out of five recent home buyers and sellers used a real estate professional, according to the National Association of Realtors.

• Learn about the area. Looking to move to a new neighborhood? Chances are you’re unfamiliar with some characteristics of the area, such as traffic patterns on busy streets and the best schools within the district. Realtors generally have a finger on the pulse of each market where they do business. They’re responsible for knowing the nuances to consider before buying a home and can leverage that expertise to help you.

• Seek accurate information. Many websites offer to help potential home owners find the perfect house. Some people have even suggested the Internet will eventually make buying a home as easy as buying an airline ticket or a stock certificate. However, some of the information provided on these sites may be inaccurate, creating confusion and frustration. A Realtor can provide valuable counsel, discuss listings, show you homes in person, negotiate on your behalf and help you stay focused on the emotional and financial issues that are most

newsShorts important. That may be one reason 88 percent of buyers in 2013 used a real estate agent, up from 69 percent in 2001. (NAPSI)

Five Quick Ways To Upgrade Your Home For Resale Whether you’re considering cashing in on your equity, downsizing, trading up, moving for a change of scenery or relocating for better prospects, a few smart investments and improvements can help your home stand out from the competition so you get top dollar. Even if you’re not planning on moving anytime soon, these strategies can maximize your home’s value and increase its marketability:

• Sprucing up the exterior. If you think you’ll have a few years before you move, work on your landscaping now to give plants time to mature. Look for easy-care perennials such as hostas, which multiply on their own. If you have less time, you can still achieve a quick makeover by power washing paths and siding, painting or upgrading your front door and keeping the lawn watered and weeded.

• Removing eyesores inside. Some minor adjustments can help buyers recognize what’s great about your home. Swap outdated fixtures, remove wallpaper and give everything a deep clean. Replacements don’t have to be top of the line; they just need to eliminate hang-ups for potential buyers.

• Improving the kitchen - to a point. You probably won’t recoup the cost of a full kitchen renovation but smaller projects such as upgrading appliances and painting or refinishing cabinets can modernize the space.

• Refreshing rooms with neutral paint. This is a time-honored tip for a reason. While seeing your favorite bold hues on the walls makes you happy, potential buyers may not agree. A fresh coat of neutral paint can help them envision their own belongings in the space.

• Focusing on energy efficiency. The right energy-smart upgrades can assure buyers they’re seeing an efficient home where utility bills can be minimized. Adding insulation to the attic and walls can make a dramatic improvement in many homes. Consider the windows as well. Adding a heat-rejecting window film such as 3M Sun Control Window Film can reduce cooling costs and typically does not change the windows’ appearance. Since the window film can reject up to 99 percent of UV rays, it can protect the investment you made in your hardwood floors, rugs, window treatments, furniture and artwork. For further facts, visit www.3M.com/homeimprovement. (NAPSI)

Device or Vice? One in four Americans report they get stressed out when they’re away from their email or phone for longer than 30 minutes, according to a survey conducted by GMI and commissioned by Crucial.com. And 84 percent of male respondents admitted to checking a mobile device while driving, in a theater, at a funeral or at a child’s recital. Balance your use of technology by establishing personal tech-life policies. How about limiting technology at the table, after 9 p.m., or while your children complete their homework. Or, require children’s cell phones to be left in the kitchen overnight - no middle of the night bedroom usage. Maybe you and your partner agree to shut off technology for an hour before bed to give attention to one another. Make a strict policy that texting and driving is an unacceptable practice - then stick to it. Life balance expert Mary LoVerde says by limiting technology, other ideas will come into clearer focus; “The sky will not fall if we log off for an hour. If we’re lucky we’ll have reconnected with our humanness in a meaningful way.” (BPT) February

Choosing Wood Stain Color When it comes to giving your home natural warmth and beauty, few things compare to wood—and wood is surprisingly flexible when it comes to color. Whether you’re refinishing your floors or cabinets, restoring a fine piece of furniture or creating a new look distressing an existing piece, wood stain can enhance the beauty of the wood and add to your style. From traditional colors such as walnut or oak, to trendy espresso or weathered gray, you can choose from a variety of wood stains or create your own custom colors by mixing stains. The experts at the MinwaxCompany have tips to help: • Each species of wood accepts stain differently. A dark walnut stain will look different on pine than on cherry. Test the stain on an inconspicuous area of the wood first to see the true color. • Use a pre-stain wood conditioner to prevent streaks and blotches and ensure the wood absorbs the stain evenly. • For beautiful, even color, thoroughly stir— not shake—the can to distribute pigments that may have settled on the bottom. • If you create a custom color, measure each shade carefully and write it down so you can re-create it.

newsShorts

• For an antique or distressed look, layer lighter and darker stain colors. Once the stain has dried, lightly sand away the top layer in different spots and then protect the piece with a clear finish. See the Minwax Pinterestboard “Distressed Furniture Projects” for more information. (NAPSI)

Discover The Design Potential of the ‘5th Wall’ Many homeowners don’t consider ceilings part of their interior design, and it shows. Most are expanses of bland white paint. But savvy do-it-yourselfers are converting these blank canvases into interesting and functional design elements that can accent a room’s decor, create a cozier space or disguise problems commonly found on this fifth wall. Updating a ceiling is one of the easiest and budgetfriendly ways to freshen a space. Dana Vento, DIY expert and popular home renovation blogger, recommends tackling a ceiling project that can be quickly and easily finished over the weekend.

Warm up with wood. There’s a reason wood flooring is so popular - it tends to warm up a room and add character. The same goes for ceilings. Real or engineered wood panels can extend your sense of style in any room. That’s because they come in a wide range of tones, textures and patterns to suit any decorating style, from rustic to mid-century modern to sleek contemporary.

Go beyond plain vanilla. For those who want to add a splash of color, the ceiling holds special allure. Painting the ceiling the same color as the walls (or one shade lighter) can make a small room feel larger. A bright color, say yellow or pink, could enliven a child’s room, while a sky blue ceiling creates a more soothing ambiance. Black ceilings have their own design advantages, dramatically defining a dining area in an open floor plan, for instance, or enhancing the enveloping atmosphere of a home theater.

Love the look of metals? Add some character and shimmer to your ceiling. Consider today’s pressed metal ceiling tiles. They’re far easier to install than their antique ancestors, and the light-bouncing properties of copper, brass and lacquered steel can help raise the ceiling visually in any room.

Hide the popcorn. Even confident DIY-ers don’t relish the idea of scrapping popcorn ceilings to remove the material and then deal with the messy cleanup. But now there’s an easier and more attractive fix, Vento says. “We took the plunge and installed an Armstrong Woodhaven plank ceiling, which can be applied directly over the popcorn,” she says. Like wood, Woodhaven planks come in different finishes, and can also be painted. Vento recommends homeowners start thinking about their ceiling by exploring websites for ideas. A good place for inspiration is armstrong.com/residential-ceilings/ceiling-inspiration which has hundreds of examples including some interesting before and after photos. (BPT)
