March! Just when you feel like you’re out of patience for snow and cold and ice and early darkness, it’s time to turn the page on the calendar and we’re one month closer to the promise of Spring. In my opinion, it can’t come soon enough. Real estate transactions typically begin to pick up at this time of the year. For those thinking of entering the market, there are a number of steps you can take now to prepare yourself and your home. Begin researching which agency/agent you’d like to list your home. Ask for references from friends and family, pay attention to who is actively marketing, check online reviews. The agent you select will help you determine what your house is worth on today’s market and will walk you through the entire selling process. Since you’re still indoors much of the time anyway, start the decluttering & depersonalizing process. Every buyer will be paying attention to how much storage a home offers. Half empty your closets. Get rid of, or pack up, anything you aren’t currently using and organize what’s left. Removing excess items makes even small closets appear bigger. Put personal items, i.e. collections, keepsakes, family photos, away to help potential buyers visualize the space as their own. Arrange the furniture to maximize the use of space and remove oversized pieces that can make a room feel small. Beware of the tendency to “over-upgrade”, caution the experts at HGTV. “Quick fixes before selling always pay off. Mammoth makeovers, not so much. You probably won’t get your money back if you do a huge improvement project before you put your house on the market. Instead, do updates that will pay off and get you top dollar. Get a new fresh coat of paint on the walls. Clean the curtains or go buy some inexpensive new ones. Replace door handles, cabinet hardware, make sure closet doors are on track, fix leaky faucets and clean the grout.” Taking steps now to prepare your home can give you an advantage during what we hope will be a healthy and productive season for home buyers and sellers alike. Tips To Stay Warm And Reduce Energy Costs There’s no doubt that heating and cooling your home is the largest energy expense in your home. In fact, according to the Department of Energy, heating and cooling accounts for about 56 percent of the energy used in a typical U.S. home, which makes efforts to reduce energy costs that much more important. Clean air filters, seal any duct leaks, make sure registers are clear of obstructions and check your insulation. The Environmental Protection Agency (EPA) reports that improper insulation can reduce system efficiency by as much as 30 percent.

• Hire a qualified technician to inspect and service your home comfort system. The technician will make sure your system is working properly and at peak efficiency. As a rule of thumb, heat pumps and oil-fired furnaces need annual tune-ups, while gas-fired equipment can be serviced every other year. • Consider replacing an older, inefficient furnace or heat pump. Painting projects are more popular than ever with do-it-yourselfers with 94 percent planning a painting project in 2015. If you plan to paint this year, here are some tips to help prepare you for success. Choose colors with confidence - A fresh coat of paint in the right color can quickly transform the look and feel of any space. To help choose the perfect color for your space, take advantage of the easy-to-use color selection tools available to help you find and try colors before you paint. Homeowners can use the online Color Visualizer, for example, to virtually paint a space and try on different color combinations, making it easy to choose colors with confidence. Find color inspiration - Choosing the perfect paint color is key to creating the look you want, but how do most people find the right color? More than half of DIYers (56 percent) say they look to nature for color inspiration, while more than a third (36 percent) take their color cues from Pinterest images. For added color inspiration, consider the 2015 Sherwin-Williams color of the year: Coral Reef. “A mix of pink, orange and red, SherwinWilliams Coral Reef embodies the approach to design that we’re seeing for the coming year,” says Jackie Jordan, director of color marketing at Sherwin-Williams. “Its unexpected versatility brings life to a range of design aesthetics, whether traditional, vintage, cottage or contemporary. Give Your House A Fresh Start: Get The Ductwork Cleaned While professionally cleaned ductwork can be like a breath of fresh air to many houses, there are a few facts you should know when it’s time to have your home’s air ducts cleaned. 1. In a typical six-room home, up to 40 pounds of dust are created annually through everyday living. Your heating and cooling system is the lungs of your home. The dander, dust, chemicals and other contaminants are pulled into the HVAC system, where they can build up and possibly contribute to health problems, especially for people with respiratory conditions, autoimmune disorders or allergies.

3. When you do hire a professional cleaner, ask if it belongs to NADCA, a trade association of the HVAC inspection, maintenance and restoration industry. Its members have signed a Code of Ethics and invested time and resources into industry-related training and education. They also have general liability insurance. 4. You should be aware that some non-NADCA companies use scare tactics and “bait and switch” methods to squeeze money out of their clients or don’t clean the HVAC system at all, let alone to the industry’s standards.

• Will the contractor clean the supply and return air ductwork, the airstream side of the heat exchanger and the secondary heat exchanger? • After cleaning, are access panels properly sealed; blower blades and compartment clean and free of oil, dust and debris? Point a flashlight into the cooling coil. Does light shine through? It should if the coil is clean. Check to make sure the coil fins are straight and evenly spaced and the coil drain pan is clean and that it is draining properly. Do the filters fit properly and are they the proper efficiency recommended by the manufacturer?

How To Tell You’re Getting A Professional Cleaner 2. According to the U.S. Department of Energy, 25 to 40 percent of the energy used for heating or cooling a home is wasted. Contaminants in the heating and cooling system cause it to work harder and shorten the life of your system. A clean HVAC system doesn’t have to work as hard so it uses less energy.
