Three Questions For First Timers To Consider
If you or someone you care about is like many renters, you may be wondering if the time to buy a home is now. According to the experts at the National Association of Realtors (NAR), the answer may be “yes.” Interest rates remain low and job growth is holding steady, leading to the strongest year of existing-home sales since 2007. While renting is a short-term decision and usually involves signing a yearlong lease, homeowners typically stay in their home around eight to 10 years before selling. That’s why, when determining what you want in your first home, it’s important to think about how your life may be different at least five years from now. What To Ask - Consider these three questions if you’re taking the exciting leap to homeownership: 1. What can you afford? Analyze your financial situation. Have all current debt obligations— credit cards, student loans—been repaid on time? Find out what you’re qualified to borrow by visiting a lender and getting a preapproval. 2. Do you want a walkable community or leafy suburb? A recent survey by NAR and Portland State University found that 79 percent of participants place importance on being within easy walking distance of places. Having lots of dining and shopping options outside your door is popular but often comes with trade-offs. Consider this: If kids are in your short-term future, you might prefer a large single-family home with a yard to a similarly priced but smaller town house or condo. 3. Would you prefer shiny and customized or a resale with more character? Buying new or used may come down to your wallet. The most recent median price for newly built homes was $292,700, compared to $228,700 for existing

homes, according to NAR. A new home comes with such perks as being move-in ready and giving you the option of customizing the interior. On the other hand, an existing home may have architectural charm and original hardwood flooring but you may have to compromise on some features when buying a resale. Expert Tips for Creating a Safe Outdoor Space When dreaming of your at-home outdoor oasis, safety may not be topof-mind. But when making decking decisions, a key element to enjoying your retreat for years to come is ensuring it is safe and structurally sound. Prepare Your Air Conditioner For Summer Although the dog days of summer are months away, it’s never too soon to begin preparing for them. This includes taking a few simple steps to make sure your air-conditioning system is ready to properly cool your home. Begin by clearing the area around your outdoor compressor, removing leaves, twigs and other debris that may have accumulated over the winter. The space around and above the unit should be clear and uncluttered. Next, check the system’s filters, typically located along the return duct. Dirty filters can block airflow and reduce system efficiency, so it’s important to clean or replace them regularly, preferably every month when the system is operating. Holes or separated joints in the ductwork can also impact airflow and efficiency, so turn your system on and make sure air is flowing properly through the vents. If you suspect a leak in the ductwork, hire a professional to make the necessary repairs. Use this time to caulk and weather-strip around doors and windows. This often overlooked step will help keep cool air inside your home during warm summer months and warm air outside. It’s also a good idea to add insulation around air-conditioning ducts when they are located in unconditioned spaces, such as attics, crawl spaces and garages. Finally, contact a certified technician to do a preseason check of your system. An annual inspection should include the following: • Clean indoor and outdoor coils • Check your system’s refrigerant charge and adjust it, if necessary, to meet manufacturer specifications 4

Start with the front door From TV to magazines to popular websites, many home improvement experts call out the front door as one of the most important aspects for creating curb appeal. “While curb appeal depends on many factors - landscaping and siding, lighting and lawn care - the front door, the focal point of the facade, trumps the others in terms of importance,” says Donna Boyle Schwartz, a home furnishing writer and editor. Schwartz and other experts offer a range of tips for enlivening your front door.
At the most basic level, a new coat of paint for the front door is a simple and inexpensive update that only takes a few hours to complete. More homeowners are experimenting with bold primary colors on their doors to make the front of their home pop. But if you’re worried that a bright yellow or red might be too much for your tastes, several paint manufacturers offer free online color visualization tools. With a few clicks, you can see how any hue will look next to the color of your home’s siding and trim. Other ways to perk-up your front door include new handles and locksets. A quick visit to Pinterest.com, Houzz.com or other no-cost to access online resources will show you the range of creative options available. For many homeowners, the ultimate way to perk-up their front entry is by replacing the door. “Not only does replacing your front entry door kick up your curb appeal, it’s a solid investment with a decent payback,” explains home improvement journalist Karin Beuerlein on HouseLogic.com. A new door provides opportunities to personalize the home’s entry to best suit your current tastes. Whether it’s a major style change like a switch from Colonial to contemporary, a different type of decorative glass or your favorite wood species, manufacturers offer many ways to make a front door truly your own.
