My wife nearly jumped through the TV when she heard starryeyed newlyweds say they “had” to find a newly constructed home because they couldn’t afford repairs on an older home.

“It’s move-in ready,” they gushed, moving from room to room in the house at the very top of their budget. “We won’t have to do a thing except move in.” As long as they can live without shelving in the pantry, bars to hang their clothes on in the closets, a doormat at the entry, window treatments, etc., they should be very happy in that new home, don’t you think?

In reality, it doesn’t matter if you’re moving into your first apartment, a newto-you home or even a dorm room, moving can put a substantial dent in your wallet. Keep from being blindsided by creating a record of your expected expenses when calculating your total moving costs.

Remember to factor in the cost of items such as cleaning supplies, utility deposits, and home repairs for your current and new place. Budget for moving supplies, moving services or truck rental, insurance, fuel, food/ beverages for those helping you move, tolls and, if you’re moving long distance, hotels. Lighting, floor and window treatments are typically needed for new spaces; and don’t forget about the cost of replacing the food from your fridge/freezer that didn’t make the move with you. Planning ahead and setting aside additional funds for incidentals can eliminate stress and help you stay on budget on moving day and beyond.

Checklist For Hiring a
Window Installer
When it comes time to replace the windows in your home, who are you going to call? You should always do a good amount of research on the person(s) you trust to install your windows beforehand to assure a successful outcome. The experts at Simonton Windows have created the following checklist to help you hire the best window installer for your project. • Seek out written estimates from at least three different installers. If there are price variations, ask for an explanation and don’t simply select the lowest bidder. Have the installers itemize their estimates. • Verify professional licenses, insurance policies and bonding. • Do a background check through Angie’s List, the Better Business Bureau or other agencies in your area on any contractor you’re seriously considering for the project. • Determine if the project bid being offered by an installer is an estimate or a fixed price. If it’s an estimate, determine a specific amount the price could increase by on the job and set a cap limit. • Visit current jobsites of installers you’re interviewing to see their safety practices, how they treat the homes and property, and to gain a feeling for their work skills. • Consult with your homeowner’s insurance company to see if there are any additional considerations you should know about when having work performed on your home.

What a Home
Inspection Can Do For You
When buying a new home, an inspection should be viewed as a necessity. “You want surprises that come with homeownership to be happy surprises, not bad ones,” says J.J. Montanaro, a certified financial planner with USAA. “A thorough home inspection by a certified professional can help ensure that’s the case.” You’ll pay around $300 to $500 for an inspection, which can take two to three hours. The cost can vary based on your geographic region, and the size and age of the home. Requesting other services, such as septic and radon testing, will add to the fee. To help get the most from a home inspection, Montanaro and Salt Lake City home inspector Kurt Salomon offers this advice: * Do your homework: Many contracts include a home-inspection deadline, so start shopping for an inspector when you qualify for a mortgage. * Look for the inspection clause: Before you sign a contract, make sure it includes a clause that makes your purchase contingent on the findings of an inspection with the inspector you choose.
Meeting Buyer Demands In A Seller’s Market In the earliest days of the efficiency trend, many buyers would have settled for a house that reduced heating and cooling costs through good insulation, or cut electricity bills with energy-sipping appliances. Modern buyers, however, are interested in homes that take a holistic approach to energy efficiency. That means supplementing energy savings with more thoughtful features like daylighting and natural ventilation through energy-efficient skylights, using solar-powered water heaters, and employing intelligent controls for skylights, other lighting and heating/cooling systems. Buyers want energy-efficient upgrades that also offer high aesthetic appeal in addition to functionality, making features like ENERGY STAR-qualified skylights particularly popular. In fact, 55 percent of homebuyers in a National Association of Home Builder’s survey said skylights are desirable or essential. Installing no-leak, solar-powered fresh air (venting) skylights, notes Skylight manufacturer VELUX America, not only enhances indoor air quality, but can boost energy efficiency, working in concert with windows. Add remote-controlled, solarpowered blinds and skylight energy performance ratings can improve as much as 45 percent. And solar powered skylights and blinds, as well as the installation costs, are eligible for a 30 percent Federal tax credit. • Discuss interior and exterior access to your home with the potential installers. Ask about their cleanup policies, bad weather policies and what other situations may influence their performance. Make sure the installers and their subcontractors are bonded.
These are a listing of just some items homeowners should consider before hiring a contractor or window installer. Check with your local Better Business Bureau, home builder’s association and other local professional organizations for additional suggestions. (HIT)

■
• Make sure you completely understand all the terms and conditions of a contract before signing.
• If your project is estimated at more than $6,000, investigate the option of having the installer post a performance bond for the entire cost of the project.
* Hire a pro: Shop around. Ask friends, neighbors and real estate agents for recommendations. For help online, the American Society of Home Inspectors has a database of its certified inspectors. (BPT)

• Don’t be pressured into signing anything because of an installer’s limited availability or special promotions. Take your time to pick the right installer.

Organize Your Closets
Like A Pro
Any time of year can be the right time to give your closets the once-over. A wellorganized closet space offers several benefits. For starters, you can save time when you can find the items you are looking for. That can also mean less stress and more time to enjoy with family and friends. To help, here are some tips from EasyClosets—an online provider of do-it-yourself custom organization systems for all areas of the home. • Closets can be easily overrun with clothes, shoes and jackets that you no longer wear or are out of season and are taking up valuable space. Rotating your wardrobe with the season and purging items keeps everything organized and gives your closet some space to breathe. • Create dedicated areas for specific types of items so you will know where to find them - and where to put them away - every time. • Position shelves, hanging rods and drawers in a convenient location that makes it simple to get to items that are used frequently. • Use your closet’s top shelves to store off-season or seldom-used items, including hats, luggage and extra bedding.
• Organize your belts, ties or scarves with pull-out racks that keep items separated and accessible. • In kids’ closets, you can make it easier to keep things orderly with baskets and shelves placed within their reach. Wire baskets will let your little ones see what’s inside. Double up on hanging rods to maximize space and make clothing items more visible. As they grow, you can move or remove the adjustable rods. • To organize your entryway closet, create zones by dedicating baskets, hooks and shelves to each family member. Use them to store jackets, shoes, hats, bags, the dog’s leash and seasonal items. EasyClosets offers products that are custom made in one business day and shipped to your home. The company has an intuitive online design tool to make space planning quick and easy and complimentary design service is also available, allowing customers to have an expert review their plan or create it for them. Upgrading to a custom closet can increase the quality and value of your home. Plus, you can save up to 50 percent by designing and installing the organizers yourself. To learn more, visit www.easyclosets.com. (NAPSI) Join the Conversation: Go to www.facebook.com/ pages/Lifeandhomes.CapitalRegion to leave your thoughts on this and other articles.

Kids and Cords
Don’t Mix
Window cords can pose a potential strangulation hazard to young children. According to the U.S. Consumer Product Safety Commission, (CPSC), corded window coverings are among the top five hidden hazards in American homes. The CPSC recommends three steps to help prevent strangulations: 1. Examine all shades and blinds for exposed cords on the front, side and back of the product. Retrofit or replace them with today’s safer products. Ask grandparents and family members to check their window coverings for potentially dangerous cords as well. 2. Use only cordless window coverings in homes with young children. 3. If you cannot afford new, cordless window coverings, contact the Window Covering Safety Council at 800-506-4636 or at www.windowcoverings.org for more information and a free repair kit to make them safer. Answer:
Your Fiduciary: As a registered Investment Advisor Firm, it is required of us to always act as our clients fiduciary. This means always putting our clients best interests first. This is in contrast to that of a Broker/Dealer relationship, as Broker/Dealers are only required to make “suitable” recommendations versus always being required to make recommendations that are in your best interest. Transparent: Registered Investment Advisor Firms are required to always fully disclose all fees and potential conflicts of interest to you, the client. Our clients know exactly how much they pay for our services in a clearly spelled out written agreement – again in stark contrast to traditional Broker/Dealer representative requirements on transparancy. Fee Only: As a registered Investment Advisor Firm, we are compensated from fully disclosed fees, and accept no commissions or any other forms of third party compensation, thus eliminating any conflicts of interest. Again, as a Registered Investment Advisor Firm, we are always required to act in your best interest, and we can think of no better way than by refusing commissions and third party incentives for recommendations we make that create conflicts of interest.
In addition to all of the above, we are:
Capital Region
Independent – We work for our clients, rather than representing a specific bank, investment or insurance company. We have no sales quotas, contests and accept no compensation from third parties, therefore we can offer our clients many, many more investment options at a much lower cost.
L i f e and H o m e s
■
Are you ready to experience the fee-only difference? We are never paid commissions or referral fees, We do not sell products (loaded Mutual Funds or ”other products”). you pay for our objective, unbiased advice and expertise, which aligns your goals with our goals – to grow your wealth. 518-431-9880
