Window Installer

When it comes time to replace the windows in your home, who are you going to call? You should always do a good amount of research on the person(s) you trust to install your windows beforehand to assure a successful outcome. The experts at Simonton Windows have created the following checklist to help you hire the best window installer for your project. • Seek out written estimates from at least three different installers. If there are price variations, ask for an explanation and don’t simply select the lowest bidder. Have the installers itemize their estimates. • Verify professional licenses, insurance policies and bonding. • Do a background check through Angie’s List, the Better Business Bureau or other agencies in your area on any contractor you’re seriously considering for the project. • Determine if the project bid being offered by an installer is an estimate or a fixed price. If it’s an estimate, determine a specific amount the price could increase by on the job and set a cap limit. • Visit current jobsites of installers you’re interviewing to see their safety practices, how they treat the homes and property, and to gain a feeling for their work skills. • Consult with your homeowner’s insurance company to see if there are any additional considerations you should know about when having work performed on your home.

When buying a new home, an inspection should be viewed as a necessity. “You want surprises that come with homeownership to be happy surprises, not bad ones,” says J.J. Montanaro, a certified financial planner with USAA. “A thorough home inspection by a certified professional can help ensure that’s the case.” You’ll pay around $300 to $500 for an inspection, which can take two to three hours. The cost can vary based on your geographic region, and the size and age of the home. Requesting other services, such as septic and radon testing, will add to the fee. To help get the most from a home inspection, Montanaro and Salt Lake City home inspector Kurt Salomon offers this advice: * Do your homework: Many contracts include a home-inspection deadline, so start shopping for an inspector when you qualify for a mortgage. * Look for the inspection clause: Before you sign a contract, make sure it includes a clause that makes your purchase contingent on the findings of an inspection with the inspector you choose.

Meeting Buyer Demands In A Seller’s Market In the earliest days of the efficiency trend, many buyers would have settled for a house that reduced heating and cooling costs through good insulation, or cut electricity bills with energy-sipping appliances. Modern buyers, however, are interested in homes that take a holistic approach to energy efficiency. That means supplementing energy savings with more thoughtful features like daylighting and natural ventilation through energy-efficient skylights, using solar-powered water heaters, and employing intelligent controls for skylights, other lighting and heating/cooling systems. Buyers want energy-efficient upgrades that also offer high aesthetic appeal in addition to functionality, making features like ENERGY STAR-qualified skylights particularly popular. In fact, 55 percent of homebuyers in a National Association of Home Builder’s survey said skylights are desirable or essential. Installing no-leak, solar-powered fresh air (venting) skylights, notes Skylight manufacturer VELUX America, not only enhances indoor air quality, but can boost energy efficiency, working in concert with windows. Add remote-controlled, solarpowered blinds and skylight energy performance ratings can improve as much as 45 percent. And solar powered skylights and blinds, as well as the installation costs, are eligible for a 30 percent Federal tax credit. Window cords can pose a potential strangulation hazard to young children. According to the U.S. Consumer Product Safety Commission, (CPSC), corded window coverings are among the top five hidden hazards in American homes. The CPSC recommends three steps to help prevent strangulations: 1. Examine all shades and blinds for exposed cords on the front, side and back of the product. Retrofit or replace them with today’s safer products. Ask grandparents and family members to check their window coverings for potentially dangerous cords as well. 2. Use only cordless window coverings in homes with young children. 3.
