Move over George Jetson. Futuristic homes with space age envisioned conveniences are no longer simply the stuff of animation entertainment. Today’s homeowners and contractors have high-tech options that would make George’s head spin.

Paint Shield from Sherman Williams is the first EPA registered paint that kills 99.9% of deadly organisms within two hours of exposure on a painted surface. Other paint options inhibit the growth of mold or mildew in interior rooms like bathrooms and on exterior siding. Kiss your wobbly ladder and soapy squeegee goodbye when you install selfcleaning glass windows. A little sunshine, a little rain and the exterior of these specially coated windows automatically shed grime. Self-cleaning mirrors and kitchen surfaces will also become the norm. Anxious to try out similar technology today? EnduroShield’s D.I.Y. non-stick coatings for glass, kitchens, automotive and marine glass are said to reduce cleaning time by up to 90%. How about a home with “self-healing” walls? The walls include special particles that turn into a liquid when squeezed under pressure, flow into cracks, and then harden to form a solid material. Think what this could mean for homeowners in earthquake prone regions. Self-cleaning cement is already being used in construction projects with Alcoa predicting continued growth of the self-cleaning, smog-eating building materials market. For only $8,130, you can outfit your kitchen with Sub-Zero’s Refrigerator/ Freezer with built-in air purifier that rids the inside of any mold and bacteria every 20 minutes. (Impressive, but for that price I’m holding out for a fridge that automatically disposes of the unidentifiable fuzzy item growing in the produce drawer.) While you’re at it, you might want to deck out your kitchen with Lauzon Flooring’s Pure Genius Smart Floor. The light-activated, air-purifying agent integrated into their Titanium floor finish breaks down airborne contaminants making the air in the home up to 85% purer.

Unbelievable, interesting, ridiculous? No matter what your take is, futuristic items are making their way into today’s homes. My take on it? You can keep your fancy fridge. I’ll settle for Jetson’s maid, Rosie.

5 Ways to
Improve the Look of Your Yard
Getting your dream yard requires a little work on your part, but the rewards are worth the efforts and even the smallest changes can have a big impact. Water more heavily, less often. When it comes to watering your lawn, less is more, provided you’re talking about watering frequency and not water amount. Instead of several light sprinklings, give your lawn one thorough watering (about an inch a week) and you’ll ensure more of the water is absorbed by your lawn instead of being lost to evaporation. Cut right, cut smart. When it comes to lawn care, having the right mower makes all the difference. Husqvarna lawn mowers with high performance cutting decks will give superior cut quality and performance and most are capable of bagging, mulching or straight discharge. If your lawn is rough or hilly, a selfpropelled drive system can take the work out of mowing. Some models now even have capability of four-wheel drive to further reduce effort. Trim back overgrown trees and bushes. The most beautiful yard in the world can be quickly overshadowed - literally and figuratively - by unkempt trees and bushes. How far you trim back your trees and bushes is a matter of preference, but any dead branches should be removed. After that, make sure you trim uniformly and clean up when you’re done to finish that polished look. Take the time to aerate. One of the most effective ways to support new grass growth is to aerate your lawn. Using a mechanical or manual aerator, you can punch small holes in the soil, allowing much-needed water, air and
newsShorts
nutrients to make it down to the root structure, supporting future grass development and long-term yard health. Get motivated to mulch. Regular mulching reduces weeds while promoting the health and growth of your lawn by returning needed nutrients back to the soil. In addition, because mulch clippings are comprised of 85 percent water and just 5 percent nitrogen, leaving them on your lawn can satisfy as much as 25 percent of your fertilizer needs. So the next time you feel the need to bag, opt to mulch instead. Apply the tips above and you’ll be able to create the yard that’s perfect for everything you have planned for the season. For more tips on improving your lawn and to learn more about Husqvarna mowers and dealer locations, visit www.Husqvarna.com/us. (BPT)
Interior DesignTrends to Step Up Your Style You may be ready to embrace the adage “out with the old and in with the new” when it comes to your home’s interior design. Whether you’re a first time homebuyer looking for ways to upgrade your starter home or a seasoned homeowner seeking a refresh, these tips will give you ideas to work with on any budget. 1. Design for social connection. More and more people are turning to their home as a haven, a place where they can unplug from screens and reconnect with family and friends. “An easy way to accomplish this is to design your home to encourage personal interaction,” recommends interior designer Brian Patrick Flynn. “Group comfortable furniture in ‘conversation zones’ and banish TVs to smaller rooms, freeing up larger living spaces for screen-free entertaining and relaxing.”
2. Get outside. It’s just as important to consider your outdoor oasis as it is your standard living room. Adding an outdoor project like a wood deck or pergola can add resale value to your home. There are many options to accessorize your outdoor space with furniture, lighting and rugs. Build a comfortable spot that bridges the gap between inside and out, and you’re certain to spend more time outside creating memorable experiences. 3. Go natural. Many residential designers today are embracing a classic, modern style that is characterized by white, neutral tones and light wood in its natural state. This look is DIY-friendly, since the only skills required involve a light sanding and a quick coat of clear sealant. Studies show people have reduced signs of stress and increased relaxation in rooms with natural elements like wood. 4. Less is more. If you own a home with strong architectural features, it often works best to decorate with practical pieces that keep the overall space comfortable and sparse, allowing the unique aspects of your home to shine through. If you have soaring ceilings or large windows that allow for an abundance of natural light, try incorporating low-slung, minimalistic furniture with comfortable upholstery. The best part? If you’re purchasing fewer pieces, that means you’re likely to save more money in the long run. 5. Don’t play it safe. It can be tempting to stick with what you know, but when it comes to interior design, that’s a recipe for lackluster beige walls. When it comes to paint, try new neutrals like grey-green, brown-grey, olive or muted blue-grey. Feel like a bigger project? It’s easy to give a room its focal point with a wood feature wall. “I like playing with lines through wall and ceiling cladding,” Flynn says. “While the look of horizontal shiplap continues to grow in popularity, I also like more of an unexpected look, such as installing planks vertically on walls.” From adding an accent wall to rearranging furniture, these are just some of the easy changes you can make to give your home a whole new look. Save Money And Energy Here’s a cool idea: If your refrigerator is 15 years old or older, replacing it with a newENERGY STAR® certified one can save you $260 over the next five years and reduce your carbon footprint. According to the U.S. Environmental Protection Agency, if all refrigerators 15 years old or older in the United States were replaced with newENERGY STAR models, Americans would save more than $1 billion in annual energy costs and prevent greenhouse gas emissions equivalent to those from more than 1 million vehicles. There are an estimated 170 million refrigerators and refrigerator-freezers currently in use in the United States. More than 60 million are over 10 years old, costing consumers $4.4 billion a year in energy. A new ENERGY STAR certified refrigerator uses less energy than two 60-watt lightbulbs and includes energy-saving features that provide performance benefits, such as: • Quieter, high-efficiency compressors that create less heat; • Improved insulation in doors and exterior walls to help food stay cold and muffle noise;
newsShorts every year. Just make sure to properly recycle your old refrigerator to prevent the release of refrigerants and foams that contribute to climate change. For more savings, certain utilities offer rebates you can apply to the cost of an ENERGY STAR refrigerator or toward properly recycling your old refrigerator. For information on rebates and other special manufacturer offers, visit www.energystar.gov/flipyourfridge. (NAPSI)
Make Your Home
Comfortable and Safe
For Your Pet
For millions of Americans, pets are a member of the family. They provide companionship and countless memories that last a lifetime. Having a pet-friendly home increases the likelihood that these memories will be positive. These tips can make pet ownership simpler, and create a safer, healthier environment for your fourlegged companion. Pet-friendly flooring-
• Innovative drawer designs and improved temperature controls to keep food fresher, longer.
Carpeted flooring can be a challenge for pet owners. Carpet traps unpleasant odors and is difficult to clean. Hardwood, bamboo, laminate and other alternatives - when properly maintained - offer a surface that’s easier to clean, doesn’t trap allergens and doesn’t hide fur or other debris.
It can be better for you and the environment to replace your old refrigerator than to hang on to it. Plus, keeping a second refrigerator in your basement or garage could be costing you $110
Experts like Lumber Liquidators offer a wide selection of flooring options, so you’re sure to find a style and look that will complement your home and is perfect for your pet.
• More precise temperature and defrost mechanisms that help the refrigerator operate more efficiently;

A space to call their own Many pets seek shelter when startled by loud noises. Whether it’s the clap of thunder or a boisterous guest, an unexpected noise can send your animal fleeing (or peeing). Having a dedicated space for your pet, be it a mudroom, doorless closet or comfy bed, provides a safe place for your animal during times of stress. Also, pets need a little down time every once in a while. A cozy nook away from direct sunlight provides a perfect place for them to relax and recharge. Picking the best paint Even the cleanest of pets can leave marks on your walls. Choosing the right paint can make the difference between a permanent stain and one that’s easily removed. Lower sheens can be difficult to clean, so opt for semi-gloss or satin. Depending on your climate, you may prefer a light or dark paint color. Light colors can help keep your pet cool by reflecting the sun, while darker colors absorb the sun’s heat and can warm the home environment. Protect your curious pet Pets are inherently curious. If it’s within reach, chances are it will be investigated with a detective’s attention. Even if the food is safe for pets, the packaging may be harmful. Medications, cleaners and cosmetics should also be kept on high shelves or behind a latched cabinet. Most pet owners know to keep food and toxins off accessible surfaces, but it’s easy to forget something on a bedside table or the edge of a counter. Pets require time, attention and love. They will return the favor more naturally in an environment that’s comfortable and safe. (BPT)

“We chose to have Mark Burlingame and Lisa Wloch market our home in Guilderland, based on recommendations from friends and neighbors. It could not have been a better choice! Mark and Lisa treated us in a professional way from beginning to end. Their team philosophy made us very comfortable, and they were immediately responsive to all our concerns and questions. Mark’s untimely passing was a real blow to everyone, however, Lisa continued on in the same spirit that they had worked with together, and was able to accomplish the sale of our property, in spite these most difficult circumstances. We think Lisa Wloch is the [agent] Realtor ® of choice to market any property in the Capital District…” - Sincerely, Don and Candy Dries “We will never forget you and Mark and your commitment, dedication and utmost caring and professionalism at all times…You can be sure whenever we have an opportunity, you will be highly recommended by both of us to anyone in the market for a top agent and [agent] Realtor®.” -Joyce & Kurt Anderson “Jim and I want to thank you for all you have done for us. You certainly are the best Real Estate people we have ever met…” -Betzi & Jim Sheff “Lisa….By the way, thank you so much for all your time you spent with us…Your willingness, knowledge, follow up and diligence on the showings impressed me a great deal. At the same time I was looking...I saw a few other higher end properties from brokers with more of a TV presence and was entirely unimpressed (taking calls, multiple appointments, no attention span, no information, etc.). Rest assured, if anyone asks who I would use, your name would be the first one.” -John Q

Attic to Bonus Room Conversions Open floor plans, mini-mansions, micro homes - some home design styles and elements shift with the currents of consumer tastes. However, others stand the test of time because they’re

enduringly useful. Attics or lofts, for example, are a staple of American home design, remaining in demand even as the way we use them has evolved.
In bygone eras, attics served largely as storage space - but those were the days before the growth of the self-storage industry. Modern homeowners can stash their stuff outside their home, opening up a range of other possible uses for their attics, from master suites, extra bedrooms or home office to workout rooms and craft centers. Homeowners are as eager as ever to convert attics, and the trend isn’t limited to people buying older homes. Many builders are incorporating attics into new construction to please buyers who want the flexibility of finishing the space as they like later on. If you’re considering an attic conversion, here are a few pointers to keep in mind:
Light from above Some attics are constructed with windows, others have none. Whether your attic has a small window or solid walls, skylights and roof windows are the go-to choice for bringing natural light and fresh air into an attic space. The direct access to the roof means it’s easy to add no-leak skylights like those made by Velux America. Energy Star-qualified, solar-powered, fresh-air skylights provide ample natural light, privacy (an advantage in bedrooms and bathrooms), and ventilation (also great for bathrooms and kitchens). Programmable remote controls make it simple to open and close fresh-air skylights, and to operate solarpowered blinds that allow you to decide just how much or how little light enters the room.
appearance and functionality of the space. The latest solar-powered models, which close automatically in case of rain, along with solar-powered blinds, are eligible for a 30 percent federal tax credit on the products and installation costs. To learn more, visit www.whyskylights.com.
Bedrooms and bathrooms are things of beauty With more families housing multiple generations under the same roof, additional bedrooms and bathrooms are popular objectives of attic conversions. Homeowners with very large attics can convert the space into a dream master suite, complete with a spacious bedroom and full bathroom. If your home already has a great master, or if your attic space is more modest, you can still convert even a small attic into an extra bedroom or a half bath. According to Remodeling Magazine’s Cost vs. Value Report, a master suite addition recoups more than 64 percent of its cost when you resell the home. A bathroom addition returns more than 56 percent of your investment.
Homeowners are getting inspired about attics
While extra bedrooms and bathrooms are a great way to use attic space, they’re by no means the only ones! If you have all the bedrooms and baths you need, you can still benefit from an attic conversion to increase your home’s functional living space. Whether you’re adding a family room, workout space, home theater or craft room, that unused space in your attic is the perfect way to create a specialty space without giving up any other room in the house. Your decorating options are as unlimited as your imagination, too. Some homeowners choose to take advantage of an attic’s naturally rustic look, and leave ceiling beams exposed. Others work within the limitations of a low-ceiling attic to create cozy, right-sized playrooms or bedrooms for kids. Still others put a creative twist on the attic’s original function - storage - to move their wardrobes out of their master suites, allowing them to reclaim walk-in closet space for other uses. Americans have been finding value in attics for generations. If your attic is currently serving as storage space, it may be time to clean it out - and start envisioning the many ways you can brighten and freshen up the space to work better for your family and lifestyle. BPT
Skylights are a great aesthetic fit for attics too, and can help large or small attic spaces feel brighter and bigger. JoAnne Haynes, project designer for the O’More College of Design Alumni Show House, utilized skylights for the attic conversion on that project and says that it was an amazing transformation. “It went from a dark, black, unusable space to a wonderful, well-lit multi-purpose room.” Adding skylights to your attic conversion is a cost effective way to upgrade both the

Beautify Your Deck without Breaking
the Bank
Are you ready to put your deck on the best-dressed list this summer, but hesitant to dent your savings? With these simple design ideas, you can make your deck the perfect place for summer festivities. 1. Accessorize with railings. An easy way to give your deck a beauty boost is to update the railing. The decorative details of this safety feature are easy to overlook during the initial deck building process. Thankfully, with today’s products, it’s easy and affordable to turn this eyesore into an accessory. For example, by replacing outdated railings with those that complement your deck boards and home’s exterior trim, you can create an outdoor living space that’s a well-styled extension of your home. If you have a non-traditional deck, cable rails or mixed medium infills like tempered glass panels may be your style. Or, if you want to mix modern with traditional elements, consider letting guests lean on attractive, but affordable aluminum rail systems like MoistureShield Pro. “The sleek lines of aluminum railing are the perfect counterpart to today’s contemporary spaces,” says Brent Gwatney, senior vice president, MoistureShield Composite Decking. “They’re a less obtrusive railing option and give decks a highend, custom feel without the high-end price tag, and tend to be backed with long-term warranties.”
2. Block the sun beautifully. Another way to balance form with function is to shade your deck in style. Fortunately, there are a number of beautiful, low-cost ways to block the sun that go beyond the patio umbrella.
Pergolas are a popular way to shade your space without breaking the bank. You can vary the direction of the beams to create interest, weave fabric panels across the top to create a cozy respite or use the structure to frame a view.
feel, outfit it the same way you would an interior room, thinking about color and texture. While this may sound expensive, there are plenty of practical, budget friendly ways to make your deck a stylish extension of your home.
Screening trellises are another affordable option for relief from direct sunlight. They can disguise an unsightly view, soften your deck or provide an attractive backsplash for an outdoor kitchen, while adding shade and privacy. You can even bend high performance decking materials, like composite decking, to curve around existing trees to let nature act as your canopy.
You can easily spice it up with painted furniture and fun accents. Pretty and durable accent pillows made from outdoor fabrics are an inexpensive way to add pops of color. Or if you find an outdoor fabric that you love you can make bench cushions to give your outdoor seating a cozy feel. Accents like an outdoor rug can tie it all together by adding texture underfoot, keeping dirt from being tracked inside your home, and defining areas for different uses.
3. Plant a deck-adent garden Deckscaping is a timeless, low-cost way to turn your outdoor living space into a backyard beauty. Placing shrubs or a curving flowerbed along the perimeter of your deck can soften its edges and add colorful accents. Alternatively, bringing planters on deck with a mix of annuals and perennials can quickly turn a bland deck into a garden retreat full of seasonal blooms. If your deck is small, consider keeping floor space free with a gorgeous overhead garden. Hanging flower baskets and trellises with climbing vines are simple and affordable space-savers that can make covered deck spaces resemble a spalike retreat.
4. Dress your deck to impress To finish your deck and give it that one-of-a-kind
16
LifeandHomes ■ Capital Region
5. Light up your evenings in style Finally, don’t neglect how your deck looks when the sun goes down. With the right lighting, you can extend your hours outside and keep your deck as charming in the nighttime as it is during the day. From subtle post lights that cast a magical evening glow to understated recessed lights and rail strip lights that help guide guests’ steps, today’s deck lighting choices are both functional and affordable. And, with the emergence of energy-efficient LEDs, you can use them liberally with little effect on your monthly electricity bill. So, let your imagination roam with nighttime illumination options to add after-dark ambience to your outdoor retreat. (BPT)
