Garage Door Safety Tips You probably put little thought into your garage door. You touch a button. The door opens, closes and you go about your day. While the garage door - the largest, heaviest moving object in your home - serves as the primary entry point of the home to many of us, it can also be dangerous if not used and maintained properly. Summer is a great time for all homeowners to review important safety tips. Cool Deck Time Fun In The Summer Sun Getting outside on the deck or porch is an ideal way to relax and escape stifling indoor heat for many Americans. To make sure your outdoor living retreat is a cool oasis, consider these three tips to beat the heat: 1. Create stylish shade While an umbrella or a roll-up sunshade provides a fast and easy way to block direct sun, they can quickly fade or become a dingy eyesore. A stylish alternative is to cast refreshing shade with a gazebo or arbor. With either option, you also can create a lush and fragrant grotto using climbing vines such as roses, clematis, wisteria or honeysuckle. For a weekend do-it-yourself project, look for gazebo and arbor plans on popular social media sites like Pinterest or Houzz. If you prefer to have someone else do the work, many deck builders will complete the project for you without breaking the bank.
2. Spritz yourself with a mister Sunbelt residents and visitors are familiar with outdoor cooling misters installed at popular outdoor cafes, theme parks and other places people gather on hot days. Now, homeowners throughout the U.S. are installing these systems on their decks or porches. The ultrafine droplets of water created by these systems can cool the air as much as 35 degrees. In addition to providing cool and refreshing moisture on hot summer days, some manufacturers report the systems help repel flying insects and clear the air of smoke and pollen. Easy-to-install misters are available online or from your local home improvement store, starting at under $100. 3. Don’t forget the deck surface Many deck surfaces become uncomfortably hot in direct sun. The problem is especially acute for dark-colored deck boards, which absorb heat throughout the day, as well as some dense composite boards that hold heat. As a result, rather than a comfortable stroll to your favorite chair, you might end up hot-footing it across a scorching deck. According to the U.S. Environmental Protection Agency, if all refrigerators 15 years old or older in the United States were replaced with new ENERGY STAR certified models, Americans would save more than $1 billion in annual energy costs. There are an estimated 170 million refrigerators and refrigerator-freezers currently in use in the United States. More than 60 million are over 10 years old, costing consumers $4.4 billion per year in energy. A new refrigerator that has earned the ENERGY STAR uses less energy than two 60-watt lightbulbs and includes energy-saving features that provide performance benefits, such as: • Quieter, high-efficiency compressors that create less heat; • Improved insulation in doors and exterior walls to help food stay cold and muffle noise; • More precise temperature and defrost mechanisms that help the refrigerator operate more efficiently; • Innovative drawer designs and improved temperature controls to keep food fresher, longer. It’s better to replace your old refrigerator rather than hang on to it. Keeping a second refrigerator in your basement or garage could be costing you $110 every year! Make sure to properly recycle your old refrigerator to prevent the release of refrigerants and foams. Certain utilities offer rebates you can apply to the cost of an ENERGY STAR certified refrigerator or toward properly recycling your old refrigerator. 4

Does Your Dog Bite? Dog bites and other dog-related injuries accounted for more than one-third of all homeowners liability claim dollars paid out last year, costing in excess of $600 million, according to the Insurance Information Institute (I.I.I.) and State Farm®. The state with the highest average cost per claim was New York, at a whopping $55,671 per claim. The trend in higher costs per claim is attributable not only to dog bites but also to dogs knocking down children, cyclists, the elderly, etc., which can result in injuries that impact the potential severity of the losses. Even dogs that are normally docile may bite when they are frightened or when defending their puppies, owners or food. According to I.I.I., dog owners are liable for any injuries their pets cause: if the owner knew the dog had a tendency to cause that kind of injury; if a state statute makes the owner liable, whether or not the owner knew the dog had a tendency to cause that kind of injury; or if the injury was caused by unreasonable carelessness on the part of the owner. Homeowners and renters insurance policies typically cover dog bite liability. Most policies provide $100,000 to $300,000 in liability coverage. If the claim exceeds the limit, the dog owner is personally responsible for all damages above that amount, including legal expenses. Once a dog has bitten someone, it poses an increased risk and the insurance company may charge a higher premium or exclude the dog from coverage altogether. Some companies will require dog owners to sign liability waivers for dog bites. Some will cover a pet if the owner takes the dog to classes aimed at modifying its behavior.
A single lawsuit - even if won - can end up costing hundreds of thousands of dollars. The personal liability coverage available through a standard homeowners or automobile policy simply may not be enough, so, advises I.I.I., you may want to consider purchasing a personal excess liability policy. “The family veterinarian should be the first stop for any pet owner with behavioral concerns, said Dr. Melissa Bain, AVMA member and specialist in animal behavior. “They can advise you as to whether there is a medical component for which medication may be an appropriate element of an integrated treatment program; and whether or not a referral to a behavior specialist is warranted.” Ultimately, the responsibility for properly training and controlling a dog rests with the owner. And Now You Know Your garbage disposal plays an important role in your kitchen but it isn’t a catchall. Many foods can damage a garbage disposal and clog your drains so be especially mindful when preparing food for summer parties and cookouts. Avoid putting artichokes, asparagus, avocado pits, bones, carrots, celery, corn husks, egg shells, grease, lettuce, onion skins, and potato peels in your disposal. In addition, pasta, rice, and other foods that expand with water can quickly clog a home’s pipes. Don’t use hot water when grinding food waste, advise the experts. Instead, turn the water on to drain the disposal in between grinding periods. And here’s one for you die-hard coffee lovers. Coffee grounds should never be put into your disposal. While they appear to process, they actually tend to pile up and cause a sediment-like mess in your drain. That home warranty you’re depending on may or not cover the repairs on your garbage disposal so your best bet is to treat it with care. And now you know.
