The Tiny House trend may make for good television but the most recent construction data confirms most Americans still prefer larger homes with ample space for bedrooms and bathrooms. “We’re having to make a tradeoff to keeps those kinds of homes accessible - namely, smaller lots,” says Svenja Gudell, a Chief Economist with Zillow.” “Americans want both space and convenience but the land available relatively close to jobs centers is expensive. This trend of larger homes and smaller lots represents the compromise between what builders can profitably build and what consumers will actually buy.”

To Consider If you or someone you care about is like many renters, you may be wondering if the time to buy a home is now. According to the experts at the National Association of Realtors (NAR), the answer may be “yes.” Interest rates remain low and job growth is holding steady, leading to the strongest year of existinghome sales since 2007. While renting is a short-term decision and usually involves signing a yearlong lease, homeowners typically stay in their home around eight to 10 years before selling. That’s why, when determining what you want in your first home, it’s important to think about how your life may be different at least five years from now. What To Ask Consider these three questions if you’re taking the exciting leap to homeownership: 1. What can you afford? Analyze your financial situation. Have all current debt obligations—credit cards, student loans— been repaid on time? Find out what you’re qualified to borrow by visiting a lender and getting a preapproval. 2. Do you want a walkable community or leafy suburb? A recent survey by NAR and Portland State University found that 79 percent of participants place importance on being within easy walking distance of places. Having lots of dining and shopping options outside your door is popular but often comes with trade-offs. Consider this: If kids are in your short-term future, you might prefer a large single-family home with a yard to a similarly priced but smaller town house or condo.

3. Would you prefer shiny and customized or a resale with more character? Buying new or used may come down to your wallet. The most recent median price for newly built homes was $292,700, compared to $228,700 for existing homes, according to NAR. A new home comes with such perks as being move-in ready and giving you the option of customizing the interior. On the other hand, an existing home may have architectural charm and original hardwood flooring but you may have to compromise on some features when buying a resale. Once you’ve made your decision, to ensure a smoother buying experience, find a Realtor with expertise working with clients in your desired area. News Of Older Houses Older homes often have a unique charm but few have insulation that meets modern energy efficiency standards. This can result in air leaks, wasted energy and high utility bills. One way to fix this is with spray polyurethane foam (SPF) insulation. It can be seamlessly added in and around walls, attics and roofs. By sealing cracks, seams and joints, some SPF products provide a waterproof membrane that acts as a vapor and air barrier, which in addition to insulating improves energy efficiency. A properly insulated home can reduce heating and cooling needs by 30 percent, according to the Department of Energy. Many homeowners don’t realize that the attic is one of the main places where heat and cold air can escape. As the Department of Energy explains, holes in a typical attic account for 15 percent of a

home’s energy loss. Cracks and gaps let air out and rainwater in. SPF can fill in around the cracks to create an effective barrier. You can learn more at www.whysprayfoam.org. Savings vary. Find out why in the seller’s fact sheet on R-values. Higher R-values mean greater insulating power. (NAPSI)

Kids and Cords Don’t Mix Preparing your home for holiday guests with young children? The Window Covering Safety Council (WCSC) and the U.S. Consumer Product Safety Commission (CPSC) are reminding parents and caregivers to check their window coverings for exposed or dangling cords, which pose a strangulation hazard to infants and young children, and to replace them as soon as possible with safer blinds and shades. They encourage parents and caregivers to follow these basic window safety precautions: Install only cordless window coverings, or window coverings with inaccessible cords, in homes with young children. Move all furniture, cribs, beds and climbable surfaces away from windows. Mount window guards or window stops to prevent children from potentially falling from a window. Ensure that windows cannot open more than 4 inches if young children are in the home. The holiday season is often dubbed “the most wonderful time of the year,” but for many Americans, it can be an incredibly stressful time financially. The National Retail Federation predicts a 4.1 percent increase in sales this year, with the average American set to spend an estimated $786 in the following categories: * $459.87 on gifts for family * $80.00 on gifts for friends * $26.03 on colleagues * $30.43 on the other people in their lives Whether shopping online or in-store, there’s often a temptation to spend too much on gifts, leading to a case of buyer’s remorse come January. Regions Bank, one of the largest U.S. banks with 1,630 branches across 16 states, has advice for consumers on how to prepare financially for the holiday shopping season. 1. Begin with the golden rule. Spending on gifts shouldn’t exceed more than 1.5 percent of your annual income. Use this rule as a guide to determine how much you should set aside to spend on gifts for your friends and family - and stick to it. 2. Separate and delegate. Consider creating a separate account to fund gift purchases and make regular contributions from your primary checking account in a weekly, bi-weekly or monthly basis. 3. Only buy what you can truly afford. To prevent overspending, never leave home without a list of what you intend to buy, and be sure you have the money needed to cover your purchases once you arrive in-store. 4

While things like airline tickets should be booked far in advance, other items - toys in particular - often drop in price during the first two weeks in December. Sometimes it pays to wait, other times it does not, so be sure to check for deals before you head out shopping. Nnow is the time to start mapping out your shopping strategy. Establish a benchmark based on your income; create a holiday savings account, and fund it regularly; be sure you’re purchasing within the parameters of what you can truly afford; and know when to buy and when to wait. With the holiday season in full swing and family and friends visiting from places near and far, you’ll have a checklist full of things to do. Don’t forget to freshen up your house before guests arrive and keep it simple with one ingredient you might already have in your pantry. In the kitchen: * Clean your food prep area and tools with natural, food safe ARM & HAMMER Baking Soda instead of harsh cleaners. Sprinkle baking soda onto a damp sponge or cloth and then clean, rinse and dry the area. This is great for counters, stainless steel sinks, cutting boards, microwaves, ovens, and range hoods. * What goes down sometimes comes back up. To deodorize your drains and garbage disposal and keep lingering odors from resurfacing, pour baking soda down the drain while running warm tap water.

* Be sure to keep an open box of baking soda in your refrigerator to help everything taste fresh. Change the box once a month for optimal freshness. In the living room: * Freshen up sofas and chairs by sprinkling ARM & HAMMER Baking Soda on upholstery. Wait 15 minutes before vacuuming the surface. You can also use this trick to deodorize your carpets. * Don’t let your pets play fetch with chemicals. Clean plastic and rubber pet toys safely by washing in a solution of baking soda and warm water. Scatter baking soda on dry pet beds or furry toys and wait 15 minutes before vacuuming the unpleasant smells away. In the dining room: * Clean and deodorize spills on carpets by soaking up as much of the spill as possible. Clean the stain according to the carpet manufacturer’s directions and allow it to dry. Then, sprinkle on some baking soda and let it sit before vacuuming it away. * Baking soda can polish silver in no time. Before your guests arrive for dinner, make a natural cleaning paste with three parts ARM & HAMMER Baking Soda, and one part water. Gently rub the solution onto the silver with a clean cloth or sponge. Rinse and dry for shining flatware. In the bathroom: * Remove the dirt and grime from bathroom tiles and no-wax floors with this easy solution. Mix 1/2-cup baking soda in a bucket of warm water, then mop and rinse for a clean, sparkling floor. * Clean and deodorize your vinyl shower curtain by sprinkling baking soda on a damp sponge or brush. Scrub the curtain, rinse and hang it up to dry. * Keep fresh towels on hand for guests. To get them at their cleanest, add one cup of baking soda to your laundry to make liquid detergent work harder. A better balance of pH in the wash will get clothes cleaner, fresher and brighter. (BPT)
