A lot of money changes hands when you’re buying and selling a house. Closing costs, the fees you’ll have to pay for services, and expenses required to finalize a mortgage, should be taken into consideration before you begin the buying process. Nerdwallet reports the average closing costs for the buyer run between about 2% and 5% of the loan amount. For instance, on a $300,000 home purchase, you can expect to pay from $6,000 to $15,000 in closing costs. Paying cash out of pocket is the most cost-effective way to handle closing costs. Rolling the cost into your loan, if your lender offers that option, means you’ll be paying interest on that amount for the entire life of your mortgage. The good news is you can usually reduce some closing costs expenses by comparison shopping and negotiating lender fees. “Closing costs are technically first itemized in the three-page Loan Estimate form that your lender must produce within three business days after you apply for a mortgage. It’s a little-known fact, but some lenders will give you a Loan Estimate form even before you apply for a loan, although it’s not required,” says Erik Martin, president of Total Mortgage, Milford, CT. “That form lets you comparison shop between companies’ total costs and dig into specific fees once you’ve chosen a lender. You’ll need the legally binding Loan Estimate to compare costs, not the “closing costs worksheet” or a “fee itemization” that some lenders offer,” he advises. While many costs associated with buying a home are fixed, practically all closing costs are negotiable. Ask questions, research, and compare fees and services. It’s always worth an ask.

Good credit isn’t the only thing you need to qualify. When you’re looking to refinance, having an excellent credit score can be beneficial. However, your score doesn’t automatically make you eligible. Lenders will look at a number of other things before they approve refinancing, such as:

While it can certainly factor into your ability to refinance, the relationship between your mortgage and your credit score can be complicated. However, it doesn’t need to be. Credit requirements can vary depending on the terms of your loan. But at the same time, many programs share similar traits.
The score you need can depend on the type of loan you have. According to NerdWallet, if you’re refinancing a VA or conventional loan, you’ll typically need a score between 620 and 720 to qualify. And if you have an FHA loan, you need a score between at least 500 and 580 to qualify. Fortunately, lenders are willing to work through different options if your credit score recently dropped below the requirements. For instance, there are different streamline financing options for VA loans, FHA loans and USDA loans that don’t require credit checks or score benchmarks. A lot of people also choose to get home loans through Fannie Mae and Freddie Mac, two of the largest home loan lenders in the country. Both typically require a minimum credit score of 620 to get approved.

There are a couple of reasons why your score may drop. One is that lenders take what’s called a “hard inquiry,” or a detailed look, at your credit score. Such hard inquiries can cause your score to drop by a few points. The second is that the fact of refinancing itself can reduce your credit score. The third is a possible increase in your utilization ratio, which is calculated by comparing the amount you owe versus your total credit limit. Start the refinancing process on the right foot. There’s a lot involved in the refinancing process. But when you know where your credit score is at before you begin, it can help you create a better plan for action. Fall is the ideal time to make sure your roof is in good shape to withstand the ice, snow and wind of Old Man Winter. “You don’t need to be a roofing expert to do the basic checks on your roof,” says roofing contractor NH Adam Vaillancourt. “In the attic, you should look for signs of sagging in the roof deck under the shingles. Also look for signs of water damage or leaking such as dark spots or trails where water has travelled.” Another sure sign that your roof needs work is seeing light coming in anywhere from the roof into the attic. On the outside of the house Vaillancourt says to start your inspection by looking for cracked, curling, split, or missing shingles. If you need to, use binoculars to get a good look at the shingles from down on the ground. Binoculars are also good for looking at chimney flashing, and flashing around vents, pipes and other areas. You can also assess shingle wear by looking for shingle granules (they look like large pieces of sand) at the drain spouts or on the ground where water spills off the roof. A lot of these granules are a sure sign of roof wear. Finally, if your house has gutters, make sure they are clean and operate well before winter hits.
