I Predict

I thought it would be fun to research what the “experts” are predicting for the coming year then review the list in December to see how accurate those predictions were. About five minutes into the search, I was drowning in negative news and quickly decided to abandon that idea. Apparently doom-and-gloom predictions are in. I’m kind of glad these guys aren’t writing greeting cards for Hallmark.

So, let’s customize our own LifeandHomes™ list of predictions for 2012. I predict some of us will buy a house. Some of us will sell our David P. Lisi, RMC house. A few will begin making plans to downsize. Additions to the Real Estate Marketing Consultant 315-865-5845 • David@lifeandhomes.com family will lead some of us to look for a bigger place to call home. A few venturesome, handy types among us will scoop up a deal and buy the fixer-upper down the street. Investors will shell out some bucks to take advantage of a market overflowing with opportunity. The trend of multi-generational families living under one roof will continue. I’m going to go out on a limb and predict the real estate market may look different at the end of this year, but there will still be one. Say goodbye to the formal dining and living spaces, and hello to planning centers, oversized pantries and impressive mudrooms as standard items in a new home. "Consumer trends are heading toward living designs that are much more open and flowing as opposed to fixed and formal," said Scott Thomas, director of product development for Pulte Homes. "This lends itself to more flexible spaces in a new home instead of seldom used formal areas such as living and dining rooms. "As many families experience, the heartbeat of a home is the kitchen. Today's families don't limit the kitchen to just cooking and eating," says Ian Wild, director of research for Pulte Homes. "It's where kids do their homework and mom browses web sites on her iPad. The kitchen is utilized as a dining area, study, and entertainment room all in one." As part of our consumer research, we realized that families wanted and needed a space where they could do all those things, but be near each other. Homes by Pulte now include a Pulte Planning Center, conveniently located just off the kitchen as a dedicated space to pay bills, do homework, and organize the family's busy schedule. Many families suggested this as the computer room or charging room for phones, iPods, lap tops and more while others have said this is a good second office.

Flawed Appraisals Impacting Home Sales,
Hampering Housing Recovery One out of three builders are reporting losing signed sales contracts during the preceding six months because appraisals on their homes are less than the contract sales price, according to a recent nationwide survey conducted by the National Association of Home Builders (NAHB). “The inappropriate use of distressed and foreclosed sales as comparables in determining new home values is needlessly driving down home prices, killing home sales, causing more workers to lose their jobs and delaying a housing and economic recovery,” said NAHB Chairman Bob Nielsen. Too often, due to faulty appraisal practices, brand new homes with sparkling appliances and interior upgrades get compared to a distressed property that has been sitting vacant and in disrepair. The result, in many cases has been that the new house winds up getting appraised at less than the cost of construction.

“Resolving inappropriate appraisal practices and restoring the flow of credit to home builders will not only help to put America back to work, it will provide badly needed tax revenues that is essential for local governments to support schools, police and firefighters in communities across the land,” said Nielsen. That is precisely what is occurring in today’s marketplace, according to the NAHB survey, where a full 60 percent of respondents reported they were experiencing appraisals coming in below their contract sales price. Of those reporting that they had encountered this problem, 53 percent said the appraisal amount was actually less than the cost of building the home.
New-home construction stands ready to serve as an engine for economic recovery. Building 100 single-family homes creates more than 300 fulltime jobs and provides $8.9 million in federal, state and local tax revenues.

Majority Say Banks Should Slash Mortgages
A large majority of those surveyed say banks and mortgage lenders should be forced to slash the mortgage principal owed by homeowners who are in danger of foreclosure, according to a new Housing Predictor opinion poll. The survey found that 60% feel that lenders should slash mortgages for loan holders to aid the overall U.S. economy. Banks and mortgage firms made home loans to just about anyone who could sign their name during the real estate boom, and are now facing an unprecedented foreclosure crisis, with millions of additional foreclosures projected in coming years. However, the major issue for tax payers surrounding the crisis is how the massive volume of failed mortgages are going to be paid for and it’s becoming abundantly clear to Americans that higher federal taxes will be used to bail out the banks and pay for the failed mortgages. Freddie Mac and Fannie Mae have been bailed out by tax payers at more than $1.4 billion. applying makeup or shaving to avoid the shadows cast by overhead lighting.
Please tread on me Kitchen designer/blogger Susan Serra sees a renewed interest in woven or knotted textures on rugs with "back to basics" motifs that harken back to simpler times. These rugs are easy and cheerful to live with, make a design statement, and serve as interesting foundations for rooms with upholstered or casework furnishings most often seen in neutral colors. Lowell also sees a trend toward investment area rugs on tiled floors or those resurfaced with wood or faux wood veneers for better wear and tear and a greater perceived home value.

* Wash clothes in cold water. Every household processes about 400 loads of laundry per year, according to the California Energy Commission , making your washer one of the biggest water consuming products in your house. To help save on energy, wash your clothes only in cold water so you don't have to spend money using the water heater. And make sure you only process full loads to help conserve the number of loads you run and water you use. Additional energy savings can be found by line drying your clothes, or running them through the dryer for half the time, and then air drying them the rest of the time. Across most of the country, humidity levels tend to be lower during the winter months, which helps to speed up the clothes drying process.
* Unplug appliances. The amount of electricity consumed in your home often can easily be reduced by just unplugging and turning off items. According to Lawrence Berkeley National Laboratories, 5 percent of residential energy use in the U.S. is used when appliances are in the off position. Consider unplugging smaller appliances such as your microwave, cellphone charger, coffee maker and desktop computer which can continue to consume energy, even when you're not using them. If the appliance has a clock, or electrical display of some sort, electricity is needed to keep those items illuminated. If it's a hassle to unplug these items after each and every use, consider putting them on a power strip, so you can quickly and easily flip the switch on and off when you need to use the appliances.

* Clean your heating and cooling system. To help your furnace operate better, hire a qualified company to clean the ducts, blower, cooling coils and heat exchanger. To find someone certified contact NADCA - the HVAC Inspection, Maintenance and Restoration Association. NADCA recommends homeowners clean their heating and cooling systems annually, because dust and pollen build up on your ducts, and then recirculate through your home. This buildup of dirt prevents your furnace from efficiently running, making it work harder and run longer to maintain the temperature you set. "A clean heating and cooling system helps to
increase the airflow through your furnace, which in turn helps to make your home more comfortable," says Matt Mongiello, president of NADCA. "And when you combine a clean system with controlled temperatures, you'll notice the savings on your utility bills."
