This Winter, Reduce Competition & Stress Stop waiting - go ahead and put your home on the market. Even now, with temperatures dropping and the seasonal bustling, it’s a good time to sell. In fact, Greg Jaeger, vice president at USAA Bank and former real estate agent, says waiting could decrease potential buyers, especially if mortgage rates increase soon and price some out of the market. Delaying a sale also could increase your competition and stress. “Those who sell their homes in the winter can reap financial and emotional benefits since they are not waiting until everyone else is trying to sell,” Jaeger says.

Less Competition Your home has a greater chance of standing out from the crowd in the winter months, December through February. In the summer, you have to compete with other sellers looking to lure buyers expecting deals. To be sure, sales trends are different among colder and warmer states. And summer is often a more ideal time for families with young children to plan moves before school starts. However, you may be overlooking another group of buyers, Jaeger said. “During the summer, buyers look like families. In the winter they look like investors,” he said. Sellers often are able to ask more for their homes in winter, Jaeger said. A study by online brokerage firm Redfin found average sellers earn above their asking price December through March than they do in the summer months. In addition, in winter months a home is on the market for an average of 26 days, compared to 33 days in non-winter seasons, according to Redfin’s data.

That ecosystem is tense when activity is the busiest, Jaeger said. In peak buying season, there’s overwhelming demand to process transactions, with potentially an overwhelmed system for processing them. “You can help reduce the typical home buying and selling stress by selling your home during the winter ‘shoulder season’ and working with experts who really understand your needs,” he said. Renovating to age in place? No one relishes the prospect of having to move out of his or her home due to age-related health, mobility or dexterity issues. Fortunately for people who want to stay put, a range of home improvements can make it easier to remain in your home as you grow older. Targeting key areas like bathrooms and kitchens can improve a house’s long-term livability even on a modest budget, says Lee Saunders, founder of CA-based Adapted Living. “Today, the biggest challenge we have is getting people to understand they don’t have to settle for an industrial or commercial look in order to renovate their homes for aging in place.” Often when people develop mobility or dexterity issues, they find their existing bathrooms are not in a convenient location in the house, or aren’t configured with safety in mind. They may need to add a bathroom in a small space or reconfigure the ones they have. When renovating an existing bath or creating a new bathroom where one did not previously exist, homeowners should keep key considerations in mind.

Multiple light sources can help reduce glare and shadows - two dangerous visual effects in bathrooms, where most home falls occur. Flooring material should be slip-resistant and grab bars are essential in showers, bath tubs and near toilets. Shower heads should be on a slide bar that allows the spray to be raised or lowered depending on the needs and height of the user. Showers and faucets should be controlled by levers, rather than knobs, and all showers should have thermostatic controls to reduce the risk of burns. Whether you’re adding a half bath in a corner of your master bedroom where no bathroom existed before, or replacing a high step-over tub with a roll-in shower, traditional plumbing can be costly - especially in homes with slab foundations and no readily accessible below-floor drainage. Saunders uses the Sanigrind Pro system by Saniflo to minimize the need to break through concrete. The product can handle drainage for a shower, sink and toilet. These electric lifts allow homeowners to adjust the height of key work areas depending on whether they’re sitting or standing while using the spot. Last Minute Tax Adjustments Could Save You Money With 2015 coming to a close, it might be prudent to consider making adjustments to manage your tax liability. Compare your income now with what you anticipated when you set up your 2015 tax withholding or estimated tax payments. Is the income what you expected? More? Less? If more, do you need to increase your withholding or your estimated payments to ensure you’re not under withheld and subject to penalties? Remember, there’s a withholding safe harbor that allows you to pay either 100 percent of your prior year tax liability or 90 percent of your current year liability to avoid penalties. For those who make more than $150,000, the safe harbor is met when you pay 110 percent of your prior year tax liability or 90 percent of your current-year liability. Note also that if you are making estimated payments, the final payment is due Jan. 15, 2016. Assuming your income for the year is evenly distributed, this should be the fourth of four equal estimated tax payments. If your income is not evenly distributed over the year, then making estimated tax payments is more complex. The tax system is a pay-as-you-go regime and you cannot backload your estimated taxes. Failure to make estimated payments mirroring the timing of your income will result in IRS penalty and interest charges, notwithstanding that you have had the appropriate amount withheld for the full year. Taxpayers with wage income and who have withheld less than they should have for 2015 should consider paying more tax by adjusting withholding immediately. Because any tax paid through employer withholding will be treated as paid evenly throughout the year, you may reduce the amount under withheld in the past by increasing the amount currently withheld. 4

You’ll Miss During A

Winter Power Outage According to a recent Ipsos survey, just 4 percent of homeowners surveyed selected heat as the household item they would miss the most during a power outage, compared to more than half (51 percent) who said they would miss their TV the most. This research points out that many homeowners don’t realize the dangers and inconveniences they would face during a power outage. To help homeowners be better prepared for the realities of winter-related power outages, Generac Power Systems compiled a few reminders of unexpected things they’ll be without:

1. Running water. When the heat is out, pipes are more susceptible to freezing. Even if you have an oil-based source of household heating, a power outage will still disrupt service and indoor temperatures will dip. A frozen or burst pipe can halt your access to running water (and could lead to some very expensive home repairs). Opening the faucet will provide relief from the excessive pressure that comes with ice blockage and can prevent a burst pipe.

2. Fast emergency responders and utility companies. Snow, sleet, freezing rain and ice all make for treacherous travel conditions, meaning response from emergency and utility crews will be delayed during winter storms. When power outages are involved, families can quickly find themselves in dangerous situations

with delayed response from these important services. With proper at-home preparation and safety, you can protect your family from needing to call these crews for help in emergency situations.

3. Wireless Internet. Most homeowners forget that when the power goes out, so does their wireless Internet access. With routers down, that means no connection to communicate with loved ones or get important updates about the storm. Cellular service can also be interrupted during outage times, and with no way to charge cell phone batteries, that option is also often limited.

4. Daylight. This one might seem like a no-brainer, but many people forget that daylight hours are short during the winter. Especially when a storm is passing through, homes can get dark and stay dark for the majority of the day. Candles and flashlights work well for short periods of time, but it’s important to rethink backup light options during the winter when darkness is prolonged. The best way to ensure you and your family won’t be without is to create an organized winter preparedness plan that includes a stockpile of food, water and other supplies as well as a source of backup power. Whether from a home standby option that automatically turns on when utility power is interrupted or a portable unit for powering essential items, generators can make all the difference in the safety of your home and family this winter. Home Safety Tips for the Laundry Room The American Cleaning Institute (ACI) and the Juvenile Products Manufacturers Association (JPMA) have joined forces to make homeowners increasingly aware of safety issues that may affect your littlest loved ones. It’s crucial to keep every room in your home safe around young children including places that often go overlooked, such as the laundry room. Babies are curious, and even at a very young age, they tend to get into things that they shouldn’t.They share these three easy steps that can help keep your youngsters safe from the potential dangers hidden in the laundry room. Step 1: Safely store all household cleaning products. Household cleaners contain substances that can be harmful if swallowed. To pre-

vent accidents involving these products, it’s important to always store these items safely up and out of reach of children. That same caution needs to be applied to liquid laundry packets. According to a recent national survey conducted by ACI, 61% of parents and caregivers are storing laundry packets in-sight or in-reach of children. Laundry packets contain highly-concentrated detergent and can cause injury if exposed to the eyes or if swallowed. Make sure these products are stored in a cabinet with a child safety lock to keep away curious little fingers. The safe storage, use and handling of all household cleaners are essential in preventing accidental exposures. Step 2: Activate child lock on washer and dryer. The washer and dryer can be fascinating to young children, so it’s best to always close

their doors so children won’t be tempted to play hide and seek in these appliances. There are times when it is necessary to air out the washer, so be vigilant about keeping children out of the laundry room while the door is open.
