Sunshine and warm weather have combined to breathe life into the local and national real estate market, and now that it has started rolling, it’s quickly picking up steam. Days on market, D.O.M., signifies the number of days a property has been actively listed on a multiple listing service before it moves to a pending status or is removed from the market by the owner. The median age of listings nationwide in April was 10 fewer days than in April last year, Realtor.com reports. Inventory, they say, is moving fast. “The average DOM is the total days on the market of all the properties for sale in an area divided by the number of listings; this can give a picture of the health of the real estate market in a locality,” says Wisegeek. You can expect to see a lower local D.O.M. average when the housing market is healthy, inventory is steadily moving and asking prices are realistically set. For sellers, a fast moving market brings hopes of healthy offers received shortly after listing their home. Buyers have a bit more of a challenge in an active market. They have to know what they are looking for and come to the table prepared to make a respectable offer when they’ve seen a listings that meets, or mostly meets, their criteria. In an active market, he who hesitates, generally loses.

Buyers are looking for long-term homes, ones they want to stay in for years while raising their children, or settling down and retiring. To prepare your home for listing – or simply to enjoy it a few years longer – check out these top five home improvement projects you can do yourself to make your home more attractive to buyers: 1. Give the front door a new look – The front door sets the tone for your home’s curb appeal and security, and is the first impression for buyers. If your door is in good shape, you might just need to give it a refreshing new coat of paint or new hardware. But if it’s seen some wear and tear over the years, consider replacing it with a steel door – one that will show buyers your home is safe. 2. Update the most-used entryway – The garage door is traditionally the most-used door in the home. Replacing this door with an insulated steel door will not only improve the exterior look of your home, but also keep the garage space warmer. 3. Add additional living space – You might not think about adding a deck as the same thing as adding an extra room to the house, but if you’re selling your home during the warmer months, that’s how buyers will see it. The big move. No matter the distance, amount of belongings or number of people, your big move is going to be a big deal. There are ways to plan for your move so the big event doesn’t overwhelm you. Less is better – The less you have to move, the easier your move will be on your body and your wallet. It will also be easier to fit everything into your new house. While packing, create three piles. You’ll also want to have moving blankets and hand trucks to make it easier to transport your items. 3. Rent a truck – One trip makes the big move simple, even if you’re just moving across town.
