Never pay the full price up front – Establish a payment schedule and adhere to it. Withhold final payment until the entire project is completed to your satisfaction and all required inspections and certificates of occupancy are finalized. Get everything in writing – State law requires a contractor to provide a written contract for home improvement work. The contract should include a time line for work to be completed, a payment schedule and specifics about the project – such as types or brands of materials. On larger projects, architect or engineer plans should specify virtually every detail. Remember any verbal changes to the project must be added to the written contract. The contractor is only bound by what is in the contract. Keep copies for your records. Know where your payments are going – Contractors are required to deposit progress payments in an escrow account. Umbrella Insurance: Are You Adequately Covered? If you have auto insurance, you probably think you have all the coverage you need for yourself, your spouse and your teenage drivers. Likewise, your homeowners insurance will take care of repair costs in case the pipes burst or there’s a fire. But what happens if you get sued? If your 17-year-old son is involved in a car wreck that seriously injures a neighbor, or if a child gets hurt in the backyard swimming pool, you could face a mountain of medical and legal expenses. If those expenses exceed the coverage provided by your insurance policies, you would be responsible for covering the remaining costs. In these situations, an umbrella policy can be a lifesaver. Umbrella insurance is a supplemental personal liability policy that provides coverage above and beyond the liability coverage provided in your homeowners and auto policies. An umbrella policy shields your existing and future assets including wages, an inheritance or other windfalls. It covers you for accidents on your property or car accidents caused by you or your dependents.

“Many people don’t understand what an umbrella policy can offer,” says Charles Valinotti, a senior vice president with insurer QBE North America. “You don’t have to be wealthy or have a great deal of assets to benefit from umbrella coverage. It can protect you and your family from many different kinds of hazards.” After your auto or homeowners liability coverage is exhausted, an umbrella policy is applied to cover outstanding expenses, Valinotti says. For example, if you are liable for $400,000 worth of damage and your auto insurance pays a maximum $300,000 in medical expenses per accident, the umbrella policy would pick up the remaining $100,000. Umbrella insurance is similar to homeowners insurance, Valinotti says. If a guest winds up hospitalized after dining at your home due to your negligence and sues you for $350,000, though your homeowner’s policy only covers the first $300,000 in losses, the umbrella coverage would take care of the remaining $50,000. Since it is a form of personal insurance, an umbrella policy will not protect you from lawsuits related to your business. It also will not

cover accidents caused by high-risk activities like drag racing. Umbrella policies typically provide from $1 million to $5 million of additional coverage. To purchase an umbrella policy, you must have insurance that provides a specific amount of maximum payout. So you may need to increase your auto or homeowners coverage to qualify for an umbrella plan. In some locations, a policy providing $1 million in coverage will run about $350. The actual cost will depend on the value of the policy, your location and other factors. After decades of manufacturing downturns, the Mohawk valley area may be poised to turn things around in an almost unprecedented fashion. A nine story building is nearing completion on the campus of the SUNY Institute of Technology in Marcy. And what it could mean for the area in terms of jobs and economic stimulus is enormous. In a special interview with representatives of MVCC Continuing Education Department, we get one of the most comprehensive looks at nanotechnology so far. Part of the interview, to be broadcast on the initial edition of LifeandHomesâ&#x201E;˘ Radio, on FM 95.5 radio in Utica, Monday, July 28th, Nicole Kotary, the TAACCT Coordinator at The Center for Corporate and Community Education at MVCC,

outlined the plans for the Nano Pipeline. Nano pipeline is what the state of New York is calling the synchronization of separate operations in Buffalo, Rochester, Syracuse, Utica/Marcy and Albany. Each area would be specializing in its own application of nanotechnology. In the interview, Kotary dispelled the widely held notion that many of the jobs that will be opening at the nanocenter in Marcy will be filled by people brought in from outside the area and already employed by the companies that will locate here. Nicole pointed out that the plans, as she understands them, is for most of the positions at the Marcy operation to be filled by specially trained local residents. She also pointed out that local institutions, like MVCC, are implementing programs to train people to meet the demand. Carolyn DeJohn, the Coordinator of Community Education at MVCC, also discussed other programs in place at the school designed to

retrain displaced workers and current members of the job force who are either looking to enhance or alter their career opportunities. The day after the interview was conducted; an announcement was made in Albany that gave greater importance to the information provided in the Life and Homes Radio interview. Word was released on July 23, 2014 that the U.A. Corps of Army Engineers would issue a wetlands permit that would allow the Nano Utica project to move toward fruition. The Nano Utica is a separate project on a parcel of land adjacent to the SUNT campus in Marcy. It is projected that between the two nano projects are completed they will promote $45 Billion dollars in investments into the community and create 5,000 jobs over the next decade.

If your outdoor deck is on its very last legs, there may still be a way you can save it: by applying one of the new super-thick coatings that help restore, as well as refinish, weather-beaten decks. Made to help rescue endangered surfaces of all kinds, these special coatings actually fill in and help conceal cracks and crevices up to ¼-inch deep, they come in a wide range of attractive colors, and they create a slip-resistant finish that resists future cracking and peeling - all designed to give downtrodden surfaces new life.

As you might expect, super-thick deck coatings cover fewer square feet of surface than deck stains - often, only about 75 square feet or so per gallon. For that reason, it’s wise to mix together several gallons of product in a large paint container. That way, you’ll be sure to have consistent color on your entire deck.
