Wait A Minute - Or A Month

You've likely noticed home improvements that used to take a few weeks are now taking months, sometimes even longer, and materials are significantly more expensive than they were just a few years ago. On average, renovations that would have taken just 22 days in 2019 take 79 days now, according to finance tech company Credello.

Although it's a factor, we can't blame the delays only on supply chain disruptions. One of the primary reasons home improvements are taking longer now is the increased demand for renovation services which has put a strain on the renovation industry that's still struggling to keep up with the high demand and labor shortage. Simply put, we need more skilled laborers. Who saw that coming?

If you're finding yourself frustrated at having to adjust your renovation timeline and/or budget, can I point out a silver lining that can be easily overlooked? Delaying renovations can actually work in your favor - especially if you've just moved into a new-to-you home or plan to soon. Slowing down the process, living in the house for awhile, researching options, accumulating funds, getting a true feel for your surroundings before making any changes can actually help you prioritize and fine tune your renovation project ideas.

Not all delays are negative. Planning, prioritizing, and budgeting, while not glamorous, are keys that can open the door to unexpected opportunities leading to increased renovation success.

A garage door is an essential part of your home and needs to be in good repair to ensure its safe and efficient use. If you notice the door doesn't close or open evenly, these simple tips could help get your garage door back up and running as quickly and efficiently as possible!

Lubricate Moving Parts

Before making any repairs or adjustments, lubricate moving parts with a lubricant specifically designed for garage doors. This will help reduce the chance of further malfunctions and keep your door running smoothly. Wipe all surfaces that contact the moving parts with a dry cloth or paper towel first. Use an appropriate lubricant designed for garage doors regularly. Lubricants explicitly made for this purpose are more effective than general automotive grease. Make sure the lubricant is applied evenly and liberally, using a rag or sponge if necessary. Don’t use excessive force – overapplication can cause damage

Ensure the Garage Door is Balanced

Keeping your garage door in good working order is essential to ensure safety and security. Make sure the door is balanced correctly then check the cables and make sure they’re tight but not too tight. Contact a professional installer if there are any problems with the cable or the balance.

Clear the Tracks

One of the first things you should do if you are experiencing issues with your garage door is clear the tracks. This means removing debris that may have gotten stuck between the rollers and improperly opening/closing the system.

Replace the Rollers

The rollers are likely the culprit if your garage

door is not opening and closing correctly. This is one of the most common repairs due to misuse or neglect. Over time, the rubber will wear down and become stretched out, which causes friction against the tracks and cause noises and problems when opening or closing your door. Replacing all four rollers should fix most issues.

Late Summer Lawn Care

Many tasks can be done during late summer and early fall that can help your lawn continue to grow well. During the stressful, hot summer months, lawns should be mowed at 3.0 to 3.5 inches tall.

The cooler temperatures of fall promote better growth. In Late August into September, lower the mowing height to 2.5 to 3 inches. Continue to mow the lawn until the grass stops growing. When mowing the lawn, never remove more than one-third of the total leaf area at any one time.

Mid-August through mid-September is the best time to renovate a thin lawn. Sowing grass seed in late summer has several advantages over spring seeding. Coolseason grass seeds germinate quickly in the warm soils of late summer. Once the grass

germinates, the warm days and cool nights of fall promote rapid turf growth. Also, there will be less competition from weeds, as few weed seeds germinate in late summer and fall.

To reduce the competition from the established turfgrass, mow the lawn at a height of 2.0 to 2.5 inches before seeding. Successful overseeding requires good seedto-soil contact. Core aerators, vertical mowers and slit seeders can be used to ensure good seed-to-soil contact.

After seeding, keep the upper 1 inch of soil moist with frequent, light applications of water. The seeds of most turfgrasses should germinate in two to three weeks if the seedbed is kept uniformly moist. Gradually reduce the frequency of watering, but water more deeply, when the grass seedlings reach a height of 1 to 2 inches. (iastate.edu)

1) Is the asking price in line with prices of similar homes in the area?

2) Is the home in good condition or will you have to spend a substantial amount of money making it the way you want it? You probably want to get a professional home inspection before you make your offer. Your real estate broker can help you arrange one.

3) How long has the home been on the market? If it's been for sale for a while, the seller may be more eager to accept a lower offer.

What if my offer is rejected?

Real Estate Rebate Program Honors Local Heroes

Amodio Realty Inc., located in the Town of Lee, wanted to show its appreciation to the military, law enforcement, firefighters, first responders, health care professionals, and teachers for their service to country and community, but wanted to do it in a way that went beyond mere words.

So the small family real estate agency, staffed by Stephen Amodio (Broker/Owner), his wife Betsy (President/Owner), and their daughter, Lucciana, decided to do something extraordinary with their business after learning about Heroes Home Advantage and a courageous woman named Michele Ladd, its founder.

Stephen Amodio, a former Marine whose own family includes many community heroes, heard about Ladd’s noble mission of honoring hometown heroes by offering discounts and rebates on real estate services, and he wanted to get on board. He did his due diligence first, spending nine months researching and speaking with other realtors nationwide who were already participating.

Amodio Realty, Inc. joined the Heroes Home Advantage program in January of 2017 and is currently working with about a half dozen heroes. He has closed on several properties already, but explained that it’s not about being pressured to obtain listings, move properties and meet sales quotas. It’s about giving back. He discovered through census tract records that in the tri-county area he exclusively serves -- Herkimer, Madison and Oneida Counties --

these categories of community heroes when combined comprise 50% of their total population.

“We can never repay our heroes for their service, but we can honor them with a small token of our appreciation,” Amodio said. “We are looking for opportunities to honor local community heroes. That is our goal.”

Amodio Realty gives 25% of earned commission directly to the hero, (up to $5000 per transaction), when we close on the sale and/or purchase of their residential or commercial property.

“It’s a small gesture in comparison to the their daily sacrifices and service to our community and country,” he said.

He also works closely with a comprehensive, likeminded network of community partners who offer additional rebates and discounts on their related products and services. The savings to heroes when all is said and done can be thousands of dollars.

As word of mouth about the program spreads, Amodio envisions adding a half-dozen sales staff and expanding his cadre of committed community business partners even further. He graciously welcomes those who respect the program’s mission and embrace its spirit of honoring community heroes for their contributions.

“We’re hungry for more hero partners,” he said. “The door is wide open to virtually any business, but we discourage people from using the program to leverage their business and not follow through on their promises.” There are no fees involved, no catches, and no restrictions on how Amodio’s rebate can be used. The program is open to all qualified active, retired and volunteer heroes, both buyers and sellers, including first-time home buyers.

Amodio can’t hide his enthusiasm for the program and the people it serves.

“We’re enjoying doing this,” he admitted. “We always get a great reception.”

Mortgage 101

Most loans have 4 parts: Principal: the repayment of the amount you actually borrowed; Interest: payment to the lender for the money you've borrowed; Homeowners Insurance: a monthly amount to insure the property against loss from fire, smoke, theft, and other hazards required by most lenders; and Property Taxes: the annual city/county taxes assessed on your property, divided by the number of mortgage payments you make in a year.

There are many types of mortgages, and the more you know about them before you start, the better. Most people use a fixed-rate mortgage. In a fixed rate mortgage, your

interest rate stays the same for the term of the mortgage, which normally is 30 years. The advantage of a fixed-rate mortgage is that you always know exactly how much your mortgage payment will be, and you can plan for it. Another kind of mortgage is an Adjustable Rate Mortgage (ARM). With this kind of mortgage, your interest rate and monthly payments usually start lower than a fixed rate mortgage. But your rate and payment can change either up or down, as often as once or twice a year. The adjustment is tied to a financial index, such as the U.S. Treasury Securities index. The advantage of an ARM is that you may be able to afford a more expensive home because your initial interest rate will be lower.

There are several government mortgage programs,including the Veteran's Administration's programs and the Department of Agriculture's programs. Most people have heard of FHA mortgages. FHA doesn't actually make loans. Instead, it insures loans so that if buyers default for some reason, the lenders will get their money. This encourages lenders to give mortgages to people who might not otherwise qualify for a loan.
