Maybe it’s just me but once the calendar hits February, I start believing we’re on the other side of winter’s worst. We’re almost there, right? Sure it’s optimistic thinking, but it helps me resist the urge to pack it all up and head south. So far, so good. In the Northeast, the real estate market typically begins reviving as the weather breaks. Buyers, sellers, real estate professionals, title companies, builders...you name it, it seems everyone is hoping the anticipated change of seasons will bring a positive shift in the real estate market. Washington is attempting to help by extending the first time home buyer tax credit until April. They also opened the door for current home owners to qualify for a significant tax credit. Couple that with some exceptional deals on local listings and buyers and sellers may find it’s a good time to make a move. Let’s hope that translates to some healthy growth in the local real estate market in the coming months.

Current Homeowners Eligible For
Tax Credit
Many current homeowners can now qualify for up to a $6,500 home buyer tax credit. The initial success of the $8,000 first-time home buyer tax credit convinced Washington to expand the program and extend it until April 30, 2010. This extension, however, will be the last.
“The new provisions and modifications make an already enticing real estate market even more attractive and accessible. Interest rates are low and home prices are more affordable now than they have been in decades,” said National Association of Realtors® (NAR) Chief Economist Lawrence Yun. “There’s never been a better time for potential buyers to invest in their future through homeownership.” Many areas are already seeing a rise in home prices and demand, with multiple bids on properties becoming more common. According to the NAR Profile of Home Buyers and Sellers, first-time home buyers became homeowners in record numbers over the past year, comprising 47 percent of all home sales between July 2008 and June 2009. This flood of activity helped shrink housing inventory levels. Reduced inventory is a sign the market is returning to a more balanced state and helps sustain home values. Yun said that while the housing crisis isn’t over, the extended and expanded tax credit is a step in the right direction. “The bottom line is that the housing market is doing much better now than one year ago, and the home purchases using the tax credit should continue to reduce inventory to acceptable levels. Under the extended home buyer tax credit, current homeowners are eligible as long as they have lived in their present residence for five consecutive years within the past eight. Singles who make up to $125,000 and married couples who make up to $225,000 can qualify for the full credit. Those who exceed those income limits may qualify for a reduced amount.

We turn to technology to make many aspects of our lives easier - from traveling with a GPS to staying connected with loved ones via social networking Web sites. It’s no surprise, then, that our kitchens, the most-used room in the home, are becoming increasingly high tech. A study commissioned by a leading kitchen appliance manufacturer showed that a third of respondents spend three to four hours in the kitchen each day, and 20 percent spend five or more hours. The survey also showed that Americans are embracing technologies in this room, with nearly half of the respondents reporting they want a state-ofthe-art kitchen. Responding to the demand for technology, manufacturers are offering new gadgets and products designed to make kitchen tasks easier, faster and more energy-efficient:
• Touchscreen technology centers stationed in the kitchen allow users to access stored or online recipes and cooking tips. • Energy-efficient pots shorten cooking time and reduce energy usage by as much as 50 percent. • Water-powered garbage disposal units are operated by the water pressure in the kitchen and require zero electricity.

Property Taxes Like many American’s last February I went and visited my accountant to prepare and file a federal tax return. Many thoughts raced through my mind on how to spend my newly found fortune, new clothes, a welldeserved night out or possibly pay down the credit card.
Although all of them sounded appealing, like many of us I used my tax return to pay my property tax bill. This is a common way for many; use our tax return to pay our property tax. This vicious cycle has been played out every spring since I became a homeowner. It was not until last year that I thought about all of the planning and preparation that went in to my federal taxes only to glance at my property tax bill and write a check without question or a second thought. After utilizing many available tax deductions and credits many may find that the amount of federal taxes paid is less than the amount of their annual property tax.

When we examine our local property tax the same concepts apply as federal tax, however we rarely take notice. For example most municipalities allow for tax deductions and credits to offset the amount of property tax due. Many states give you a lower tax rate just for owning the home as your primary residence, being a veteran, or if you are over 65 years of age to name a few.

While these credits and deductions are important to take note of the more important issue is what your local government has valued your home at. This can often make the most impact to taxpayers. Known as your assessed value, this is what is used to multiply your local tax rates in order to arrive at the amount of property tax you will owe for the year. It is first important to find what your local assessor has for a property description of your home as mistakes often occur. Verify the square footage, the number of bedrooms and other data on your property record card is correct. Most assessors never look at your 6

home, rather employ mass appraisal systems and rely on public record information to assess your homes value. Why are we entrusting our local taxing authority to tell us our homes value? According to the Tax Foundation over 60% of homes in America are over assessed. More than half of us are paying too much property tax. All areas do allow taxpayers to dispute their annual assessment while less than 5% take corrective action. The bottom line is we need to take notice of our own
property taxes just as closely as we do our federal income tax filings. In this current housing market where a 10% reduction in home value could equal $500 in tax savings it is up to each taxpayer to assess their own assessment.

Wood floors are a beloved part of a home, and are also a great investment that can boost your home’s value by up to $10,000, according to the Hardwood Information Center. The wood care experts who make Murphy Oil Soap have some advice on how to keep your floors looking shiny and beautiful. * The first key to maintaining your wood floors is to know what type of finish you have. Most wood floors installed after the 1960s are finished with polyurethane, which hardens into layers of solid plastic sheets on the surface of the wood.

a finish like varnish or shellac was probably used. If you think you have wax floors, apply a few drops of water and wait 10 minutes. If white spots appear under the droplets, then your floor has a wax finish. A polyurethane finish will not flake after being scratched with a coin, and white spots will not appear after exposure to water droplets. * A finish with a dull and lifeless appearance can usually be revived with a good cleaning to remove accumulated dirt. For polyurethane-finished floors, use a cleaner like Murphy Oil Soap for cleaning. To give
your floors the best shine, make sure you follow diluting directions properly when using the concentrated version of Murphy Oil Soap. * Other ways to help preserve your wood floor shine include regularly sweeping and vacuuming your floors weekly; placing area rugs in high traffic locations; using floor protector pads or soft felt on the bottoms of furniture legs; setting a humidifier or dehumidifier to maintain a level of 30 to 50 percent humidity in the home; and protecting your floors from direct sunlight. The words look and sound the same, but being pre-qualified and pre-approved for a home loan are different things. Let us take a look at their differences and how they compare to a full loan approval. Pre-Qualified The process of getting pre-qualified for a home loan is quite easy. You can do so in person at a local bank or mortgage lender or better yet, on the phone or via the internet. The service is usually free of charge. The lender will ask you for very basic personal and financial information. Be prepared to provide your: - address and how long you have lived there - total income - total debts - current assets - overview of your credit standing The lender will use this information to estimate what you will likely be able to borrow. This is an “educated guess” and is simply used to ballpark the price range for your new home. While this information is very important to you in terms of budgeting for your home, it may or may not impress the seller if you are hoping to use it as bargaining tool. The sellers are aware that the mortgage lender is not committed to providing you a home loan as a result of running these numbers for you. The seller will want more. Additionally, because the lender did not verify your accounts or debts and in most cases did not pull your credit report, the pre-qualification letter will be chock full of disclaimers. The pre-qualification statement will be subject to: - a formal mortgage application - verification of employment - verification of assets - overview of debts - credit rating and score - additional underwriting guidelines

Additionally, if there is a significant amount of time between your pre-approval and when you find your home, the lender will want to make sure there are no changes in your employment status, financial situation, or credit worthiness. When you are ready to close on the loan, the lender will re-verify your information. Your mortgage loan will be fully approved when the appraisal is complete, the title search is done, your information is re-verified and a credit-check is re-run.
Upon approval you will receive a formal pre-approval letter. This will be a written commitment from your lender which your sellers will be thrilled to see. Be aware however, it is not free of conditions, yet. When the lender pre-approved you, it was only for the amount of money which you can afford for the purchase of your home. Remember, you have not yet found that home. When you do, the lender will insist on an appraisal

Attention homeowners! It’s now February and the worst of winter is behind us. Spring is coming and it’s a prime time to jump-start your home improvement to do list. By getting started now you can get momentum to accomplish all your home improvement tasks. There’s snow on the ground and frost in the air but plenty you can do inside the warm house. High on many homeowners to do lists are upgrades to the kitchen. In the kitchen you may want to finally fix that leaky faucet or tear down the faded wallpaper. Get some new cabinets, refinish the old ones or add some accessories like new hardware or no-slam doorstops. One way to update the look of the entire kitchen without doing much physical labor is to invest in some new appliances. Not only will these save you money but add a little extra gleam as well. The bathroom, considered by many as the most important room in the home, is a great room to update in winter. A quick and easy way to remodel this room is by hiring a professional contractor to install an acrylic bathliner system. During an acrylic bathliner renovation a trained technician will install a new tub and wall system over your old existing bathtub and walls without disturbing plumbing, flooring or walls. The result is a low-cost innovation without the mess and a new bathroom in as little as two days. Acrylic bathliner systems also give you the option to convert your tub into a shower
and add accessibility accessories like folding shower seats and grab bars. Checking to be sure that your home is as energy efficient as possible is a great project for winter months. Become aware of existing problems such as condensation and uncomfortable or drafty rooms. Take care of your heating systems by wrapping your hot water heater in an insulating jacket and scheduling a tune-up for your heat pump, furnace or boiler. Install ceiling fans (and use them in winter!) as they will circulate air and promote heating efficiency. Perhaps the most effective step you can take is to get an energy audit to address efficiency problems. This audit is an inspection and analysis of energy flow that evaluates relationships between the various systems in the home. If properly addressed the results will lead to improved air quality, more stable temperatures and decreased energy bills.
