Scams
When you’re looking for an apartment or vacation rental, you’re probably looking at price, location and amenities. Scammers know that, so they make up fake rental listings they know will grab your attention — and money — before you discover there isn’t a place waiting for you. Scammers copy the pictures and descriptions of online rental listings, replace the agent’s contact information with their own, and post the phony ads on a new site. If you call or email about the rental you’ll reach a scammer, who may take your money for an application fee, deposit, first month’s rent, or vacation rental charge. Then, the scammer disappears, and you’re left with nothing. Search online for the rental location’s address, together with the name of the property owner or rental company. If other ads come up for the same address, but with a different owner or rental company name, that’s a sign of a scam. Look for the name of the rental company and search the rental company’s website yourself to see if the property is listed there too. If it isn’t, the ad you found may be a scam. Scammers make up listings for places that aren’t for rent or don’t exist. The fake ads might offer surprisingly low rent or amazing amenities. When you ask to see the rental, the fake owner might claim to be out of the country, or give another excuse for not showing the property, and may rush you into a quick decision. The fake owner might tell you to send money by wire transfer, gift card, or cryptocurrency to pay your application fee, deposit, or first month’s rent and promise to get
you the keys right away. Except, after you pay, the person you’ve been dealing with will disappear with your money. Don’t send payment for a property you’ve never seen, or to a person you’ve never met in person. If you can’t see the apartment or sign a lease before you pay, keep looking. If you notice a rental listing scam, report it to your local law enforcement agency and the website where the ad was posted. (consumer.ftc.gov)

The less water you use, the less your septic system has to work. Stagger the use of appliances, use high-efficiency plumbing fixtures, and repair any leaks in your home. Eliminate or limit the use of a garbage disposal to significantly reduce the amount of fats, grease, and solids that enter your septic system. Plant trees away from the drainfield since tree roots can clog the field and cause the system to fail. Keep excess water from irrigation, significant rainfall, or drains off the drainfield. A typical septic system should be inspected every three to five years by a septic system service provider. Just like changing the oil in your car, preventive septic system maintenance will extend the life of your system for a small cost compared to the cost of replacing the system. (epa.gov)
Septic Systems How to: If you are about to purchase a home with a septic system, there is information you need to know. Get your system inspected. Buying a home is one of the biggest investments you will make. Just like your furnace, the septic system is expensive to repair or replace so you want it to be in good condition when you buy the home. Have the system inspected by a septic system service provider before you purchase a home. Inspections may be required by your local or state government or by your mortgage lender. Inspection results can help you decide if the home is right for you. The average lifespan of a septic system is 15 to 40 years, but it can last longer if properly maintained! Consider what you put into your toilet and sink and the impact it may have on your system. Many common household items can either clog your system or kill the microbes that treat the wastewater, including diapers, baby wipes, cat litter, cigarettes, coffee grounds, grease, feminine hygiene products, household chemicals, gasoline, oil, pesticides, antifreeze, paint, and high amounts of anti-bacterial soaps and detergents.

Address with the
Postal Service Remember to let the post office know you are going to change your address and want your mail forwarded to your new location. You can: •Go to USPS.com/move to change your address online. • You do not need to pay a separate company to change your address. Scammers may charge $40 or more to do what you can do for just $1.10 using the "Who is moving?" section of the official USPS.com website. • Or go to your local post office and ask for the Mover’s Guide packet. Amodio Realty Inc., located in the Town of Lee, wanted to show its appreciation to the military, law enforcement, firefighters, first responders, health care professionals, and teachers for their service to country and community, but wanted to do it in a way that went beyond mere words. So the small family real estate agency, staffed by Stephen Amodio (Broker/Owner), his wife Betsy (President/Owner), and their daughter, Lucciana, decided to do something extraordinary with their business after learning about Heroes Home Advantage and a courageous woman named Michele Ladd, its founder. Stephen Amodio, a former Marine whose own family includes many community heroes, heard about Ladd’s noble mission of honoring hometown heroes by offering discounts and rebates on real estate services, and he wanted to get on board. He did his due diligence first, spending nine months researching and speaking with other realtors nationwide who were already participating. Amodio Realty, Inc. joined the Heroes Home Advantage program in January of 2017 and is currently working with about a half dozen heroes. He has closed on several properties already, but explained that it’s not about being pressured to obtain listings, move properties and meet sales quotas. It’s about giving back. He discovered through census tract records that in the tri-county area he exclusively serves, these categories of community heroes when combined comprise 50% of their total population.
As of Januray 2024, Amodio Realty, Inc. now serves 8 counties: Oneida, Herkimer, Madison, Jefferson, Lewis, Oswego, St. Lawrence and Hamilton! “We can never repay our heroes for their service, but we can honor them with a small token of our appreciation,” Amodio said. “We are looking for opportunities to honor local community heroes. That is our goal.” Amodio Realty gives 25% of earned commission directly to the hero, (up to $5000 per transaction), when we close on the sale and/or purchase of their residential or commercial property. “It’s a small gesture in comparison to the their daily sacrifices and service to our community and country,” he said. He also works closely with a comprehensive, likeminded network of community partners who offer additional rebates and discounts on their related products and services. The savings to heroes when
all is said and done can be thousands of dollars. As word of mouth about the program spreads, Amodio envisions adding a half-dozen sales staff and expanding his cadre of committed community business partners even further. He graciously welcomes those who respect the program’s mission and embrace its spirit of honoring community heroes for their contributions. “We’re hungry for more hero partners,” he said. “The door is wide open to virtually any business, but we discourage people from using the program to leverage their business and not follow through on their promises.” There are no fees involved, no catches, and no restrictions on how Amodio’s rebate can be used. The program is open to all qualified active, retired and volunteer heroes, both buyers and sellers, including first-time home buyers. Salvage Your Assets Help Storm Damaged
Trees Recover
The trail of damage after this winter's powerful winds can be devastating, especially for trees. The wounds may look fatal, however, even though major branches may be broken, foliage might be shredded, or the bark may be torn and gouged, trees have an amazing ability to recover from even the most severe cases. The International Society of Arboriculture (ISA) offers some advice to help your trees recover. Post-Storm First Aid: Do not try to do it all yourself – If large limbs are broken or hanging, or if ladder or overhead chain saw work is needed, it is a job for a professional arborist. Assess the damages – Evaluate your trees carefully by asking the following questions: Other than the storm damage, is the tree basically healthy and vigorous? Are major limbs or the leader (the main upward-trending branch on most trees) branch still remaining? Is at least 50 percent of the tree’s crown (branches and leaves) still intact? Are there remaining branches that can form a new branch structure? If you answered “yes” to the majority of these questions, there is a good chance for complete recovery. For assistance, hire an ISA Certified Arborist to determine the tree’s conditions. Stand trees back up – Many trees suffer friction failures that cause the tree’s root system to lift out of the ground as the tree leans over. Uprooted trees are often unnecessarily removed under the mistaken idea that they cannot be saved. These trees can often be saved but are very dangerous. The tension caused by the roots still in the ground can cause the tree to snap back. Consult the service of an ISA Certified Arborist if you are unsure about performing this work. Beware of price gouging – Good tree work by qualified professionals is not inexpensive, however, poor work, no matter the price paid, can cost you a great deal. Professional prices should include liability and workman’s 28

compensation insurance, as well as bucket trucks and equipment. It does not include heavier specialty equipment that may be needed such as cranes, loaders, etc., or hardware that may be installed in the tree. Financial Recovery – Be aware that tree losses to your landscape, whether large or small, may be deductible from your taxes. Two steps must be taken to be able to claim this deduction: 1. Document the tree damage/loss with photos and an evaluation from an ISA Certified Arborist who has experience appraising trees. Such a Certified Arborist will be able to provide you with an estimated dollar value for your loss. 2. Consult the services of a tax professional. You may be entitled to some financial relief through a provision in the tax code that allows you to deduct casualty losses from your income tax.

Look for potential Hazards – Investigate the condition of your trees. You or a Certified Arborist should look for damage such as cracks in the trunk or major limbs; hollow, aged, and decayed trees; hanging branches; improperly formed branches; one-sided or significantly leaning trees; and branches that may potentially rub the house.
Protect your asset – Trees may increase property value by up to 20%. Find out if your homeowner’s insurance will cover any damage your landscape may sustain due to unnatural causes, and include the total value of your trees when listing your assets for coverage. A Certified Arborist can provide an estimated value by inspecting your trees. Trees are dynamic living things that require proper care. Hiring a Certified Arborist who can assist you with prestorm inspections and poststorm repairs can help avoid unnecessary loss of your trees.
Know your tree species – Some species are more prone to storm damage. You should have a certified arborist evaluate your trees for hardiness and resilience. Being aware of which
