The number of first-time home buyers took an encouraging upturn this past year, according to the 2023 Profile of Home Buyers and Sellers report, published by the National Association of Realtors®. First-time buyers made up 32% of all home buyers, up from last year’s historic low of 26%. That number is still well below the 38% annual average but it seems first-time buyers are increasingly finding the courage to put in an offer. Household composition in the US continues to shift. Fifty-nine percent of recent buyers were married couples and nine percent were unmarried couples. Fourteen percent of home buyers purchased a multi-generational home, with the most common reasons being to take care of aging parents, to save money, and to accommodate children or relatives over the age of 18 moving back home. The top reason given to sell is to move closer to friends and family. Maybe we've learned a few lessons over the past few years. Eighty-nine percent of recent home buyers purchased their home through a real estate agent or broker and the same percentage worked with a real estate agent to sell their home. The majority of buyers and sellers still prefer working with an agent who can help them understand and negotiate the real estate market. $130 Billion In Credit Card Interest & Fees

of 2022 surpassed $1 trillion for the first time, and annual spending on credit cards increased to $3.2 trillion. Consumers with revolving balances were charged more in interest and fees than they earned in rewards: In 2022, consumers who carried debt from month to month paid 94 percent of total interest and fees charged but earned just 27 percent of rewards at major credit card companies. A recent Consumer Financial Protection Bureau (CFPB) report on the consumer credit card market reveals that in 2022 credit card companies charged consumers more than $105 billion in interest and more than $25 billion in fees. Total outstanding credit card debt eclipsed $1 trillion for the first time since the CFPB began collecting this data.

The report highlights areas of concern, including more consumers carrying balances month to month, with many falling deeper into debt over time, while credit card company profits remained significantly above pre-pandemic levels.

“Last year, Americans paid $130 billion in interest and fees on their credit cards," said CFPB Director Rohit Chopra. "With credit card debt crossing the trillion dollar mark, we will be working to prevent bait-and-switch tactics when it comes to rewards and to increase refinancing activity so consumers can get lower rates.” Credit card company profits remain high: Major credit card companies’ profits are now higher than pre-pandemic levels, potentially signaling a lack of competition in a market consistently dominated by the top 10 credit card companies. Consumers were charged $14.5 billion in late fees, returning to pre-pandemic levels and up from $11.3 billion in 2021: Late fees continued to be the most significant fee assessed to cardholders in both dollar amount and frequency. Credit card debt reached a record $1 trillion: The CFPB’s data showed credit card debt at the end

Say They Money On Financial planner and author Tom Corley uncovered some interesting facts when he spent five years interviewing 233 millionaires and studying their financial habits. In an article prepared for CNBC, Croley is quoted as saying, "I was particularly interested in what they spend their money on. But almost everyone told me what contributed more to their wealth was that they stopped wasting money on certain things." Those items include:
pieces that will last longer. In their opinion, spending more initially on quality items is less expensive than constantly replacing cheaply made or trendy items. 3. Major home or car repairs - They prefer to keep their cash ito avoid being nickeled and dimed. “Many of the millionaires told me that given the option, they preferred to spend money on completely replacing things like old roofs, washing machines, dishwashers, refrigerators, furnaces, and even vehicles, rather than putting their hard-earned funds towards expensive repairs,” says Corley. 4. Outdoor tools and equipment - No Saturday morning lawn mowing or snow blowing for this bunch. They have people for that. Hiring out landscaping and other outdoor maintenance activities, they say, buys them more time to rest or relax. 5. Lottery Tickets - The odds of winning a Powerball jackpot — no matter the size — stand near 1 in 292.2 million. Chances of taking home Mega Millions' top prize are even lower, at about 1 in 302.6 million. Your money is best spent elsewhere. Enough said. Bob Lotich of SeedTime.com, author of Simple Money, Rich Life, reminds us saving money is "the big secret all these millionaires know about being financially successful." Lotich suggests three steps can lead you in the direction of financial freedom.
1. Processed and packaged food - Once they had the financial ability, many of the millionairs Corley interviewed said they stopped buying low quality, processed foods and opted instead for organic, ethically-sourced, high-quality produce and meat.
• Start saving NOW - even if it's only 1%. • Make it automatic - " The importance of this can not be overstated!, reminds Lotich. " They didn’t depend on their willpower to save. Instead, they made it automatic. So again, TODAY, set up your bank account to automatically save a percentage of your money." • Shift from addition to multiplication - "They weren’t investing to get rich quickly but instead investing wisely, safely, for the long term."

Understanding the difference between
my principal and interest payment and my total monthly payment The difference between your principal and interest payment and your total monthly payment is that your total monthly payment usually includes additional costs like homeowners insurance, taxes, and possibly mortgage insurance. The principal and interest payment on a mortgage is probably the main component of your monthly mortgage payment. The principal is the amount you borrowed and have to pay back, and interest is what the lender charges for lending you the money. For most borrowers, the total monthly payment you send to your mortgage company includes other things, such as homeowners insurance and taxes that may be held in an escrow account. If you have an escrow account, you pay a set amount with every mortgage payment for these expenses. Your mortgage company typically holds the money in the escrow account until those insurance and tax bills are due, and then pays them on your behalf. If your loan requires other types of insurance like private mortgage insurance, these premiums may also be included in your total mortgage payment as well. If your loan doesn’t include an escrow account, you will have to plan to pay these large expenses yourself. Be sure you budget for these extra costs and stay current on your taxes and insurance payments. If you fail to pay your property taxes, your state or local government may impose fines and penalties or place a tax lien on your home. You could also face foreclosure. Even if your lender does not require an 38

escrow account, consider requesting one voluntarily. An escrow account makes it easier to budget for your large propertyrelated bills by paying small amounts with each mortgage payment. That way you don’t have to scramble to pay a large property tax bill or insurance premium when it comes due.
What goes into my total monthly mortgage payment? Here’s how it works: Principal + interest + mortgage insurance (if applicable) + escrow (homeowners insurance and tax) = total monthly payment. If you live in a condo, co-op, or a neighborhood with a homeowners’ association, you will likely have additional fees that are usually paid separately. Although your principal and interest payment will generally remain the same as long as you make regular payments on time (unless, for example, you have a balloon loan), your escrow payment can change. For example, if your home increases in value, your property taxes typically increase as well. When considering a mortgage offer, make sure to look at the total monthly payment listed on the written estimates you receive.
Many homebuyers make the mistake of looking at just the principal and interest payment, leading to an unpleasant surprise when they learn their total monthly payment is much higher. Many lenders require you to pay your taxes and insurance in advance using an escrow account, but not all do. If there’s no escrow payment listed on your Loan Estimate, these costs won’t be included in your monthly payment to your mortgage lender. Instead, you’ll have to pay property taxes directly to your state or local government and homeowners insurance directly to your insurance company. To make sure you can afford the mortgage, find out what your property tax and homeowners insurance bills will be, and calculate the total monthly payment yourself. Ask your real estate agent where to get this information. If one lender requires you to pay taxes and insurance into an escrow account, but another doesn’t, compare the offers by looking at the principal and interest payment instead of the total monthly payment.
