Seasonal Safety

As we move toward the warmer weather months, most of us will be heading outdoors to get our outdoor spaces ready for another season of fun and entertaining. Since you'll want to make sure your home is a safe place for you, your family and guests, here are some seasonal safety reminders to keep in mind.

Battery powered ride one devices are increasingly popular and the Lithium-ion batteries that those power E-Bikes, scooters, hoverboards and other micro mobility deceives pose a legitmate fire threat if not properly stored and charged. Never charge them while you sleep, use only the approved battery charger that came with the device and always use an approved replacement battery.

Each spring and summer, hospitals see the results of injuries caused by lawn mowers. Inspect the area to be mowed for stones, tree branches, nails and wires before beginning. These objects can be picked up by the mower and expelled at bullet-like speeds which is why you should never allow children or adults to be nearby when you're mowing.

If you're planning on having an inflatable bounce house at your summer get together, The Lizzy Hammond Foundation reminds us of the importance of ensuring your bounce house is properly staked and anchored on a flat, even surface every time. Never use a bounce house if it's windy and always provide adult supervision.

Kids and pets can get into just about anything in a flash including sharp or toxic items stored in the garage or outdoor shed. Take a few moments to inspect those spaces now that the kids will be rummaging around looking for their toys or sporting equipment. And if they will be at a caregiver's home this summer, be sure the same safety measures are in place.

Homebuying Tips - Making an Offer

When I find the home I want, how much should I offer?

Your real estate broker can help you here. But there are several things you should consider:

1) Is the asking price in line with prices of similar homes in the area?

2) Is the home in good condition or will you have to spend a substantial amount of money making it the way you want it? You probably want to get a professional home inspection before you make your offer. Your real estate broker can help you arrange one.

3) How long has the home been on the market? If it's been for sale for a while, the seller may be more eager to accept a lower offer.

4) How much mortgage will be required? Make sure you really can afford whatever offer you make.

5) How much do you really want the home? The closer you are to the asking price, the more likely your offer will be accepted. In some cases, you may even want to offer more than the asking price, if you know you are competing with others for the house.

What if my offer is rejected?

They often are! But don't let that stop you. Now you begin negotiating. Your broker will help you. You may have to offer more money, but you may ask the seller to cover some or all of your closing costs or to make repairs that wouldn't normally be expected. Often, negotiations on a price go back and forth several times before a deal is made. Just rememberdon't get so caught up in negotiations that you

4 Misconceptions Homeowners Have About Floods

Many of us look forward to spring when the weather warms up and flowers start to bloom, but it also marks the start of the peak time of year for flash flooding in the United States. According to NOAA, 75% of flash floods happen between late April and mid-September. And while you may not want to think about it, when water backs up and overflows, it generally goes where it doesn’t belong and can cause serious damage to your home.

Unfortunately, many homeowners have misconceptions about floods, leaving them unprepared. Here are four of the biggest myths:

1. Homeowners insurance policies cover flood damage. A typical homeowners policy covers water damage from a sink or bathtub overflowing but won’t help with flood damage caused by storms – something many homeowners only discover after it’s too late. However, some insurance companies offer coverage to help fill the gaps so you don’t have to pay out of pocket for repairs and replacements. For example, Erie Insurance now offers Extended Water coverage, which covers damage caused not only by natural disasters, but also by sewer and drain backups.

2. Only people who live in flood plains need flood insurance. A national survey commissioned by Erie Insurance found that 53% of homeowners think only people who live in high-risk flood zones should buy flood insurance. However, 25% of flood claims are filed by people who live outside those areas.

Additionally, FEMA says floodwater only needs to get a mere 3 inches high to make it likely that you’d need to replace drywall and baseboards.

3. There’s nothing you can do to prevent flood damage. Nothing is foolproof, but there are ways to protect your home from water damage. Install a sump pump along with a battery backup and regularly test it. Improve drainage around your home by clearing leaves and debris from gutters, storm drains, and downspouts. You can also install water sensors to alert you of water or leaks within your home. If a storm is on the way, plan ahead by placing valuables and sentimental items into plastic storage bins, moving items off the floor (especially if they are stored in basements and lower levels of a home), and by making a home inventory. A list of all your personal possessions, along with their estimated values, will help if you need to file an insurance claim.

4. Insurance can only help you after an incident. Many homeowners don’t realize they may be able to get reimbursed for taking steps to protect their homes when flooding is imminent. As one example, under certain circumstances Erie Insurance will reimburse homeowners up to $10,000 for materials such as sandbags and the sand to fill them, fill for temporary levees, pumps, or plastic sheeting and lumber used with these items, as well as labor.

Talk to your independent insurance agent about your home and your neighborhood to make sure you have the coverage that’s right for you. Real Estate Tip:

Rent-to-own is not a smart way to get into a house, so don’t get taken in. If you can’t afford a home yet, don’t buy one. Keep saving for that down payment and wait until your financial ducks are in a row. It’ll happen sooner than you think if you’re willing to work at it!

Amodio Realty Inc., located in the Town of Lee, wanted to show its appreciation to the military, law enforcement, firefighters, first responders, health care professionals, and teachers for their service to country and community, but wanted to do it in a way that went beyond mere words.

So the small family real estate agency, staffed by Stephen Amodio (Broker/Owner), his wife Betsy (President/Owner), and their daughter, Lucciana, decided to do something extraordinary with their business after learning about Heroes Home Advantage and a courageous woman named Michele Ladd, its founder.

Stephen Amodio, a former Marine whose own family includes many community heroes, heard about Ladd’s noble mission of honoring hometown heroes by offering discounts and rebates on real estate services, and he wanted to get on board. He did his due diligence first, spending nine months researching and speaking with other realtors nationwide who were already participating.

Amodio Realty, Inc. joined the Heroes Home Advantage program in January of 2017 and is currently working with about a half dozen heroes. He has closed on several properties already, but explained that it’s not about being pressured to obtain listings, move properties and meet sales quotas. It’s about giving back. He discovered through census tract records that in the tri-county area he exclusively serves -- Herkimer, Madison and Oneida Counties --

these categories of community heroes when combined comprise 50% of their total population.

“We can never repay our heroes for their service, but we can honor them with a small token of our appreciation,” Amodio said. “We are looking for opportunities to honor local community heroes. That is our goal.”

“It’s a small gesture in comparison to the their daily sacrifices and service to our community and country,” he said.

He also works closely with a comprehensive, likeminded network of community partners who offer additional rebates and discounts on their related products and services. The savings to heroes when all is said and done can be thousands of dollars.

As word of mouth about the program spreads, Amodio envisions adding a half-dozen sales staff and expanding his cadre of committed community business partners even further. He graciously welcomes those who respect the program’s mission and embrace its spirit of honoring community heroes for their contributions.

“We’re hungry for more hero partners,” he said. “The door is wide open to virtually any business, but we discourage people from using the program to leverage their business and not follow through on their promises.” There are no fees involved, no catches, and no restrictions on how Amodio’s rebate can be used. The program is open to all qualified active, retired and volunteer heroes, both buyers and sellers, including first-time home buyers.

Buying without a home inspection can be a mistake

When many buyers purchased homes during the height of the pandemic homebuying frenzy, they may have skipped adding a home inspection in an effort to win bidding wars. While this may have worked out for some, others were hit with hidden problems and expenses that would have been discovered through a proper home inspection. A thorough inspection can reveal hidden issues with a property, allowing you to make an informed decision about whether to proceed with the purchase or negotiate repairs.

"A home inspection is one of the most important steps in the home buying process," said Adam Bakonis, Mercury Insurance product manager for homeowners. "It helps protect the buyer from purchasing a home with undisclosed problems and then being saddled with costly repairs."

Licensed home inspectors can help identify potential problems. For example, a home inspector may be able to identify whether a roof requires repair or replacement. They may also find evidence of structural damage from water leaks or rain water drainage issues or evidence of land movement that could indicate a property's foundation lacks stability.

"I've inspected and repaired thousands of buildings that had damages due to earthquakes, landslides, poor engineering designs, and collapse issues from construction defects," said Kyle Tourje, Structural Assessor for Alpha Structural. "The most obvious signs of structural or foundation damage is visible cracking in walls, ceilings or floors. Any sort of gaps or cracks on the outside of the house that catches the eye should also be noted. If someone who isn't a trained expert can spot an uneven floor or substantial sloping, that's a bad sign."

Researching and creating a home inspection checklist before contacting an inspector will give you a general idea of what to look for. It can help identify significant issues and areas of concern in the house, which you can then discuss with the assessor. This can prepare you for any surprises that may arise and make you more informed about the condition of the home you are considering.

• Inspect the roof: Find out how old the roof is and ask questions about any damage or discoloration you see from ground level. Check to see if any nearby trees make contact with the roof as branches can cause damage to roofing tiles and falling leaves can easily clog gutters or impede the natural flow of water down the roof.

• Look for water damage: Water can rot wood, damage foundations and cause mold to grow. Look to see if anything would cause rainwater to flow onto or under the house. Rain gutters should be clean and direct water away from the property. Water stains on ceilings, walls or floors could indicate a roof or pipe leak. Check for leaks or water stains inside sink cabinets and make sure they drain properly. Bubbling paint on a window frame could be evidence of water intrusion and a poor seal.

• Foundation: Problems with the foundation could prove costly. Watch out for big cracks in the ground, raised foundation or large cracks along the wall. Pay attention to any trees growing close to the house since roots underground can cause damage that you can't easily see.

• Smart technology: Confirm that any smart home devices left behind by the previous owner including thermostats, security measures and voice-activated systems can be easily cleared and reset for your needs.

• Note the age of the home: Older houses can be charming, but you might need to upgrade certain features. Original plumbing may need replacement and older windows

may not be energy efficient. Wiring that has not been modernized could pose a fire hazard and may not be able to accommodate the multiple appliances and systems used in many homes today.

Tips for home inspection day

Bakonis offers some tips to get the most out of your home inspection:

• Be there. You don't have to go to the inspection, but it is highly advised that you do so you can see any potential problems for yourself.

• Be prepared. Bring an inspection checklist and jot down questions to ask the inspector.

• Check for disclosures. Review any seller disclosures you received before inspection day. Be sure to ask your inspector to look at those areas and verify repairs.

• Let the inspector work. While you may have concerns, avoid unnecessary interruptions during the inspection process.

• Make sure there's time to ask questions Set aside some time with your assessor after their initial inspection to go over any questions you may have.

The home inspection process is a crucial step for both buyers and sellers. It provides buyers with peace of mind, knowing that their investment is sound and free of any major issues. For sellers, it can help prevent a deal falling through by being proactive and identifying problems that may require repair. (BPT)

Cost segregation is a way for commercial property owners to accelerate their tax deductions.

Through this method, a real estate owner is able to depreciate the individual components that make up their property in the shortest amount of time possible.

Cost segregation is the method of re-classifying components of your commercial building from real property to personal property.

This process allows the assets to be depreciated on a 5-, 7-, or 15-year schedule instead of the traditional 27.5- or 39-year depreciation schedule of real property.
