Beware Of Apartment & Vacation Rental Scams

Scammers know that finding the right apartment or vacation rental can be hard work, and a seemingly good deal is hard to pass up. They’ve been known to game some vacation rental websites and bulletin boards. When you’re looking for a rental, it’s renter beware.

Some scammers hijack a real rental or real estate listing by changing the email address or other contact information and placing the modified ad on another site. The altered ad may even use the name of the person who posted the original ad. In other cases, scammers have hijacked the email accounts of property owners on reputable vacation rental websites.

Other rip-off artists make up listings for places that aren’t for rent or don’t exist, and try to lure you in with the promise of low rent, or great amenities. Their goal is to get your money before you find out.

Being savvy when you’re in search of a rental is well worth the effort. Here are some signs you may be dealing with a scam:

• They tell you to wire money. - This is the surest sign of a scam. There’s never a good reason to wire money to pay a security deposit, application fee, first month’s rent, or vacation rental fee. That’s true even if they send you a contract first. Wiring money is the same as sending cash - once you send it, you have no way to get it back.

•They want a security deposit or first month’s rent before you’ve met or signed a lease. - It’s never a good idea to send money to someone you’ve never met in person for an apartment you haven’t seen. If you can’t visit an apartment or house yourself, ask someone you trust to go and confirm that it’s for rent and that it is what was advertised.

In addition to setting up a meeting, do a search on the owner and listing. If you find the same ad

listed under a different name, that’s a clue it may be a scam.

• They say they’re out of the country. - But they have a plan to get the keys into your hands. It might involve a lawyer or an “agent” working on their behalf. Some scammers even create fake keys. Don’t send money to them overseas. If you can’t meet in person, see the apartment, or sign a lease before you pay, keep looking. What if the rental itself is overseas? Paying with a credit card or through a reputable vacation rental website with its own payment system is your safest bet.

If you find yourself the target of a rental scam, report it to your local law enforcement agency and to the FTC. Contact the website where the ad was posted, too ( consumer.ftc.gov)

Protect Your Documents And Valuables

When an emergency arises, having financial and medical records and important contact information on hand can give you peace of mind, ensure you have access to essential medical and prescription information, and help you avoid additional stress during a difficult time.

Consider storing paper copies of important documents at home in a fireproof and waterproof box or safe, in a bank safe deposit box, or with a trusted friend or relative. When storing your documents, you'll want to protect them from wear and tear. Put documents in a plastic sleeve and then file in a binder or box. The binder can then go inside your safe. Each document should be in its own plastic page. If you are using a safe deposit box, you may want to ask your bank or check state laws to confirm who can and cannot access the safe deposit box if the lessee dies or is incapacitated.

Store electronic copies of important documents in a password-protected format on a removable flash or external hard drive in your fireproof and waterproof box or safe, or consider using a secure cloud-based service.

Think about where you store valuable belongings and ways to better protect these items. If you have valuable items stored in a basement, you may want to move them to a higher location and put them in waterproof containers to avoid water damage. Or you may want to keep small items in a flood/fireproof home safe. You may also want to secure items that are displayed on shelves or walls if your home may be subject to high winds or other risk factors.

Prepare now so that when an emergency arises, your important documents will be safe and accessible.

Heating Costs On The Rise

According to National Grid, the average household will pay $943 for natural gas heating this winter, which is a 39% increase since last year. The most recent prices for home heating oil in the North Country have doubled since last year.

Now more than ever, you're going to want to make sure your home is as energy efficient as possible. Your heating and cooling system likely uses the most energy in your home, reportedly up to 47%. Call a heating professional and have your furnace checked. Replace filters if needed, vacuum furnace interior, check the fan belt, and lubricate the oil bearings. This will ensure your furnace is running efficiently, and may even save you money on energy costs

Approximately 30% of a home’s heat escapes through small cracks and holes under doors and around windows. Use caulking, spray foam, or weather stripping around windows and doors. An easy fix for drafty windows is DIY plastic wrap kits. The result will be a more evenly heated home and a reduction in utility costs.

Simple steps like turning down the thermostat and water heater, adding area rugs, closing doors to unused rooms and hanging insulated drapes over your windows can help cut costs.

Making even small adjustments can help save on heating costs. Grab a blanket and get ready. You know what's coming.

Amodio Realty Inc., located in the Town of Lee, wanted to show its appreciation to the military, law enforcement, firefighters, first responders, health care professionals, and teachers for their service to country and community, but wanted to do it in a way that went beyond mere words.

So the small family real estate agency, staffed by Stephen Amodio (Broker/Owner), his wife Betsy (President/Owner), and their daughter, Lucciana, decided to do something extraordinary with their business after learning about Heroes Home Advantage and a courageous woman named Michele Ladd, its founder.

Stephen Amodio, a former Marine whose own family includes many community heroes, heard about Ladd’s noble mission of honoring hometown heroes by offering discounts and rebates on real estate services, and he wanted to get on board. He did his due diligence first, spending nine months researching and speaking with other realtors nationwide who were already participating.

Amodio Realty, Inc. joined the Heroes Home Advantage program in January of 2017 and is currently working with about a half dozen heroes. He has closed on several properties already, but explained that it’s not about being pressured to obtain listings, move properties and meet sales quotas. It’s about giving back. He discovered through census tract records that in the tri-county area he exclusively serves -- Herkimer, Madison and Oneida Counties --

these categories of community heroes when combined comprise 50% of their total population.

“We can never repay our heroes for their service, but we can honor them with a small token of our appreciation,” Amodio said. “We are looking for opportunities to honor local community heroes. That is our goal.”

Amodio Realty gives 25% of earned commission directly to the hero, (up to $5000 per transaction), when we close on the sale and/or purchase of their residential or commercial property.

“It’s a small gesture in comparison to the their daily sacrifices and service to our community and country,” he said.

He also works closely with a comprehensive, likeminded network of community partners who offer additional rebates and discounts on their related products and services. The savings to heroes when all is said and done can be thousands of dollars.

As word of mouth about the program spreads, Amodio envisions adding a half-dozen sales staff and expanding his cadre of committed community business partners even further. He graciously welcomes those who respect the program’s mission and embrace its spirit of honoring community heroes for their contributions.

“We’re hungry for more hero partners,” he said. “The door is wide open to virtually any business, but we discourage people from using the program to leverage their business and not follow through on their promises.” There are no fees involved, no catches, and no restrictions on how Amodio’s rebate can be used. The program is open to all qualified active, retired and volunteer heroes, both buyers and sellers, including first-time home buyers.

Amodio can’t hide his enthusiasm for the program and the people it serves.

“We’re enjoying doing this,” he admitted. “We always get a great reception.”

The problem is that while a traditional, open wood fireplace offers the ambiance and nostalgia homeowners cherish, they are often dirty, drafty and boast outdated styles.

One simple, affordable way to upgrade and elevate your space is with a fireplace insert. Any wood fireplace is an option for a fireplace insert, a self-contained appliance designed to fit into an existing space. The most popular options are either fueled by gas or electricity, depending on the homeowner's preference. Many people are looking to eliminate ash and soot, therefore gas and electric inserts are the most popular.

Plus, because fireplace inserts are far more efficient than many older wood fireplaces, they can help you save money while warming a space when temperatures dip.

The Environmental Protection Agency explains the inefficiency of wood fireplaces: "Fireplace drafts pull the warm air up the chimney, causing other rooms to be cooler. If you use central heat while burning in a fireplace, your heater will work harder to maintain constant temperatures throughout the house."

This is why, for instance, installing a gas fireplace insert within an existing fireplace opening significantly improves the heating power and efficiency. The gas fireplace insert is designed to contain and radiate heat back

into the room, rather than sending the majority of that heat up a chimney flue.

"Any fireplace insert will improve the efficiency since there is no longer an open chimney to the outside of the home. With a gas fireplace insert for example, you can boost heating efficiency from 15% with wood to around 70%. This means more fuel is converted into useable heat and you stay warmer," said Randy Wendolek, hearth expert with Heat & Glo.

He also points out that if a homeowner's current chimney does not meet requirements for burning wood, it's simple to install an insert with venting liners, and therefore they would no longer need to fix the chimney, which can be costly.

In addition to improved heating efficiency and reduced cost, a gas insert enhances ambiance by updating the space while reducing clutter and increasing wellness, as there's no heavy wood to haul or stack.

How does it work? In its simplest form, a gas fireplace insert fits inside your wood-burning fireplace opening, and is fueled via a gas line, bringing instant warmth into your home at the

touch of a button. For homeowners without natural gas service, a liquid propane (LP) tank can be installed and used to fuel the fireplace. Vented fireplace inserts utilize a flexible, aluminum flue liner through the existing chimney, and many gas inserts have a blower that helps direct the hot air into the room through the insert's front vents.

While gas inserts are a popular choice, electric inserts are another option for renovating traditional wood fireplaces that are typically the easiest to incorporate. With electric fireplace inserts, instead of a live flame that you normally get with a gas insert, the flame effect is created by LED lighting to provide the fire appearance.

Unlike gas inserts, electric options do not require a gas line and ventilation. Plus, electric fireplace inserts are shallower, so if depth is constraining your ability to install a gas fireplace insert, they are a great alternative.
