I could hardly believe it was time to turn the calendar to November. Where has the year gone?

The last half of the year has served up a mixed bag of real estate news. CNNMoney reported the possibility of securing a mortgage rate below 5% greatly improved in recent weeks. The foreclosure fiasco got messier with allegations of inaccurate documentation. New home construction sailed to a five-month high in September just as building permits fell to the lowest level in more than a year. Some real estate professionals report a resurgence in business as qualified buyers take advantage of the buyer’s market - others report their bottom line looks more like a flat line. 2010 has been quite the ride so far.

Renting a Car for Holiday Travel?

Approach the rental counter with confidence knowing whether you really need to get the supplemental insurance offered by the rental car company. Car insurance group Progressive offers these tips to help you make a smart decision. • Before you leave on your trip, call your agent or insurance company. They’ll give you the details for your policy. Generally, if you have liability and physical damage coverages, there’s a good chance you don’t need to buy the supplemental coverage. If you review your policy, you might see a coverage called rental reimbursement listed. Keep in mind that this coverage doesn’t protect you in a rental car; rather, it pays for a rental in case your car needs to be repaired following a claim. • Check with your credit card company. Some credit cards provide free coverage if you use their card to pay for the rental. This coverage applies in many but not all situations, so be sure to ask for an exact description of what’s covered. • If you end up choosing to buy insurance from the rental car company, check to see what’s covered. If personal effects aren’t covered, they’ll likely be covered by your homeowners’ or renters’ insurance. You may also want to bring a copy of your insurance declarations page with you as a reference. Your home’s roof is its first line of defense against rain, snow, cold air and harsh weather in general. And so if you’re smart, experts say, you’ll want to check what kind of shape yours is in twice a year. That means being on the look-out for missing shingles or deteriorated flashing (the metal that seals bends and joints on skylights, chimneys, etc.). More than 90 percent of roof damage occurs in these two areas, and catching it early can be key to preventing bigger problems. Here are more hints that can help: Knowing When To Inspect Check your roof every spring after severe weather and every winter before the worst weather sets in. • Examine the roof edge for damage from wind, rain or ice dams. The dams occur when water freezes and backs up under the roofing system. • Inspect for signs of mold, algae and mildew, such as dark spots and discolored shingles. Inadequate or faulty shingle underlayment can be behind this. • Look for blistering or peeling paint due to poor attic ventilation.

In markets where sellers outnumber buyers, many sellers continue to lure buyers to their properties with added bonuses. Bonuses advertised this week: $2000 toward new kitchen, 2 tons of pellets for wood stove, $1000 in merchandise from antique shop, $1000 toward closing costs and $300 toward driveway plowing, Gift certificate for carpet cleaning rental plus shampoo, or how about a free survey and full tank of fuel oil. Sellers have been known to offer incentives directly to agents as well. One builder, for example, offered a $5,000 American Express gift card to agents in exchange for a buyer who signed a contract on a Long Island City, N.Y., condominium. The agent who brought in a buyer for a penthouse in a financial district building in New York City was promised a fully paid lease on a BMW for a set period of time The main advantage of incentives? “They often attract attention to one property in a sea of available homes, says Noah Freedman of Bond New York Real Estate. Ten Things To Remember When Buying A House: Buying a home is a stressful time for even the most experienced hands. You’ll hear a lot of advice from neighbors and experts alike during the process. Here’s a list of 10 things you might not have thought of when it comes to purchasing a new home.

1. How long are you in for? Life moves fast these days. The world of living in the family home for 40+ years isn’t a reality for everyone anymore… whether work or just the impulse to stay on the go compels you, make sure you have a realistic understanding of how long you will really want to stay in your home. An awareness of this ties into everything, from the cost to the location to the size of a home. 2. Buy within your means - This one would seem self-evident… except that people still tend to get in over their heads. A good template to take a look at is the Federal Housing Administration’s guidelines for affordability. Even if you have a sizeable amount saved up for a deposit and won’t need an FHA loan, their conservative ideas on how much you can afford could still be a big help. 3. Appearances can be deceiving - Homeowners put their best “face” on when their homes are up for sale. A well-dressed room with a strategically placed flower vase or two can easily distract you from more serious issues at hand. Do the current owners have a really great couch and a 71-inch plasma? Well, you might not. Try to picture the home without all the bells and whistles and see if it still holds up. 4. You’re allowed to ask questions - Many people are so intimidated by the home-buying process that they allow themselves to be led around by more “experienced” hands. Remember, you’re “experienced” at living your own life… you know your needs and wants better than anyone. Do your research beforehand and don’t be afraid to ask the questions that matter to you and your family. 5. Hire your own home inspector - The bank will of course demand a home inspection, but it’s a good idea to hire your own, as well. Rather than just seeing if the home fits into a number on the loan, your own inspection can tell you things you never realized you needed to know about your home. An in-depth knowledge of your home will only help you in the long run. 6. If you’re buying new, check out your builder - Never assume that because someone runs a large business and has built a huge development down the street that they are necessarily professional. amazed at how many builders are able to slip sub-par constructions by. Ask around. Investigate. 7. You’re allowed to be picky - Buying a home isn’t a situation in which you have to be polite at all times. You’re betting your financial future and your well-being for years to come on this purchase. You’re allowed to nitpick and assert yourself on issues that are important to you. 8. Buy the right homeowner’s insurance - Live in a flood zone? Then why are you covered for earthquakes? Think about the real life scenarios that can take place in your geographical area and get prepared. General coverage purchased just to please the bank isn’t going to cut it. 9. Deal with reality - When assessing your financial picture, be realistic. Take a look at your current fi-

nancial situation… not the one you think you’ll reach in a few years. Don’t do the “I’ll get that promotion in May” routine and cross your fingers. 10. Your needs might not line up with everyone else’s - You hear the same things again and again about home buying - Is it near good schools? What’s the neighborhood like? Don’t assume, however, that these are your needs. Maybe you aren’t planning on having children, maybe you grew up in Manhattan and like noise... As the cold weather and holidays approach, homeowners are preparing to spend more time indoors. Winter utility bills can get expensive, and in an economic climate as biting as the frost, consumers are watching every penny. From insulation, to appliances, to faucets, these upcoming months are an opportune time for homeowners to make their homes more efficient, reducing costs and the family’s carbon footprint. Aside from the more obvious advice, such as unplugging electronics when not in use to avoid phantom draws, many long-term solutions will help you save energy and water every day without any added effort.

“Homeowners are very aware of their responsibility to use less water and energy each month, both for environmental and cost-saving reasons,” says Paul Patton, senior product development manager at Delta Faucet Company. “But as the weather gets colder, few are willing to give up their long, hot showers.” Patton adds that while changing habits and behaviors is worthwhile, homeowners should also consider products that are engineered to offer comparable experiences with built-in efficiencies. Here are five easy home improvement tips to help make your home more comfortable and efficient this winter: Replace your windows: Energy-efficient windows can save families a lot of money in the long run and although replacing them can be a significant investment, fall is the perfect time to replace old windows before the freezing temperatures blow through. Some replacement windows can be built to meet or exceed Energy 24

Star standards in all climate zones, making your home more comfortable and efficient. Install ceiling fans: You might think that ceiling fans are only for the summer months but in the winter, a ceiling fan can push heat down from your ceilings, circulating warmer air around the room. Your heating system won’t have to work as hard, cutting heating costs. Install a water-saving showerhead that doesn’t sacrifice the experience: Warming up in a hot shower on a cold morning doesn’t have to feel like a guilty pleasure. Delta Faucet offers water-efficient H2Okinetic Technology (R) that blankets the body in a warm spray while using up to 36 percent less water than the industry standard of 2.5 gallons per minute. The technology manages droplet size, velocity, spray pattern and thermal dynamics, which ultimately covers the bather in larger water droplets that retain their heat longer. More than 50 percent of Delta bath suites feature showerheads and handshowers that meet the latest specification introduced by the U.S. Environmental Protection Agency’s WaterSense (R) program. Dodge the draft: Check for drafts and potential air leakages around doors and windows, in the attic and basement, and throughout the home. To locate drafts, aim a fan at the cracks

outside of doors and windows. On the inside, have someone hold a lit candle. If it flickers, you have a draft that you’ll need to treat by sealing with caulk, spray foam or weather stripping. Or have a professional conduct an air leakage test using diagnostic equipment. They can make specific recommendations to improve the energy efficiency of your home. Install a water-efficient faucet: Often we let our faucets run longer than needed, wasting water and running up our monthly utility bills. The Linden (TM) pull-out kitchen faucet can help reduce the amount of water homeowners use in the kitchen with a water-saving default flow rate of 1.5 gallons per minute. For bigger tasks such as filling a pot, a simple toggle on the wand will increase the flow to a high-performance setting. Remember, this year as the temperature falls, so too can your monthly utility bills. Many federal, state and municipal incentives will reimburse you for making your home greener saving you green as well. Cold-weather driving definitely presents its challenges. Aside from the chance of getting stuck or stranded in less-than-ideal weather, there’s also an increased risk of accidents when roads aren’t in optimal condition. In fact, 24 percent of accidents are weatherrelated, according to the Federal Highway Administration. The best way to avoid a weather-related accident is to refrain from driving when conditions aren’t ideal. But since that’s not always possible, you should take steps to protect yourself and your vehicle before the weather turns bad. The National Highway Transportation Safety Administration recommends taking the following actions before winter hits: * Get your car serviced to see if you have any major issues that could leave you stranded in bad weather. * Make sure your battery has enough power to start your car in cold weather. * Make sure you have the proper amount of coolant to avoid freezing and consult your owner’s manual to see if you should change the coolant/water ratios. * Fill up on wiper fluid and inspect your windshield wipers. * Check tires for cracks and worn tread. Make sure your tire pressure is at recommended levels as colder air can cause them to deflate.

* Stock your vehicle with emergency items like a shovel, sand, blankets and jumper cables. These preparations can also help protect your vehicle from winter wear: * If you drive a truck, spray-on truck bedliners, such as those offered by LINE-X, can help protect your truck bed from rust and other negative effects of road salt and extreme temperature changes. Now that you have all the information to prepare your car for the winter, be sure to drive carefully and pay attention to other drivers - not everyone is as well-prepared for winter driving as you are. Whether you have refinanced your existing home loan or taken a second mortgage, your lender should send you a Form 1098 each year which indicates the amount of mortgage interest you’ve paid during the year. In most cases, that amount is tax-deductible on your Federal income tax return. You will need to file a Schedule A in order to itemize your deductions to claim this benefit, but the savings are worth the extra work for most taxpayers. You should also receive an annual escrow statement indicating how much of your mortgage payments were used to cover expenses like homeowner’s insurance and real estate taxes. If this doesn’t land in your mailbox in a timely manner, call your lender and ask for this information. It is important to keep your eye out for your escrow statement because property taxes are also deductible, and in Texas particularly, this represents another powerful tax break. If you pay your taxes on your own, you might do a quick review of your likely income for the next year. If your income will be substantially higher one year vs. the next, you might want to load up on deductions and pay your property taxes in the calendar year in which your income will be higher to maximize the value of the deduction.
