Death of the

Dining Room

Say goodbye to the formal dining and living spaces, and hello to planning centers, oversized pantries and impressive mudrooms as standard items in a new home. "Consumer trends are heading toward living designs that are much more open and flowing as opposed to fixed and formal," said Scott Thomas, director of product development for Pulte Homes. "This lends itself to more flexible spaces in a new home instead of seldom used formal areas such as living and dining rooms. "As many families experience, the heartbeat of a home is the kitchen. Today's families don't limit the kitchen to just cooking and eating," says Ian Wild, director of research for Pulte Homes. "It's where kids do their homework and mom browses web sites on her iPad. The kitchen is utilized as a dining area, study, and entertainment room all in one." As part of our consumer research, we realized that families wanted and needed a space where they could do all those things, but be near each other. Homes by Pulte now include a Pulte Planning Center, conveniently located just off the kitchen as a dedicated space to pay bills, do homework, and organize the family's busy schedule. Many families suggested this as the computer room or charging room for phones, iPods, lap tops and more while others have said this is a good second office.

Flawed Appraisals Impacting Home Sales,

Hampering Housing Recovery One out of three builders are reporting losing signed sales contracts during the preceding six months because appraisals on their homes are less than the contract sales price, according to a recent nationwide survey conducted by the National Association of Home Builders (NAHB). “The inappropriate use of distressed and foreclosed sales as comparables in determining new home values is needlessly driving down home prices, killing home sales, causing more workers to lose their jobs and delaying a housing and economic recovery,” said NAHB Chairman Bob Nielsen. Too often, due to faulty appraisal practices, brand new homes with sparkling appliances and interior upgrades get compared to a distressed property that has been sitting vacant and in disrepair. The result, in many cases has been that the new house winds up getting appraised at less than the cost of construction.

This Old House Names Top Product Picks

This Old House editors hunted through thousands of products to find the 100 Best New Home Products, the most unique, helpful, and coolest home products in seven categories. "This isn't just a list of new products--they're products with real value," says Scott Omelianuk, Editor of This Old House. "We worked hard to find things that were truly unique and would make a difference to our readers and their families, either through long term savings or ease of use or products." Topping the list are practical items like the Smartfan bathroom fan that stays on until the humidity’s gone, and the ingenious Pivot Power Flexible Power Strip designed to easily accommodate bulky power packs and plugs (Quirky.com). Looking for something nontraditional but functional? Check out the Paperless Wallpaper from Troveline.com, Pfister’s Periscope Faucet or the ultra-cool DIY Library Ladder kit from Rockler.com. “Resolving inappropriate appraisal practices and restoring the flow of credit to home builders will not only help to put America back to work, it will provide badly needed tax revenues that is essential for local governments to support schools, police and firefighters in communities across the land,” said Nielsen. (NAHB December 2011)

That is precisely what is occurring in today’s marketplace, according to the NAHB survey, where a full 60 percent of respondents reported they were experiencing appraisals coming in below their contract sales price. Of those reporting that they had encountered this problem, 53 percent said the appraisal amount was actually less than the cost of building the home.

New-home construction stands ready to serve as an engine for economic recovery. Building 100 single-family homes creates more than 300 fulltime jobs and provides $8.9 million in federal, state and local tax revenues.

Focus groups revealed that the garage is becoming the home's main entry and exit for many families. Since laundry rooms are too small and most people use the back entry to their homes, PulteGroup has created the drop zone. These are bigger versions of the popular mudrooms, with drop zones and individual stalls and benches so children can quickly put on and take off coats, hats, and boots, or hang up their backpacks while parents can drop-off their briefcase and purses, and/or place the mail in a basket.

Majority Say Banks Should Slash Mortgages

A large majority of those surveyed say banks and mortgage lenders should be forced to slash the mortgage principal owed by homeowners who are in danger of foreclosure, according to a new Housing Predictor opinion poll. The survey found that 60% feel that lenders should slash mortgages for loan holders to aid the overall U.S. economy. Banks and mortgage firms made home loans to just about anyone who could sign their name during the real estate boom, and are now facing an unprecedented foreclosure crisis, with millions of additional foreclosures projected in coming years. However, the major issue for tax payers surrounding the crisis is how the massive volume of failed mortgages are going to be paid for and it’s becoming abundantly clear to Americans that higher federal taxes will be used to bail out the banks and pay for the failed mortgages. Freddie Mac and Fannie Mae have been bailed out by tax payers at more than $1.4 billion. newsShorts that meeting is an idea of how much you can afford to spend, but also estimates of how much it will cost to complete each of the tasks you want to finish. Armed with your list and your budgetary figures, go through each item, weighing the pros and cons of both doing it now and letting it wait. You’ll inevitably have a lot of options, including putting things off and saving more money throughout the year, or investing some money in repairs now and letting your savings grow for midyear projects. Your long-term plans for your home should also come into play. If you’re planning on selling anytime soon, consider carefully whether the projects you plan on doing will pay off at sale time. If you’re working with a Realtor, you might even want to discuss with them the best fix-ups and repairs within your budget. Money Saving

Energy

Efficiency Tips Saving money is on everyone's mind this winter season. If you're looking for ways to save, look at your home, and see if Between the holiday expenses, colder temperatures and tight you can improve on your energy efficiency - thereby keeping a budgets, finding ways to reduce costs can be a bit of a challenge. few extra dollars in your pocket. * Program the temperature. You already know that the lower you set the thermometer in winter, the less your furnace will work. Having the temperature set in the low 60s when out and about makes perfect sense. But when you are home, setting the temps a bit higher will help keep you comfortable. Instead of continuously running back and forth to the thermostat to constantly keep readjusting the temperature, install a programmable thermostat and preset the times you want the temps lower or higher.

L i f e and H o m e s

* Clean your heating and cooling system. To help your furnace operate better, hire a qualified company to clean the ducts, blower, cooling coils and heat exchanger. To find someone certified contact NADCA - the HVAC Inspection, Maintenance and Restoration Association. NADCA recommends homeowners clean their heating and cooling systems annually, because dust and pollen build up on your ducts, and then recirculate through your home. This buildup of dirt prevents your furnace from efficiently running, making it work harder and run longer to maintain the temperature you set. "A clean heating and cooling system helps to increase the airflow through your furnace, which in turn helps to make your home more comfortable," says Matt Mongiello, president of NADCA. "And when you combine a clean system with controlled 6

temperatures, you'll notice the savings on your utility bills." * Wash clothes in cold water. Every household processes about 400 loads of laundry per year, according to the California Energy Commission , making your washer one of the biggest water consuming products in your house. To help save on energy, wash your clothes only in cold water so you don't have to spend money using the water heater. And make sure you only process full loads to help conserve the number of loads you run and water you use. Additional energy savings can be found by line drying your clothes, or running them through the dryer for half the time, and then air drying them the rest of the time. Across most of the country, humidity levels tend to be lower during the winter months, which helps to speed up the clothes drying process. * Unplug appliances. The amount of electricity consumed in your home often can easily be reduced by just unplugging and turning off items. According to Lawrence Berkeley National Laboratories, 5 percent of residential energy use in the U.S. is used when appliances are in the off position. Consider unplugging smaller appliances such as your microwave, cellphone charger,

coffee maker and desktop computer which can continue to consume energy, even when you're not using them. If the appliance has a clock, or electrical display of some sort, electricity is needed to keep those items illuminated. If it's a hassle to unplug these items after each and every use, consider putting them on a power strip, so you can quickly and easily flip the switch on and off when you need to use the appliances. Tightening down on your energy usage can help you save a couple of dollars here and there, and also keep you more comfortable in your home. So sit back and relax in your home and enjoy the winter season. (ARA)

Top Home Decor Trends for 2012 From warm woods and creative colors to memorable murals and tailored textures, interior designers and industry experts predict 2012 will offer a multitude of options for those interested in giving their homes a fresh look. Even better for today's cost-conscious consumers is that many of the trends are easy and inexpensive. textures and fabrics will include iridescent metallic The facts about furniture According to Emmy Award-winning home design expert, author and TV/radio personality Christopher Lowell, upholstered furniture coverings are being driven more by texture and less by prints. Yesterday's bulky, stationary pit sofa will be replaced by lower backs and seats along with smaller "footprint" pieces clustered into conversation groups for more flexibility and ease of interaction. Stacy Garcia of Stacy Garcia Design Studio sees a movement of woods from very dark mahogany and espresso to lighter and mid-toned woods, with raw, natural walnut, cherry and white oak being especially prevalent.

Make a statement

Light up your life According to Bradburn design team manager Martin Lucki, lighting options will include linen shades with clean tailored lines and a play toward texture. Lamp bodies will be made of carved reclaimed woods deftly finished in soft, neutral tones that showcase the natural wood grain. Beverly Hills designer Christopher Grubb of Arch-Interiors Design Group, who considers decorative lighting "the piece of jewelry in a room," recommends architectural sconces for applying makeup or shaving to avoid the shadows cast by overhead lighting.

Decorating on a dime According to artist/designer/author Pablo Solomon, people will continue to look for unique, costeffective ways to improve their homes. They'll buy and restore secondhand furniture, swap artwork and accessories with friends, and use yard sale proceeds to purchase new items for their homes. Consignment stores and estate sales will be hot in 2012, adds best-selling author and home design expert Lauri Ward of Redecorate.com, with people discovering the benefits of buying older, distressed pieces that are well made and affordable. Chairs and sofas that can be reupholstered or slipcovered, and cabinets for storage, will be sought for their quality as well as the aesthetic interest they add to modern rooms. (ARA)

Deborah Wecselman of DWD Inc. suggests starting with neutral hues of taupe, beige, cream, grey, black and white, and then adding unexpected pops of color with bold accessories from bright yellow paintings to royal blue vases. Dennis echoes this vibrant color spectrum, with rich jewel tones like emerald, amethyst, sapphire, ruby, garnet and citrine along with deep teal, fuchsia, honeysuckle, coffee and gold.

Kitchen designer/blogger Susan Serra sees a renewed interest in woven or knotted textures on rugs with "back to basics" motifs that harken back to simpler times. These rugs are easy and cheerful to live with, make a design statement, and serve as interesting foundations for rooms with upholstered or casework furnishings most often seen in neutral colors. Lowell also sees a trend toward investment area rugs on tiled floors or those resurfaced with wood or faux wood veneers for better wear and tear and a greater perceived home value.

For homeowners interested in adding life and personality to a bedroom, living room, family room or office, a decorative wall mural is a quick, cost-effective way to go, explains Todd Imholte, president of Murals Your Way, whose products have been featured on the TODAY show, Extreme Makeover: Home Edition, Divine Design, Man Caves and Moving Up. Modern Systems Go Beyond Security Forget the days when home security systems were intended only to keep the bad guys out. "Today's security systems don't just respond to an emergency by calling out the police or fire departments," says Jonathan Klinger of Honeywell Security. "They help homeowners control access to their home remotely, check in on their loved ones, be informed when important events occur and reduce energy costs."

Remote Control

Energy Management

Long gone are the days when the only way to control your home security system was through a keypad installed inside the home. With the use of handheld devices booming, home security systems have had to keep pace. Systems like Total Connect allow you to use a handheld device whether it's your smartphone, iPad or laptop - to remotely connect to and control your home security system. Apps make it easy to access real-time video and information from your home's security system, and completely control the system from anywhere.

Wireless systems like Honeywell's LYNX Touch facilitate communications among multiple energy-control and home-environment devices. For example, while programmable thermostats can reduce energy costs when used properly, remembering to set them, or figuring out how to program them, can be challenging. LYNX Touch can actually be used to automatically adjust thermostat settings, reducing heat or air conditioning when you arm the system as you leave the house, and increasing settings when you return home and disarm the system.

Modern systems employ wireless technology to make installation faster, and damage free. Homeowners can have a system installed in their existing homes or new home construction with the confidence that the installation will not require opening walls or ceilings.

Disaster Prevention

Adding video cameras into a security system can

When positioned in key areas like bathrooms, laundry rooms, kitchens or utility rooms, environmental sensors can alert you to flooding, leaks and extreme temperatures - all situations that could cause damage to your home. When used in conjunction with a remote services product, like Total Connect, environmental sensors can help you catch and repair potentially high-cost problems before they turn into total disasters. "Given the costs associated with burglary, flooding and other potential problems that home security systems can help catch, these systems are a costeffective way to protect your home and stay connected," Klinger says. (ARA)

Of course, some sensors in a home security system will monitor access points into your home. The systems can let you know when a door or window is opened and, depending on the system, who is actually in your house. With environmental sensors, however, a home security system can do more than just protect your home from damage related to fire or a break-in.
