“Instead of the expensive ($400 /week in my town) dumpster for serious de-cluttering, we rented a UHaul truck ($30). We moved all the trash, including old furniture into the garage which took about four days. We then rented the truck for 1 day, loaded it up and drove to the dump. There we were able to unload all that trash for free. There were even a couple people there who took the old furniture as we unloaded it. I guess it’s true that one man’s trash is another man’s treasure. That was a BIG savings!” The same idea could be used to de-clutter your home in preparation for putting it on the market.

Moving on a weekday when banks and utility offices are open can be helpful and relieve some inevitable stress. Many truck rental locations offer lower per mile rates on weekdays - be sure and ask when calling to make your rental reservation. And how about this idea for recouping a little money after the move? “We broke down our boxes after moving, stored them flat and ran a free ad in the local shopper. We sold the whole batch for $50. A little extra change for us, and the boxes were disposed of by someone who needed them.”

Master baths top most homeowners’ lists and four in ten will be skipping the tub, according to a Houzz Bathroom Remodeling Survey. The experts at Simonton Windows have created the following checklist to help you hire the best window installer for your project. • Seek out written estimates from at least three different installers. If there are price variations, ask for an explanation and don’t simply select the lowest bidder. Have the installers itemize their estimates. • Verify professional licenses, insurance policies and bonding. • Do a background check through Angie’s List, the Better Business Bureau or other agencies in your area on any contractor you’re seriously considering for the project. • Determine if the project bid being offered by an installer is an estimate or a fixed price. If it’s an estimate, determine a specific amount the price could increase by on the job and set a cap limit. • Visit current jobsites of installers you’re interviewing to see their safety practices, how they treat the homes and property, and to gain a feeling for their work skills. • Consult with your homeowner’s insurance company to see if there are any additional considerations you should know about when having work performed on your home.

Umbrella Insurance: Are You Adequately Covered?

If you have auto insurance, you probably think you have all the coverage you need for yourself, your spouse and your teenage drivers. Likewise, your homeowners insurance will take care of repair costs in case the pipes burst or there’s a fire. But what happens if you get sued? If your 17-year-old son is involved in a car wreck that seriously injures a neighbor, or if a child gets hurt in the backyard swimming pool, you could face a mountain of medical and legal expenses. If those expenses exceed the coverage provided by your insurance policies, you would be responsible for covering the remaining costs. In these situations, an umbrella policy can be a lifesaver. Umbrella insurance is a supplemental personal liability policy that provides coverage above and beyond the liability coverage provided in your homeowners and auto policies. An umbrella policy shields your existing and future assets including wages, an inheritance or other windfalls. It covers you for accidents on your property or car accidents caused by you or your dependents. “Many people don’t understand what an umbrella policy can offer,” says Charles Valinotti, a senior vice president with insurer QBE North America.

Umbrella insurance is similar to homeowners insurance, Valinotti says. If a guest winds up hospitalized after dining at your home due to your negligence and sues you for $350,000, though your homeowner’s policy only covers the first $300,000 in losses, the umbrella coverage would take care of the remaining $50,000. Since it is a form of personal insurance, an umbrella policy will not protect you from lawsuits related to your business. It also will not cover accidents caused by high-risk activities like drag racing. Umbrella policies typically provide from $1 million to $5 million of additional coverage. To purchase an umbrella policy, you must have insurance that provides a specific amount of maximum payout. So you may need to increase your auto or homeowners coverage to qualify for an umbrella plan. In some locations, a policy providing $1 million in coverage will run about $350. The actual cost will depend on the value of the policy, your location and other factors. • Discuss interior and exterior access to your home with the potential installers. Ask about their cleanup policies, bad weather policies and what other situations may influence their performance. Make sure the installers and their subcontractors are bonded.

These are a listing of just some items homeowners should consider before hiring a contractor or window installer. Check with your local Better Business Bureau, home builder’s association and other local professional organizations for additional suggestions. (HIT)

After your auto or homeowners liability coverage is exhausted, an umbrella policy is applied to cover outstanding expenses, Valinotti says. For example, if you are liable for $400,000 worth of damage and your auto insurance pays a maximum $300,000 in medical expenses per accident, the umbrella policy would pick up the remaining $100,000.

• Make sure you completely understand all the terms and conditions of a contract before signing.

• If your project is estimated at more than $6,000, investigate the option of having the installer post a performance bond for the entire cost of the project.

Contractor Tips

Never pay the full price up front – Establish a payment schedule and adhere to it. Withhold final payment until the entire project is completed to your satisfaction and all required inspections and certificates of occupancy are finalized. Get everything in writing – State law requires a contractor to provide a written contract for home improvement work. The contract should include a time line for work to be completed, a payment schedule and specifics about the project – such as types or brands of materials. On larger projects, architect or engineer plans should specify virtually every detail. Remember any verbal changes to the project must be added to the written contract. The contractor is only bound by what is in the contract. Keep copies for your records. Know where your payments are going – Contractors are required to deposit progress payments in an escrow account. The payments are to be used solely for your project, any withdrawal must bear a “reasonable relationship” to the work completed. The contractor can otherwise obtain bond insurance to protect your money. Know which option your contractor will use. Never do business with a contractor who is unwilling to abide by any of these conditions. Even if the contractor seems reputable, it simply is not worth the risk. 4. Check Your Smoke Detectors – Properly installed and maintained smoke detectors save lives and protect against injury and loss due to fire. Replace batteries yearly or as soon as you hear a low-battery warning. Smoke alarms should be replaced completely every 10 years. 5. Create Backups- To avoid being locked out of your house, make extra copies of your keys, and keep them in a secure spot.
