Selling Your Home?

Fast & Effective Selling Tips

First impressions of a home go a long way to determining how quickly it will sell. Here are a few suggestions that will make your home show well. * Be sure the approach to your home is clean, tidy and well groomed. Brass should be polished, paint on the door should be in good condition and the door should be washed clean of fingerprints and paw marks. * If your home is a single family house, be sure the grass is cut, leaves raked, plant beds mulched and weeded, etc. * If your home is in a multi-family building, be sure the approach and hall to your home is clean - even if it is not your job! * Be sure your home is tidy and uncluttered. This includes closets, cabinets, garages, and other storage areas. When “stuffed,” no amount of storage “shows” as adequate. When really messy, no room looks charming. * Make any repairs that are noticeably needed. Door handles and locks should fit well and firmly. Exterior doors should shut and lock solidly. Drains and downspouts should be firmly attached and clear of debris so water flows freely. Attached light fixtures should be firmly attached. All switches should turn on whatever they were designed to turn on — light, fan, disposal, etc.

* If you have a sure sense of decorating, and especially if you plan to leave color coordinated window treatments, you might leave more definite colors in place understanding that a potential buyer with no imagination might be put off by them. Still, beautiful decorating which is not neutral undeniably attracts some buyers. * Dark homes show badly. Make sure lamps are on and that there is as much natural light as possible; have curtains, shades and blinds open. Buyers are looking for a home they can see themselves living in. Follow the above tips and you will position your home to sell quickly. How To Choose

A Storage Shed If you own a house, at some point the need for extra storage space soon becomes evident. Arguably the most common solution is to purchase a storage shed. There are hundreds of styles and options available, but taking the time review these 5 key steps will enable you to make a smarter decision.

4. Consider the grade and accessibility of the location. A level site is the starting point for all shed construction The greater the grade, the more work needs to be done. Typically a grade of 6” or less over the dimension of the shed can be compensated for by using patio stones, especially for smaller units. In areas faced with frost upheaval or poor drainage, it is recommend that at least 6” of topsoil be removed and filled with screening stone (1/2” or smaller gravel is also acceptable). 5. Be considerate to your neighbors! Don’t put up something that belongs in a junkyard. Most municipalities require that storage sheds be 2 ft from the fence or property line, so be sure to check ahead of time to avoid any aggravation. Talk to your neighbors about your intentions – 99% of the time they will appreciate your concern and be very supportive of your project. If ordering online be sure to read warranty and returns information carefully as often goods of this nature cannot be returned. A fancy website does not always mean a company stands behind its product – do your research. Most companies offer either pre-cut or pre-fabricated kits delivered to your residence. If choosing a fully installed product, deal with a local company with a fixed location (avoid the ones that set-up at seasonal locations), and again be prudent with your research. 2. Is the shed going to play a prominent role in your day to day activities? If so, make sure that

3. How important is the look of the shed to my property? Anything you erect will either add or impair on your property value. Metal and vinyl are the least expensive options but tend to look ordinary. Wood and pre-finished sidings normally add character and value but are usually more expensive.

1. What is the primary function of the shed? If storage space is the key requirement, figure out how much space is needed. A small 4’ x 8’ lean-to style provides sufficient space for small tools, but larger items will require more space. Consider choosing the largest size that you can afford, which still blends in with your landscape. Remember that most municipalities require building permits for any building over 100 sq. ft.

you choose a style and options that give you good access and provide adequate lighting. Windows and skylights provide plenty of natural light, but it is common to run electricity to the shed. For easy access, make sure that the doors are at least 34’ wide, as most lawn mowers will easily pass through.

April

* Conventional wisdom dictates your home should be “neutralized.” You can’t really go wrong following this advice. You know the drill — beige or soft gray carpet, beige, gray, or taupe walls, white or off-white woodwork and ceilings. Sometimes a very soft gold or a soft sage green can also “read” as neutral.

From Deck To

Dream Outdoor Oasis If your deck suffers from weathered wood, loose railings or dated balusters, you’re not alone. Consider these five ways you can update your deck and grow your real estate value: Add or update post caps If you want to add a bit more pizzazz to your outdoor space, give your deck the Deckorators touch with classic copper post caps or solar powered caps that illuminate once the sun sets.

Replace balusters Balusters are connected to the railing vertically and provide an important safety feature. If your wood balusters are worn, you can instantly upgrade your outdoor space with new options.

Bring back deck boards Protect the integrity of the wood and refresh the look of your outdoor space by cleaning deck boards and giving them a new coat of paint or stain.

Refresh railings Deckorators co-extruded composite CXT railing is ultra-low maintenance and gives you the options to mix-and-match railings, posts, balusters and caps for a look that’s entirely your own.

Install lighting A great deck will serve as an extension of your home both day and night. One great option is

newsShorts Solar Accent Lights that can be placed on posts to illuminate pathways and deck edges. (BPT) Join the Conversation: Go to www.facebook.com/ pages/Lifeandhomes.CapitalRegion to leave your thoughts on this and other articles.

Spring DIY Home & Landscaping Projects

It’s been an unusually cold and snowy winter but with warmer weather arriving soon, you can create a feeling of spring indoors and out with some simple do-ityourself projects. Roll up your sleeves and embrace the season of growth with these home and gardening tips:

A fresh coat of paint is the perfect way to bring springtime indoors. Find inspiration from outdoor hues such as fun yellows, vibrant blues or a bright blend of pinks, oranges and reds. Start with an accent wall, which you can complete in just a few hours for under $50 with supplies from your local home improvement store.

Spread the spring theme from your freshly painted walls into your outdoor gardens. Start now by planting seedlings indoors for delicious edible plants and beautiful, colorful blooms you can enjoy all summer long. Lowe’s garden center offers regionally relevant plants and the tools necessary for potting, planting and transplanting seedlings into your backyard garden once spring arrives and the ground thaws.

PROGRAM SCHEDULE

As temperatures begin to warm, soon you’ll be relaxing with family and friends on your deck or in the backyard around a fire pit. Take time now to get prepared for spring and summer days. Decorate and furnish your outdoor space with allen + roth patio furniture from Lowe’s. From bistro sets perfect for enjoying breakfast to conversation sets that will make your guests linger during longer days, you can create a specialty look at affordable prices.

Get a jumpstart on your landscaping projects by removing traces of winter from your yard. As soon as the snow melts and the ground thaws, pick up or mow leaves and fallen twigs, trim or prune the bushes and give your grass a professional look by edging along paved pathways. Kobalt offers all the tools you need in its new outdoor power equipment line. Launched this spring, the line includes seven cordless tools that all operate off a single, interchangeable, 40-volt lithium ion battery. The selection includes two push lawn mowers, a chainsaw, pole saw, string trimmer and edger, blower and hedge trimmer. No need to wait for all the batteries to recharge - just switch them out from tool to tool and you can spruce up the yard in no time. Spring is calling with these simple, affordable DIY projects that are sure to leave the winter blues behind you. In a weekend or less, your home and backyard will feel a sense of spring renewal that will provide long hours of enjoyment for months to come. What is a fee only Fina ncia l Pla nner a nd Why Should I ca re?

Answer:

Your Fiduciary: as a registered investment advisor Firm, it is required of us to always act as our clients fiduciary. this means always putting our clients best interests first. this is in contrast to that of a Broker/Dealer relationship, as Broker/Dealers are only required to make “suitable” recommendations versus always being required to make recommendations that are in your best interest. Transparent: Registered investment advisor Firms are required to always fully disclose all fees and potential conflicts of interest to you, the client. our clients know exactly how much they pay for our services in a clearly spelled out written agreement – again in stark contrast to traditional Broker/Dealer representative requirements on transparancy. Fee Only: as a registered investment advisor Firm, we are compensated from fully disclosed fees, and accept no commissions or any other forms of third party compensation, thus eliminating any conflicts of interest. again, as a Registered investment advisor Firm, we are always required to act in your best interest, and we can think of no better way than by refusing commissions and third party incentives for recommendations we make that create conflicts of interest.

In addition to all of the above, we are:

Capital Region

Independent – We work for our clients, rather than representing a specific bank, investment or insurance company. We have no sales quotas, contests and accept no compensation from third parties, therefore we can offer our clients many, many more investment options at a much lower cost.

L i f e and H o m e s

Are you ready to experience the fee-only difference? We are never paid commissions or referral fees, We do not sell products (loaded mutual Funds or ”other products”). You pay for our objective, unbiased advice and expertise, which aligns your goals with our goals – to grow your wealth. 518-431-9880
