"Don't Sweat The Small Stuff" might be a catchy title for a book but it can be poor advice for homeowners. Just ask my buddy who put off dealing with what he thought was a small leak. Mold remediation, sheetrock, and hardwood flooring replacement. As a good rule of thumb homeowners, never put off ANY repair involving water. Taking a few minutes to tackle small tasks like annual cleaning of the intake screen on your basement sump pump can help you avoid costly water damage. The same goes for removing debris from your home's gutters. While you're outside tending to the gutters, take a lap around the house to see if downspout extensions directing water away from your foundation may have become detached over winter. Moisture can wreak havoc on wooden porches and decks. You can easily extend the life of your deck by applying a quality grade sealer yearly. Sweeping up wet leaves, pulling ivy that may be wrapping around deck boards, and elevating potted plants on the deck to allow airflow underneath all help protect decks from moisture damage. Little stuff. Big savings. Speaking of sweating, I know some homeowners who were more than a little nervous about potential tree damage to property during this year's epic April snow event. Fallen trees can cause significant damage to a house and pose a huge safety risk. This one doesn't necessarily fall under the small stuff/DIY category but it's something you can't afford to put off. If you’re not sure whether or not a tree is dangerous, consult a qualified tree professional. Spending time and effort on small household maintenance items can be a good investment. As Ben Franklin wisely said, An ounce of prevention is worth a pound of cure.

Before you spring into action cleaning your home this season, you may want to consider a source of dirt you can’t see but do need to deal with: air ducts. Your home’s heating and cooling system is the lungs of your home. The system pulls air from your rooms; filters, heats or cools it; and sends it back out again. As a result, dust motes, dander, smoke, pollen and anything else in the air gets stuck in the ductwork. This can be serious for allergy and asthma sufferers, as well as young children and the elderly. Fortunately, there can be an easy answer. The experts at the National Air Duct Cleaners Association (NADCA) say HVAC system should be inspected and cleaned regularly by a reputable, certified HVAC professional. The ones who are NADCA members possess general liability insurance, are trained and tested regularly, sign on to a code of ethics, and must clean and restore your heating and cooling system in accordance with NADCA standards, so they provide a high level of security. Properly selected and placed trees can add more in livability and value to the home than any other landscape feature. They can help to absorb noise, freshen the atmosphere, serve as windbreaks, provide privacy, protect, shade, shelter and divide grounds into several use areas. Always consider the ultimate size of the tree before planting, advises Christopher Starbuck, Dept. of Horticulture at University of Missouri. Failure to do so leads to excessive shading, increased pruning requirements and root problems. He offers the following reminders: • Do not plant trees near underground pipelines, septic tanks, walks or drives or under overhead wires. Check with your local utility companies for the location of buried utility lines • Do not plant a tree where it will overhang the house, in front of the front door or where it will obstruct a desirable view from inside the house. • Do not plant a large tree closer than 5 feet from a sidewalk; it will eventually push up the concrete. • Do not plant trees closer together than half their total spread at maturity. • Do not plant trees closer than 25 feet from the corner of a block so that they will not interfere with motorists' vision at intersections. • Do not plant trees directly on property lines. • Do not plant trees that give dense shade where you want to grow grass. • Choose trees that are hardy for the area. • Choose trees that are in scale with house and site. • Avoid trees with messy fruit, seed pods and frequent shedding of twigs and small branches. • Select trees suited to environmental conditions of the area such as summer heat, air pollution, drainage and soil.

If your roof is perfectly functional, replacing it probably won't boost the value of your

property by more than the expense of installing the new roof.health. Most people consider replacing the roof when they encounter some or all of the following: Leaks and interior damage. Leaks and interior damage are a sure sign that your roof is beginning to fail. Moderately-sized water spots could be an indication of a single point of failure, but bigger leaks and more prevalent water spots are a sign that the entire roof may need to be replaced. Further, aggressive leaks have the potential to cause extensive and expensive damage to your home, so they need to be repaired as soon as possible. Missing or broken shingles. If you start noticing missing or broken shingles across the entire expanse of your roof, a total replacement may be in order. Flashing issues. In some cases, flashing can be individually replaced or repaired. But if much of your flashing is damaged and the rest of the roof has significant issues, a full roof replacement may be the superior option. Significant age. Depending on the materials used and the craftsmanship of the installation, roofs can last from 20 to 100 years. If your roof is several decades old and it's starting to show signs of its age, you may consider replacing (and upgrading) it. Installing a new roof is going to boost the value of your home, even if it doesn't boost it by quite as much as you paid for it. If you're still living at the property, replacing the roof may be a practical necessity if you want to avoid leaks and keep your home in good condition. It's also a good idea to proactively replace your roof if you plan on selling it in the next few years, and the current state of the roof is going to be unappealing to prospective buyers. Otherwise, if you're looking for a simple and inexpensive fix, patching or repairing the roof may be a superior option as you prepare the house to be sold. (worldpropertyjournal.com/pr)/ May

City of Schenectady Named Winner in 5th Annual Smart Cities North America Awards A recent study in the City of Schenectady revealed a vacant property can cost the city $64,000 on average over the course of five years. With approximately 400 vacant properties in the city, that adds up to approximately $5 million annually in expenses and uncollected revenue. Blighted properties can often become vacant properties. With these statistics in mind, Schenectady Mayor Gary McCarthy and other local officials joined forces to take action. The Community Officials Data Exchange (C.O.D.E.), led by the City of Schenectady in partnership with the Center for Technology in Government at the University at Albany (CTG UAlbany), was designed and created to bring together code enforcement and neighborhood officials to share data on problem property owners while also providing a community and platform to offer best practices in property management so that all communities throughout the state can take action against blight. Funded by the New York State Department of State’s local government grant programs, the project pilot started with the cities of Schenectady, Amsterdam, Gloversville, and Cortland and through an extensive design, data management, and development process will launch statewide. This innovative and forward-thinking move recently earned the City of Schenectady the title of Winner in IDC Government Insights’ fifth annual Smart Cities North America Awards (SCNAA). 14

The awards were designed to recognize the progress municipalities have made across North America in executing Smart Cities projects, as well as provide a forum for sharing best practices to help accelerate Smart City development in the region. Winners in the SCNAA illustrate best practice examples of how municipalities are effectively leveraging technology and innovation to offer new services and economic opportunities to meet the needs and expectations of citizens and residents. “We are proud to receive this recognition for our efforts to combat blight that harms neighborhood quality of life,” says Mayor McCarthy. “On behalf of the City of Schenectady I would like to thank the New York State Department of State’s Local Government Division, CTG UAlbany, and the mayors of Amsterdam, Gloversville, and Cortland for their partnership and continued engagement in working together to address blight.” “Developing a way to share data across local governments is a considerable undertaking that needs expertise and leadership,” reports Meghan Cook, Program Director, CTG UAlbany. “The code enforcement officials, neighborhood directors, fire department chiefs, and IT leaders from the cities of Schenectady,
