Routine maintenance and renovations can not only help thwart potentially expensive repairs, they are are key factors in ensuring your home will last for generations. Coupled with consistent upgrades over the life of the structure, they can help your home hold value over the years. The first item on every homeowner’s maintenance list should be looking for and addressing moisture issues, both inside and outside. Gutters, drainpipes, outdoor faucets, roofs, windows should all be inspected to ensure they are in proper working order. Clean moisture-retaining debris from foundations and basement window wells. Apply quality waterproofing products to wooden outdoor decks and steps. Indoor condensation encourages growth of mold and mildew. Look for, and fix, loose caulking around tubs, leaking faucets/tubs and under-performing bathroom fans. Roofing, siding, electric, plumbing, heating, ventilation and air conditioning (HVAC) are all big ticket items that require seasonal monitoring for any necessary updates/replacements. Unless you have proper training, contact professionals to help with these systems. Thankfully, not every repair or upgrade has to be a major one. You may be able to personally handle many items on your maintenance list. Just make sure you get to them. Little fixes can prevent bigger problems down the road.

Top Tips For A Worry-Free Vacation
When it’s time to embark on your well-deserved getaway, the last thing you want is to worry about the things that could go wrong at your unattended house. It’s pretty common to wonder if everything is OK while you’re on vacation, says Chip Wade, an HGTV expert. Especially since there are plenty of hair-raising tales out there of people discovering a bad situation awaits them at home, from burst water pipes to a break-in. “If you have this nagging thought following you around that maybe you forgot to lock the back door before you left, that can really mess up your head space,” Wade says. “And that’s not good, especially since the point of vacation is to forget your cares and enjoy yourself.” Before you go, eliminate worry from your itinerary and ensure a happy homecoming by following this pre-vacation checklist from Wade. Stop the mail: “When fliers, deliveries and bills with sensitive personal information pile up in your mailbox, you may as well post a sign in your front yard that your house is unoccupied,” Wade says. “Trust, me, burglars live for these clear-cut signs.” This is a simple fix. Just fill out a quick online form with the U.S. Postal Service, and they’ll hold your mail until after you return. It’s also a good idea to check your inbox just to make sure there aren’t any lingering online orders set to arrive while you’re gone. Tidy up: Even in your pre-vacation rush to get ready, leave some time for a quick cleanup, because it always feels good to come home to a clean and orderly house. That means getting everyone in the family to pick up and put away. Also, be sure to go through your fridge and cupboards so you can toss any items that are likely to spoil so you can avoid being greeted by unpleasant odors.
newsShorts Turn off the water: It happens so often, Wade says, that it feels like vacation is something that activates Murphy’s law of homeownership: Somewhere in the house, a pipe springs a leak. After many days of undetected dripping, streaming or gushing, it can add up to major damage to anything in the water’s path: cabinets, floors, ceilings, furniture, drywall. Play it safe and before you go, turn off the water main. Adjust the thermostat: When no one’s home, there’s no need to keep the thermostat set to your favorite at-home setting. At the same time, you don’t want high temperatures from a heat wave to damage plants or overwork your refrigerator. In the summer, set the thermostat to 85 degrees. It’s also helpful to own a programmable thermostat like the York Affinity Hx Touch-Screen Thermostat, Wade says, because you can adjust the setting from your mobile device from anywhere in the world. Plus, you can remotely monitor your system for alerts, so if something goes wrong, you’re still in control even when you’re not around. Enlist a friend or trusted neighbor to swing by your house each day, checking the doors and collecting any fliers or packages left behind for safekeeping. “To make sure you have a worry-free vacation, make a list, and check it twice,” Wade says. “And once your friend does that first check-in, just let your worries go. Why Flood Insurance Is a Wise Bet For Homeowners
The federal government considers floods the nation’s most common natural disaster. They strike every state and leave homeowners with huge repair costs. Why? Because typical homeowners insurance doesn’t cover flood damage. Those policies may provide protection for water damage when it comes through a hole in the roof or from wind-driven rain. But coverage doesn’t extend to damage caused by water from a stormswollen river, torrential rainfall or other floodinducing conditions. Homeowners are required to purchase flood insurance if they have a federally backed mortgage and live in a high-risk flood area as identified by the National Flood Insurance Program. For others, though, it’s optional. With premiums starting as low as $171 a year for a home and its contents, it’s coverage homeowners should highly consider. “Floods can occur anywhere,” says Corise Morrison, executive director of residual markets for USAA. “Low risk does not mean no risk.” The Federal Emergency Management Agency (FEMA) establishes flood-risk ratings for areas based on hydrologic studies and other data. In high-risk areas, a 1 in 4 chance of flooding exists over a 30-year mortgage. In moderate- to lowrisk zones, the chance of flooding is reduced but still present. More than 20 percent of the NFIP’s claims come from people with property outside of high-risk areas, according to federal estimates. USAA sells and services coverage under the NFIP. The program’s maximum coverage is $250,000 for a home and $100,000 for its contents, but USAA can refer members to a broker if additional coverage is needed. The program also provides coverage to condo owners and renters. Homeowners can assess their risk for natural disasters plus get tips on how to minimize them and protect their personal property with USAA’s Property Risk Assessment Tool. Neighborhood Priorities Features such as walk-in closets and multiple bathrooms are repeatedly named “must-haves” by home buyers. It turns out, however, the old adage “location, location, location” is as true as ever when it comes to what homeowners really want.
According to the latest independent survey from Ally Home, the direct-to-consumer mortgage unit of Ally Financial Inc., the feel of a community, its “vibe,” is a critical component for home buyers. Fully 88 percent of Americans surveyed said a neighborhood’s vibe plays an important role in deciding where to live- and nearly half say it’s extremely important. “The home-buying process can feel overwhelming at times, and it can be
easy to lose sight of the important factors,” said Diane Morais, President of Consumer & Commercial Banking Products at Ally Bank. “If consumers think ahead of time about the characteristics of their ideal neighborhood whether it’s an area with a close-knit community, a place that’s walkable to stores or restaurants, or even a neighborhood with strong cell phone coverage - it can help put them in a stronger position to find that perfect home.” A home’s price and its physical location are important considerations, but as a homeowner, your tastes and lifestyle need to align with those of your community. The survey found nearly threequarters of respondents would be willing to settle for a smaller house or pay a little more than originally intended to reside in their perfect neighborhood. So what are the characteristics that comprise the ideal neighborhood vibe? Millennials make up more than a third of today’s home buyers, according to the National Association of Realtors’ 2018 Home Buyer and Seller Generational Trends Report. Almost 30 percent of millennials seek a modern community where they can walk to everything, including reasonably priced bars, restaurants and coffee shops. Millennials are willing to swap curb appeal for great schools nearby for their kids (or future families) and strong Internet and cell phone service. Despite their reputation, millennials’ ideal community doesn’t need to include an organic market. Home buyers of all ages are attracted to pleasant locales, with 36 percent of respondents interested in a safe community with friendly people. Another 21 percent prefer a family-centric neighborhood vibe, where families live in close proximity to one another and socialize frequently as a community. Perhaps surprisingly, cultural centers are not must-haves for most. The survey found just 15 percent are interested in having cultural attractions such as museums, historical sites, or theaters nearby. And less than 10 percent prioritize a great selection of retail shops and an upscale urban setting.
