Mortgage Options
for Military
When military heroes return home from the Middle East, they may find a completely changed housing landscape - which could be good news for them. In just the last two years, housing prices have plummeted, making homes more affordable than at any time in the last five decades. Now, mortgage rates have seen historic levels, bringing the American dream of home ownership to many. Making matters better for returning armed service members is the benefit of the Department of Veterans Affairs (VA) loan, a special mortgage program offered exclusively to active and retired military service members as well as to the widows of those who gave their lives in service. “VA loans are a very underused benefit of being in the military,” said Jay Farner, president of Quicken Loans, the nation’s largest online lender. “With housing prices falling so significantly over the last two years, there is a great opportunity to purchase a home at incredibly affordable prices.” VA loans are similar to a conventional mortgage but have some very important flexibility. The program, which can be used to purchase as well as refinance a home, requires no down payment, offers relaxed credit score guidelines and allows loan fees to be rolled into the mortgage. In addition, VA loans do not require mortgage insurance, a potentially costly expense regularly paid by homeowners with less than 20 percent equity in their homes.
Energy Help for Elders
Information that many older adults may greet warmly is just what types of energy assistance might be available to them. To help, the Eldercare Locator offers resources and tips: • To find out about energy assistance programs, contact the Eldercare Locator at (800) 677-1116 or visit www.eldercare.gov and get connected with your local Area Agency on Aging. • Take advantage of special heating assistance funds and no-cutoff eligibility programs from utility providers. • Make sure your home is energy efficient. Information is available from the Environmental Protection Agency’s Energy Star program at www.energystar.gov.
kidney problems or high blood pressure in adults. Dwellings built before the Safe Drinking Water Act amendments of 1986 are especially vulnerable. Lead can sometimes “leach” from pipes in the water service line entering a building or from welds used on pipes in the home. However, there are several things you can do to decrease or eliminate the threat of lead in your drinking water: Tips to Reduce Your Exposure to Lead • Do not consume water that has been sitting in your home’s plumbing system for more than six hours. • Run cold water for 15 to 30 seconds before drinking it. • Use cold water for drinking or cooking. • Never cook or mix infant formula using hot water from the tap. • Use a faucet or filters that can remove lead from drinking water. • Use a professionally installed water filter system on the pipes entering your home as well as under the faucets in your kitchen and bathrooms.
• Get a free, helpful brochure, “Winter Warmth and Safety: Home Energy Tips for Older Adults,” by calling (800) 677-1116.
• Put your filtered water in a safe container— glass or BPA-free plastic.
The Eldercare Locator is a public service of the U.S. Administration on Aging and is administered by the National Association of Area Agencies on Aging. (NAPSI)
• Invest in lead-free, energy-saving plumbing products such as balancing valves and the brass ITT Bell & Gossett ecocirc® water circulating pump that can save a family of four up to 12,000 gallons of water a year.

While many people are aware of the dangers of lead in paints and toys, the Environmental Protection Agency (EPA) says potentially toxic lead is most commonly found in a home’s plumbing and water system.

The program has been a moderate success, with the Veterans Affairs office guaranteeing more than 14 million VA loans since the end of World War II. However, this represents only a fraction of those eligible to get the benefit. “There are very few loan options available as flexible as the VA loan. Every veteran should at least investigate before buying or refinancing a home,” Farner added. Several lenders, including Quicken Loans, offer VA loans, and the Veterans Affairs office also offers information on the loan program. (NAPSI)

Be Aware Of
Bed Bugs:
With bed bug infestations on the rise, you may want to learn more about keeping your home free of these invasive insects. Bob Hickman, a pest control professional with BASF, works with key researchers, pest management professionals and the public to better understand and improve bed bug control. Here, he offers some insight. Bed bugs love dark, secluded spaces with a lot of nooks and crannies to hide in. They also need access to humans for their meals. So they do best in places like hotels, hostels, dormitories, camps, apartment buildings and even hospitals, movie theaters and air and rail cabins. Travel creates risk mainly because you are moving from place to place frequently and using spaces that have been visited by many different people from many different places. How can you tell if there are bed bugs in your room? Most hotels do everything they can to prevent infestation. Taking a few simple steps can lower your risk. When you get to a hotel, check your room for any signs of bed bugs. They could be lurking on the bed itself, in headboards, wall hangings, draperies, furniture or carpets. Check seams and edges carefully for any live bugs, skeletons, eggs or tiny blood stains.

when you return. Bed bugs do not tolerate heat, and laundering items will reduce the risk that any stowaways get into your home. For more information, visit www.bedbuginstitute.com. (NAPSI)
Taking A Trip?
Secure Your Home First Four to five minutes-that could be the difference between whether or not your return home from your trip is ruined by a burglar. "People don't realize that going on vacation can be an invitation for would-be thieves," says Mike Convery, vice president and chief claim officer at MetLife Auto & Home®. "Or that the average burglary will result in a loss of more than $2,000." In fact, the Insurance Information Institute indicates nine out of 10 break-ins could have been prevented if homeowners had burglar-proofed their properties. The simple act of locking your doors before leaving home can go a long way toward deterring a burglar. According to the U.S. Department of Justice, more than 50 percent of burglars use an unlocked door or window to gain access to a home. How else can you avoid returning to a home that's been ransacked? Read on for some "Do's" and "Don'ts" from the experts:
DON'T hesitate to rearrange things. Those expensive belongings, including TVs and stereo systems, might as well have a sign on them saying "Take Me" if they're left in plain view from windows and doors.
One last thing: "In addition to those preventive measures, all homeowners should complete a personal property inventory," says Convery. "That way, if you are burglarized, you'll already have a detailed list of your valuables for the authorities, which can be a difficult task after the fact." You can get a free Personal Property Inventory brochure from MetLife Auto & Home by calling (800) 608-0190. (NAPSI)

When you get home, leave your luggage in the garage or another place outside your home, so any bugs hidden in your luggage will not get into your house. Wash and dry every item of clothing in hot water and dry them on high heat immediately
DO make would-be thieves feel both exposed and contained. Choose picket or chain-link fencing instead of solid fencing to create a physical barrier that's less easy to hide behind. Keep hedges clipped to around waist level.
DO invest in a burglar alarm. The most effective ones notify an outside service of trouble, but any kind is a good deterrent. Just make sure there's a friend or family member available to turn it off if it's set off in your absence.
■
DON'T advertise you're away. Arrange to have the lawn mowed, put lights and electronics on variable timers, and - to really complete the illusion - ask a neighbor to park a car in your driveway.
DON'T hide keys in "secret places" outside your home. Most burglars know where to look. Better to leave a duplicate with someone you trust.
January
It’s a good idea to use the metal luggage rack the hotel provides. Bed bugs cannot easily climb metal. If you have more items with you than fit on the rack, keep them in the bathtub or on the bathroom counter, as smoother surfaces also inhibit bed bug climbing. Avoid putting your clothing, luggage or bags on beds, as this is the most likely place bed bugs may hide. If you are very concerned, bring a plastic trash bag and put your whole suitcase and other luggage in it overnight.
DO get an assist from technology. A solar-powered, motion-sensor light - which doesn't require an electrician to install - illuminates your property so that lurking intruders are easier for neighbors and passing patrol cars to spot.

Don't Overlook These Tax Breaks On Your 2010 Return Every year, taxpayers miss out on hundreds or thousands of dollars in tax breaks simply because they don't know the benefits exist. "Figuring out what tax breaks are available, whether you qualify, and what forms you need can be tricky," says Jessi Dolmage of TaxACT, makers of tax preparation software. Dolmage offers some tips for taking advantage of commonly missed deductions and credits: * If you paid for child care in 2010, you may be eligible for the Child and Dependent Care Credit. Day care, pre-kindergarten, before-school and after-school programs and summer day camp for children 13 or younger qualify. The care must have been provided so that you, and your spouse, if filing jointly, could work or look for work (exceptions apply for full-time students and the disabled). The credit amount varies based on filing status and adjusted gross income, but the maximum benefit is 35 percent of expenses for joint filers with an adjusted gross income of $15,000. Eligible expenses are reduced by dependent care benefits provided by your employer that you deduct or exclude from your income. Payment for care cannot be paid to a spouse, a dependent on your return, or to a child who will not be age 19 or older by the end of the year even if he or she is not your dependent; thus, care provider(s) must be identified on your return.
Montgomery County, PA
* 2010 is the last year to claim the Nonbusiness Energy Credit, worth up to 30 percent of the costs for many energy-efficient home improvements. Up to $1,500 for 2009 and 2010 combined can be claimed, but only for the year during which the improvements were made. Other green improvements like solar hot water property, geothermal heat pumps and wind energy property may qualify for the Residential Energy Efficient Property Credit.

* If you travel in order to provide services at charitable events, you may be able to take a miscellaneous deduction. Deductible expenses include transportation costs, out-of-pocket expenses for your car, taxi fares or other costs of transportation between the airport or station, and your hotel, lodging and meals. The trip should include little to no personal recreation or vacation. Be sure to keep receipts and detailed documentation. 6
We br i n g p e o p l e a n d h o m e s t o g e t h e r .
* Be rewarded for contributing to your employersponsored retirement plan or an individual retirement arrangement (IRA). The Retirement Savings Contributions Credit is worth up to $1,000 for taxpayers born before Jan. 2, 1992 ($2,000 for joint filers). The non-refundable credit is a percentage of the qualifying contribution amount minus distribution amounts, with the highest rates given to lower incomes. * If you spent money looking for a job in the same field during 2010, you may qualify for a miscellaneous deduction. Employment agency fees, resume printing and postage costs and travel to and from the area (if the travel was primarily to look for a new job) are eligible. You aren't eligible if you're looking for your
first job or there was substantial time between the end of your last job and the time you looked for a new one. "Affordable, do-it-yourself tax software and online solutions make getting all your credits and deductions easy and fast," Dolmage says. "The program walks you through each credit and deduction, and completes the necessary forms. Solutions like TaxACT also guarantee your biggest refund and make getting every credit and deduction you deserve easy." Details about these and other 2010 tax breaks can be found at www.irs.gov. TaxACT Free Federal Edition, available at www.taxact.com, guides you through these tax benefits, and allows you to prepare, print and e-file your federal return free. (ARA)

Low-Cost, Big-Impact
Home Improvement Projects If you’re looking for an inexpensive way to brighten up your home’s decor, consider painting high-profile features such as doors or cabinets. Fixing up these smaller spaces can really make a big impact. Here are a few tips from the experts at Behr on how to proceed: How to Paint an Exterior Door: The Door Frame Step 1. Starting at the top door frame, begin painting the inside of the frame. Work outward from the edge of the door. Step 2. Continue until the frame is complete. Wipe away the excess paint. The Door Trim Step 1. Starting at the top corner of the door trim, paint along the side edge of the trim where it meets the wall. Continue until all side edges of the trim are complete. Step 2. Return to the top of the door trim and paint the face of the trim. Step 3. Continue until the door trim is complete.
The Stiles and Openings Step 1. Pour thoroughly mixed paint into a bucket and dip a quality 2- to 21/2-inch wide nylon/poly-ester brush into the paint. When using more than one gallon of paint, combine the colors for better color uniformity. This intermixing is called boxing. Step 2. With your brush, paint the inside edges of the cabinet door openings. Step 3. Paint the middle stile from top to bottom, following the wood grain. Then paint remaining stiles in the following order: top, bottom, left, right. The Side Panels Step 1. Using your brush, paint (cut in) around the perimeter of the cabinet where it meets the ceiling, walls, countertops and floor. Step 2. Pour paint into a paint tray. Work the roller into the tray until it is fully loaded with paint. For best results, use a ¼-inch roller cover.

How to Cut More Than $1,500 From Your Utility Bill In today's challenging economy, homeowners are looking for a few extra bucks to help pay their monthly utility bills and other household expenses, but there's no need to resort to searching for spare change in the sofa cushions. You can find plenty of extra cash throughout the house by making some simple and smart energy-efficient home improvements. "The average household spends approximately $2,200 every year on energy bills, but there are definite ways to save," says Bill Cunningham, an energy efficiency expert with home heating and cooling equipment manufacturer Lennox Industries. "In fact, homeowners who take the proper steps may be able to cut their annual energy bills by as much as half." Cunningham points to the following areas of the home, and estimates just how much each of these 10 simple steps can add to your bottom line: Climate Control: * Get with the program. Install an ENERGY STAR-qualified programmable thermostat, and take the time to program it (the majority of consumers don't). When used properly, these thermostats can cut energy costs. Average savings: $180 per year.
* Go with the (low) flow. Replace your existing shower head with a new 2.5-gallon-per-minute (low-flow) version. The new water-efficient shower head, coupled with a shower of 10 minutes or less, will save 5 gallons of water over a typical bath as well as the electricity that's used to heat the water. Average savings: Up to $145 per year. * Let the laundry chill. To save hot water and the fuel that it takes to heat that water each year, wash your clothes in cold water. Be sure to choose a laundry detergent that is formulated for use in cold temperatures. Average savings: Between $24 and $40 per year.
* Stop the standby energy use. Unplug TVs and other digital devices when not in use, as "standby" energy consumption (particularly with plasma TVs) can add up and drive your energy bill higher. Average savings: $165 per year. Whether you choose to tackle all these energyefficient home improvements or just a few, Cunningham says there are real benefits to be had. "Not only can you save more than $1,500 a year with these improvements, you also will be helping protect the environment with each step because you'll be reducing your household energy usage and greenhouse gas emissions." For more information about how to cut energy bills, visit www.lennox.com or www.itpaystolivesmart.com. (ARA) www.Life and Homes .com

* Discontinue the drips. To keep your hardearned money from literally going down the drain, be sure to repair kitchen and bathroom faucet leaks. Hot water leaking at a rate of one drip per second can waste up to 1,661 gallons of water annually, as well as the electricity or natural gas that heats the water. Average savings: $35 per year.
Appliances: * Make a dent in the lint. Clean the lint trap in your clothes dryer before every load of laundry, which will help increase the drying efficiency of the machine. Average savings: $34 per year.
â–
* Insulate the attic. Since only 20 percent of homes built before 1980 are well insulated, it's a good idea to add extra insulation to prevent the home's heating and cooling system from having to work harder. The amount you may need to add will vary with climate, but you can save up to 10 percent on your energy bill
Water Heating: * Dial it back. Lower the temperature on your hot water heater from 145 degrees to 120 degrees - the only place you'll notice the difference is on your utility bill. Average savings: $36 to $61 per year.
Lighting: * Make a light switch. Replace your five most frequently used incandescent light bulbs with compact fluorescent bulbs, which use less energy and can last up to 10 times longer. Also consider motion sensors for outdoor lighting and occupancy sensors indoors to automatically shut off lights when no one is in the room. Average savings: $65 per year.
January
* Retire the failing furnace. Replace your furnace if it's more than 15 years old. Today's stateof-the-art furnaces, like the new Lennox SLP98V gas furnace, can save hundreds of dollars each year in heating costs compared with older furnaces that are only 65 percent efficient. Average savings: $800 per year.
by air sealing the home and adding insulation with a higher R-value, which refers to the insulation's resistance to heat flow. Average savings: $220 per year.

How To Identify
Mortgage Fraud Activities By Tom Sullivan
Mortgage fraud is a word describing a broad variety of criminal activities with the intention to misrepresent or omit data on a mortgage loan application to obtain a loan or a huge loan amount. In the courts, it’s prosecuted as wire fraud, mail fraud, bank fraud and money laundering with up to thirty years imprisonment. Because of the increasing fraud in the past few years, some states have also started to enact their own penalties for this crime. Here are some examples of a mortgage fraud:
If you have two purchases and send the false contract with the higher value sales to the mortgage lender with the hope of acquiring a better appraisal. Some dishonest borrowers without an earnest cash deposit can state in the contract that the deposit was paid outside of escrow.
If a real estate person approaches you and ask you to be a part of a mortgage fraud scheme, and if you suspect any mortgage fraud, be sure to report it to authorities immediately. Remember
Mortgage fraud is a growing crime rate that’s threatening to hurt land owners, businesses and also the economy as well. Protect your home and its equity and avoid falling victim to fraudulent activities by identifying and knowing the signs of mortgage fraud. Be sure to know how to report fraud to your state or the federal authorities so that they can stop scam artists from preying on innocent people. Article by Molly Friess Real Estate, Prudential Jack White R.E. (Article provided by Uberarticles) 59% of homeowners with a mortgage would not consider walking away from their home no matter who much their home is ‘underwater”. - Survey by Trulia and Realtytrac.

Lying on your real estate loan application, even tiny items could constitute a fraud. Nevertheless, many borrowers a hedge a little here and there usually because they do not know better or perhaps even worse, since the real estate professional suggested the idea.
Furthermore, bear in mind that a mortgage fraud is a prosecutable crime and is against the law. If you have the suspicion that you are being asked to be a part of it or urged to break the law, inform a reputable real estate attorney or the licensing authority in your state before you move forward with your plans.
■
If a borrower without a down payment borrows a down payment from the seller in exchange of giving a seller a silent second mortgage, which is not recorded and hidden from the mortgage lender.
Down payment gifts you have to repay. Both parties, the recipient and giver commit loan fraud if the gift is to be repaid since gifts can’t be repaid.
that if a deal that sounds too good to be true is possibly a scam.
January
Undisclosed kickbacks like putting up a deal with a seller to give you cash or a check across the table to get brand new roof and also the lender isn’t aware of it because it’s not disclosed on the purchase contract; addendum or the estimate closing statement, then it is considered as a mortgage fraud.
Falsifying employment earnings by inflating their income above and beyond the W-2. In other words, intentionally making false entries on income received each month.
