Mortgage Rates Rising? What could that mean?

Homes

Montgomery County Edition

Hello and welcome once again to LifeandHomes™ Montgomery County PA. A recent article in RealtorMag, the beginning of January, points to mortgage rates starting to rise and that 2011 may settle in a 5-6 percent range. And some experts say this may stimulate a sluggish housing market. People will have more incentive to buy before rates continue to go higher.

Published By Tack4 Solutions LLC. Publication Franchisor D avid P. Lisi Corporate Editor Kim Lisi

Lawrence Yun, chief economist of the National Association of REALTORS®, doesn't foresee a moderate hike in mortgage rates as a negative for the industry. Instead, he says the real mortgage challenge is getting lenders to approve creditworthy buyers for a loan. "It's less about rates than it is about underwriting standards… If lenders return to more normal, safe underwriting standards for creditworthy buyers, there would be a bigger boost to the housing market and spillover benefits for the broader economy," Yun said.

Montgomery County was created on September 10, 1784 from part of Philadelphia County. Norristown, the county seat, was named for Isaac Norris, who owned land there. The vistas at Valley Forge Historical Park are especially breathtaking, both in fall foliage and later in the season as snow turns rolling hillsides into the perfect place to go sledding or cross-country skiing. It was here that General Washington forged his Continental Army into a fighting force, during the difficult winter encampment of 1777-78.

New Tool for Struggling Homeowners

Fannie Mae recently launched WaysHome, a free, interactive multi-media tool designed to educate homeowners about their options to avoid foreclosure, empower them to make informed decisions and motivate them to take action and seek help in 2011. As part of Fannie Mae's "Know Your Options" initiative to help struggling homeowners, the WaysHome video uses innovative technology to allow homeowners to put themselves in real-life situations, make informed choices and immediately see the outcomes of those actions. WaysHome is available at www.KnowYourOptions.com.

In Rental Assistance U.S. Housing and Urban Development (HUD) and Health and Human Services (HHS) announced a joint partnership between the two agencies to help nearly 1,000 non-elderly Americans with disabilities leave nursing homes or other healthcare facilities to live independently.

Almost twice as many single women (20 percent) are buying homes than single men (12 percent), according to the National Association of Realtors (NAR). The reason? Because they can.

• Know what you’ll be paying for—If you’re used to renting and having a landlord cover costs of standard yard and home maintenance, you’ll need to anticipate new expenses, such as landscaping and garbage removal. Use a mortgage calculator tool like the one at www.century21.com to calculate your monthly payments. Knowing these costs up front will allow you to set a realistic budget for your first year of homeownership.

The Home Buying Charts

Even in the midst of a challenging economy, women are poised for success. It’s the first time women make up more than 50 percent of the workforce. Recent research by the U.S. Department of Education’s National Center for Education Statistics showed women earn 58 percent of all college degrees. These members of the workforce are earning significant salaries and want to build their wealth and security through homeownership.

• Talk to an expert—Combine advice from friends and family with that of a trained professional. “Achieving the American dream of homeownership continues to be a worthy goal,” said Rick Davidson, president and CEO, Century 21 Real Estate. “I encourage all potential homebuyers to speak with a qualified real estate professional.” For more information on Century21 visit www.century21.com. (NAPSI)

A Sign of the Times As recently as the 1970s, it was challenging for a woman to get a mortgage or even a credit card. Now, modern credit companies don’t discriminate against gender and the overall acceptance of women staking their claim as equals among men in the workplace (both in pay and skill) has contributed to a spike in home-buying among today’s single women. According to Bev Thorne, chief marketing officer for Century 21 Real Estate LLC, these tips will help female home-buyers:

• Make a list of what’s important to you—Focus your search on finding a property that will meet your needs today and in the future. Fifty-one percent of single female homebuyers in 2010 said proximity and convenience to their job was most important in terms of location (NAR Report 2010).

Existing-home sales are projected to rise about 8 percent to 5.2 million in 2011 from 4.8 million in 2010, with an additional gain of 4 percent in 2012. The median existing-home price could rise 0.6 percent to $173,700 in 2011 from $172,700 in 2010, which was essentially unchanged from 2009. (Realtor.org)

HUD is providing $7.5 million in rental assistance vouchers that will help nearly 1,000 individuals with disabilities rent private apartments. Public housing authorities in 15 states will administer the rental subsidies and will work with state human service agencies to identify eligible individuals who could benefit from the program. New Flood Insurance Option From FEMA There may be good news for residents and business owners in locations recently designated as high-risk flood areas. Starting in 2011, the Federal Emergency Management Agency’s (FEMA’s) low-cost insurance policy may be available to help them save on flood protection. Flood risks are dynamic and change over time due to a variety of factors, including changes in the natural landscape, the impacts of land use and development, and the condition of flood control structures such as levees. Since mandated by Congress in 2003, a multi-year effort has been underway to update the nation’s flood maps to reflect these changes. The new maps are providing more accurate information about where flooding is most likely to occur. As a result, many property owners are finding that their risk has changed and they may now be required to purchase flood insurance. Fortunately, FEMA understands the financial burden this may place on some property owners and is expanding eligibility for its popular lower-cost flood insurance policy.

L i f e and H o m e s

Montgomery County, PA

Beginning January 1, 2011, a new insurance rating option from FEMA’s National Flood Insurance Program (NFIP) allows many property owners who previously didn’t qualify, to take advantage of the low-cost insurance for two years before they are required to pay standard rates.

newsShorts insurance protection. But we recognize the challenge of additional expenses in the current economy. This new option provides time for residents to adjust to the higher risk level-and continue their flood coverage at a more affordable rate,” said Edward L. Connor, Acting Federal Insurance and Mitigation Administrator. Policyholders who believe they may qualify should contact their insurance agent for further details. After two years at the reduced PRP rates, policies will increase to standard rates. However, there are other options to reduce cost, including a grandfathering provision, use of elevation ratings and higher deductible policies. Owning A Home Can Pay Dividends

There are many good reasons to become a homeowner. In addition to the social benefits, the feeling of autonomy and sense of community investment, there are the tax benefits. One major tax benefit is the mortgage interest deduction (MID). The MID has been part of the federal tax code since 1913 and helps families offset the cost of homeownership.

The program will make Preferred Risk Policies (PRPs), which start at just $129 a year, available for properties that have been newly mapped into high-risk areas due to a flood map revision on or after October 1, 2008.

The ability to deduct the interest paid on a mortgage can translate into significant savings come tax time. For example, a family who bought a home this year with a $200,000, 30year, fixed-rate mortgage, assuming an interest rate of 4.5 percent, could save nearly $3,500 in federal taxes when they file next year.

“Floods are the nation’s most costly and frequent natural disaster and those who are now in the highest risk areas really must have flood

“In today’s market, eight out of 10 home buyers must borrow money to buy a home,” said National Association of Realtors® chief economist,

We br i n g p e o p l e a n d h o m e s t o g e t h e r .

Lawrence Yun. “For aspiring homeowners who don’t have hundreds of thousands of dollars in savings to buy a home outright, tax benefits like the mortgage interest deduction help them begin building their future through homeownership.” Of the taxpayers who itemize deductions, 80 percent utilize this benefit. This is true for people of all income levels. According to the most recent IRS tax return data available, 65 percent of the families who claim this deduction earn less than $100,000 per year. “People who benefit most from the MID are first-time home buyers and younger homeowners,” said Yun. “These families can use the money they save to build their emergency fund, apply it toward their children’s future education or help them improve the quality of their lives right now. That’s just one of the ways owning a home can pay dividends.” For more information about the deduction and other tax benefits of owning a home, visit www. houselogic.com.

Should You Sell Your House to Pay Off Debt? “Help!” you are crying. “My debt load is weighting me down so much! Should we sell our house to get out of debt?” Although I appreciate your willingness to sacrifice in order to dump debt, selling your house may not be the best way. Ask yourself the following question:

Why am I in debt? You need to identify the source of your debt before you can properly attack it. Is the debt a result of poor money management or because your house is too big for your budget? Hint: if your mortgage payments are less than 30% of your take home pay, you have money management problems. On the other hand, if your mortgage payments are above 40%, you probably have too much house. Depending on how you answered, here are some tips:

Money management problems Selling your house to pay off debt is treating the symptom instead of the illness. Reality is that you can afford to keep your house if you learn to manage your money. Whether you eventually sell your house or not, you need to: Montgomery County, PA

1. Make a budget. You will never be able to manage your money without a budget. No exceptions. Write down all of your take home pay and all of your expenses. Agree with your spouse. Now track them and adjust them each month until you are confident that you are in control of your money.

L i f e and H o m e s

2. Get rid of other debt. If car payments are dragging you down, get rid of your car. Give up eating out, vacations, satellite TV, and look for other ways to cut expenses until the debt is gone. Consider taking on a second job. It won’t be easy, but the best way to deal with your mess is to clean it up. 6

We br i n g p e o p l e a n d h o m e s t o g e t h e r .

Too much house People with too much house often manage their money quite well and live very frugally just to make their monthly mortgage payments. Is this you? Does your house payment feel like an anchor trying to pull you under? Are you unable to make progress on your debt reduction because your house payment controls your life? If so, you probably need to sell your house. This being said, you should not blame your debt on your house payment; you still need to manage your money and make the same sacrifices (get rid of car, no eating out, no vacations, etc) in order to eat away at that debt while you are marketing your house.

Special considerations While the above analysis should give you the guidelines for whether to sell your house, I realize the decision is not a black and white issue. Some special considerations are: * “I know I have money management problems, but I have so much debt that it will take me years to get rid of it. I would love to sell my house and take care of the debt immediately.” I applaud your enthusiasm. My concern, however, is that you may be taking a shortcut to learning money management. * “We fall in money management problem camp, but we hate our house. Shouldn’t we go ahead and sell it?” Sure. But now the motive changes. You are selling because you hate the house, not because of your debt. I think you should sell, pay off debt, and rent while you are saving up down payment for another house. Of course continue working on the source of your problem: money management. Otherwise, whether you rent or buy again, that debt will reappear.

* “We know we have too much house, but we love our house. Is there a way we can keep it?” I hate to see people sell their houses. It is an extreme move, especially if you love your house. But if you are living on a tight budget, you don’t see any big pay raises on the horizon, and you are unable to make progress on your debt – or save for an emergency fund or invest for retirement – your house is controlling your life. You would probably be better off with less house. * “I know I have too much house, but I am recently divorced and I want the kids to maintain the stability of living in the same house. Finances are extremely tight because we used to make the mortgage payments on two salaries and now I am making them on my own. Any thoughts?” I realize this is a delicate time for you and your children. However, staying in a house you can’t afford is not in your best interests or theirs. Children are much more resilient than we give them credit for. Moving to a smaller house with less stress will usually be best for both the kids and for you. Explain to them (age appropriately) what is going on and my hunch is that they will do fine.

Concluding thoughts Selling your house to pay off debt, while admirable, can be a way of masking a money management problem. You need to clearly identify whether your debt is because of poor money management or too much house before you make your decision. The more clarity you have about the source of your debt, the better decision you will make. there are a few fundamental repairs that can update

the colder winter months to prepare your home for a

Make a first impression. The entryway is the first up-close encounter a potential homebuyer will have with your home. Manicure your front yard and update or even replace your front door to complement your home's exterior. Select a rich, dark stained wood or bold white door to draw attention to the main entry and add personality to your home. If your door is already in great shape, consider a simple replacement of weak or older-looking hardware that will impress buyers at first sight.

Get cookin' in the kitchen. Experts agree that a kitchen can significantly impact a home's perceived value. An outdated kitchen can be a deal breaker for many homebuyers. Naturally, then, it's the place you might spend the most amount of time updating. To increase the appeal of your kitchen, consider investing in updated, matching appliances that match the style of your kitchen. Some manufacturers even offer 12

replacement panels to update the exteriors of older appliances. Next, if you can't afford to add new cabinetry, change out the hardware so the knobs, drawer pulls and handles match your decor and add a modern flair. Adding technology-driven fixtures, including built-in water filtration systems, garbage disposals and high-tech faucets is another great way to increase the room's appeal. Delta Faucet's Touch2O Technology will impress homebuyers and add a sense of luxury to the room. The technology enables users to turn the faucet on and off with just a touch anywhere on the spout or handle, and is available on a variety of models.

Update and upgrade light fixtures. Lighting is key. It can drastically change the look and feel of a room, and lighting fixtures are affordable and relatively simple to install on your own. Shop discount stores and home improvement depots to find a statement

piece to add spice to your living room. A beautiful ceiling fan with lighting can serve double-duty to update your family room. Remember, well-lit and bright rooms appear larger and more open.

Step on it. Flooring is one of the first things that potential homebuyers notice. Make sure you dust, vacuum and clean so that you show off the flooring to its best advantage. If you have carpet, consider replacing it with wood floors or wood alternatives. If you already have hardwood floors, polish and protect your flooring so that it gleams when potential buyers step into the home. Whether you're trying to sell your home this winter or simply want to update its look, you don't have to wait until the spring thaws. When the cold weather drives you inside, take advantage of the time to make attractive upgrades that can increase the appeal and value to your home.

AAA Offers Ways to Save Money on Gas With the national average price of gasoline on the rise, AAA offers these tips for drivers to save money on fuel:

Be gentle on the gas and brake pedals - Instead of making quick starts and sudden stops, go easy on the gas and brake pedals. The U.S. Department of Energy reports aggressive driving can lower a car's fuel economy by up to 33 percent. Drive the speed limit- Slowing down to observe the speed limit not only can conserve fuel but also avoid a speeding ticket. The U.S. Department of Energy reports that each 5 mph driven over 60 mph is like paying an additional $0.24 per gallon for gas. Properly inflate tires - Only 17 percent of cars have all four tires properly inflated, yet the U.S. Department of Energy reports that proper tire inflation can improve fuel economy by up to three percent. It's important not only to check tire pressures at least once a month, but also make sure it's done correctly. Check the pressures when the tires are

cold and have not been driven on recently. Tires should be inflated to pressure levels recommended by the vehicle manufacturer, NOT the pressure levels stamped on the tire sidewall. The proper pressure levels can be found on a sticker on the driver's side door jamb or in the owner's manual. Plan errands in advance - Try to combine multiple tasks into one trip. Several short trips starting with a cold engine each time can use twice as much gas as a longer multipurpose trip covering the same distance when the engine is warm. Also, plan the route in advance to drive the fewest miles. Keep luggage off the roof - Try to avoid using a car's roof rack to transport luggage or other equipment—especially over long distances on the highway. A loaded roof rack affects the vehicle aerodynamics and creates extra drag that reduces fuel economy.

Let AAA find lowest gas prices - Drivers equipped with the AAA TripTik Mobile iPhone application can find the lowest gas prices close to home or on the road. Using AAA TripTik Mobile, the first free app offering frequently updated gas prices, motorists can compare fuel costs at stations near to their location or in a specified area. AAA also provides gas station location and fuel price information at AAA.com with the online TripTik Travel Planner. Keep up-to-date on vehicle maintenance - Keeping a car running properly helps achieve maximum fuel economy. Be sure to follow the vehicle manufacturer's recommended maintenance schedule, and do not ignore vehicle warning lights that indicate something is wrong. Warning lights can signal problems that will greatly decrease a car's fuel efficiency. To help motorists find reliable, high-quality vehicle service, AAA has inspected and approved nearly 8,000 auto repair shops across the country. To locate a nearby AAA Approved Auto Repair facility, visit AAA.com/repair. As North America's largest motoring and leisure travel organization, AAA provides more than 52 million members with travel, insurance, financial and automotive-related services. AAA clubs can be visited on the Internet at AAA.com. (PRNewswire)

Home Security Trends: Mobile Command, Smart Integration, Video Monitoring

L i f e and H o m e s

â–

Montgomery County, PA

Homeowners who installed early home security systems often wound up thinking they would have been better off simply installing sturdy locks on their doors and calling it a day. The technology was labor-intensive to install, Fast forward to 2011, and today's technology has helped make home security systems easier to use, more effective and flexible to fit our modern, mobile lifestyles. And statistics indicate homeowners have ample reason to consider installing a security system. Nearly 1.4 million homes were burglarized in 2009, accounting for 72 percent of total burglaries, according to FBI statistics. The average loss per burglary was more than $2,000, and that figure doesn't take into account the emotional trauma of having your home invaded and possessions taken. "Considering the average loss from burglary and house fires, monitored security systems have always been a worthwhile investment," says Jonathan Klinger, vice president of marketing for Honeywell Security. "Now the option to add remote system control and video look-in from Web browsers and Smartphones, enable everyone to play a more active role in the protection of their home and family."

16

We b r i n g p e o p l e a n d h o m e s t o g e t h e r .

offered keypads that looked as complicated as an airplane cockpit, and did nothing for you if the homeowner forgot to set the alarm before leaving the house.

If you're considering purchasing a home security system, it's helpful to know trends in terms of available technology and how others are using it to protect their homes and families:

Smart Integration Once, homeowners used separate systems to manage security and fire detection. Modern systems, however, integrate these functions. What's more, many security systems now integrate easily into home automation systems, which means that homeowners can control multiple elements in their homes in addition to ensuring the home is safe. They can arm their security systems and turn on the lights, control the thermostat and open garage doors - all remotely - through one integrated system.

More Than Keeping Bad Guys Out In the early days of home security, the focus was on keeping the bad guys out of your home. While that's still an important function

of home security systems, today's technology makes it possible to use the system to keep track of and care for the loved ones still inside your home. For example, Total Connect by Honeywell allows you to view the inside of your home from virtually any Internet-enabled device, using up to six wireless cameras that can tilt, pan and provide nearly a nearly 360-degree view. Have a latchkey kid? Total Connect not only monitors when the front door opens, it can show you video of who's coming in. You can set the system to e-mail you a video clip of your child coming in the front door - so you have visual confirmation that she's home safe. Caring for aging parents from afar? Equip their home with a security system and you can look in on them from time to time and see how they are. Or, place a sensor on the medicine cabinet and you can set the system to send you an alert in case your parents forget to take their medication - and don't open the medicine cabinet.

Mobile Command Use of handheld mobile devices has boomed in America over the past few years. People use smart phones, laptops and a variety of wireless devices to keep in touch with friends and family, communicate regarding business matters, monitor world events, track weather and even plan a route home from work when there's an accident along the usual course. Home security is on track with this highly mobile lifestyle. Products like Honeywell's Total Connect allow us to keep in touch with what's going on in our home no matter how far away from it we are. Apps for the iPhone, iPad, BlackBerry and Android smartphones make it possible to access real-time video of your home's interior, monitor system components and completely control the system from anywhere. Total Connect integrates with existing Honeywell security systems. Or you can use it as a standalone video system if you don't have or need a security system. (ARA)

Home Renovations Before Selling:

Do or Don't?

Probably the most common questions sellers grapple with before listing their home for sale is: should I or shouldn't I renovate?

For some sellers, remodeling is the key to selling their house, while for other sellers, home renovations before selling are simply a waste of time and money. However, there are a few questions you can think about to determine if home makeovers before selling are ideal for you:

What are the comparables in my area? The best way to determine whether you should renovate your home is by simply studying the comparables in your neighborhood. With the help of your real estate agent, evaluate other similar homes that are either currently for sale or even have recently sold.

Most real estate agents will tell you that the value of house renovations before selling will largely be determined by the room you decide to renovate. The two most popular rooms to renovate - and also the two rooms of the home that you're most likely to see a return on your investment - are the bathroom and the kitchen. Both of these rooms remain a large motivating factor among buyers for purchasing a home, so it only makes sense to concentrate on these rooms. Additional rooms in the home, such as the living room or the bedroom, for example, may not show you as large of a return on your investment as would the master bathroom or the kitchen.

The bottom line, of course, is money when it comes to determining whether or not to take on home makeovers before selling. Even if other homes in the neighborhood possess updated kitchens, your kitchen area renovation should never be finished unless you can be sure you'll see a return on your dollar. For most sellers, it simply doesn't make financial sense to complete a remodel if you won't see a come back on those renovations dollars in the sales price of the home. Authored by Bo Kauffmann. L i f e and H o m e s

Most sellers would agree that home renovations could be a headache. Therefore, consider the time it would take to complete the renovation and the difficulty from the renovation. If the

renovation entails gutting a kitchen, for example, how would that impact your household and what length of time wouldn it take to complete? Remember: all factors must be considered when deciding whether or not to renovate.

February

It might be quite worthwhile to take a stroll through a few homes in your neighborhood that are for sale and study the competition. If the majority of the homes for sale in your neighborhood have updated kitchens, and your home does not, chances are it will be worth the investment to renovate your kitchen so that you can remain competitive in the local market.

What room do I want to renovate?

Hot Home Helpers Under $100: Easy, Affordable Organization Solutions

Feel like there's never enough room in your home to store everything? Chances are you don't need more square footage, you just need to get organized. "Luckily, getting organized doesn't have to be difficult or expensive," says Danny Lipford, home improvement expert and host of "Today's Homeowner." "The key is to find products that marry innovation and practicality to help make home organization easy."

In the kitchen Savvy storage When it's time to put away leftovers, do you struggle to find matching lids and bowls? Or do your plastic storage containers seem to take over your entire storage space? Update your mismatched wares with Smart Spin Storage Containers. They offer three different storage sizes and a holder keeps all the storage containers and universal-sized lids organized in less than one square foot ($20).

Montgomery County, PA

Use unused space Most bathrooms are equipped with accessories to keep towels neat and at your fingertips, so why not use the same organization tools in the kitchen? For less than $25, you can add a towel bar, towel ring or robe hook, such as the Sage or Reed collections at Bed Bath & Beyond, on the side of a cabinet or an island to keep dish towels handy (and off the floor), while adding a stylish look to the kitchen.

In the bathroom Shower and storage Space and storage are key concerns in bathroom design; luckily, you can create up to 5 1/2 additional inches of elbow room in the shower, while also adding extra hanging space for daily essentials with the new Double Curved Shower Rod from Moen ($59.99).

â–

L i f e and H o m e s

While overhauling your whole home may seem intimidating, start with the three rooms that tend to be the culprits of chaos - the kitchen, bathroom and garage. Check out these hot home helpers that will soon make your spaces more organized and enjoyable, all at an affordable price.

20

We b r i n g p e o p l e a n d h o m e s t o g e t h e r .

Double Curved Shower Rods, available at Bed Bath & Beyond, also offer visual appeal with a separate rod for the decorative shower curtain - or provide easily accessible space to hang your towels. Simple space solution No matter how organized your bathroom, it's always tough to find a place for the many daily necessities that we want at our fingertips. Now, you can easily keep these items within arm's reach - yet off the vanity - with new Towel Bar Hooks and Shower Rod Hooks from Moen ($10). These ingenious, S-shaped hooks snap right onto your current towel bar or shower rod to offer convenient access for a variety of items, such as clothing, jewelry, towels, travel bags and more.

In the garage Up and out When looking for more storage space in the garage, don't forget to look up. Often overlooked, the overhead area is ideal to suspend a variety of larger items, such as bikes, that take up coveted floor space. For only a few dollars, you can purchase large plastic-coated hooks that easily screw into the ceiling joist and allow you to hang the bicycle upside down by the tires. Or try a bike hoist ($39) that also suspends the bike from the ceiling - but uses a pulley to make lifting the bike easier. Balls, bats and shovels, oh my Unfortunately, most items stored in the garage are large and irregularly shaped, making it

difficult to neatly store them on shelves. Specialized organization systems for sporting goods and lawn equipment are available to confine anything from bats and balls to shovels and rakes. The RacorPro X-Rack Sports Equipment Organizer ($79.99) sets up quickly and easily and the basket design will entice anyone to toss their items in. Or, try the Funnel Fits Long Handle Tool Storage System ($26) that snaps garden tools like shovels, rakes and brooms onto the wall and out of the way. With a few innovative, practical and affordable products, your home will be more organized in no time. For more information about Moen products, visit www.moen.com or www. bedbathandbeyond.com.
