Headed in the Right Direction What’s not to love about May? It’s the month when everything seems to revive, come alive. May’s the time for sprucing up the lawn, putting the furniture back on the deck, cleaning the garage, tuning up the mower. You have to admit, there’s something especially exhilarating about those those first warm days and comfortable evenings. May is a “we’re not quite there, but we’re headed in the right direction” kind of month. Buyers and sellers have their eye on the spring market, hoping April’s slight upswing continues and even escalates. With the possible exception of military members, (Tax Credit Extended for Military Members, pg 3), the first-time homebuyer tax credit has ended, leaving us to wonder how the local market will react. A survey of real estate professionals indicates the majority, 77%, expect housing prices to remain the same - (Is It Time to Buy?, pg 4). Stable market prices and decent interest rates may help keep the real estate marketing moving forward this summer. It’s an opportune time to head out and take a look at what’s on the market.

While May gives us plenty of reasons to celebrate, there are a few days that really stand out. Mother’s Day is May 9th. If you’re fortunate enough to still have her with you, take time to honor your mother. Memorial Day, May 31, is a day set aside to remember those who have died in military service. I’ll be sending out a salute to my friend John that day. We will never forget, buddy. I hope you’ll also remember to pay tribute to our troops on Armed Forces Day, May 15th, the day we have the welcome opportunity to pay special tribute to the men and women of the Armed Forces.

Backyard
Summer Safety Before summer’s in full swing, make sure your backyard is ready for the season’s get-togethers and activities. QBE Regional Senior Vice Charles Valinotti recommends:
President
* Do a deck check — Make sure your deck is secured to your home by heavy-duty steel bolts specially designed to secure wooden structures. If your deck is simply nailed or screwed on, it could pull away from the house. Treat and seal the deck if necessary. * Inspect your play area — Your backyard swing set and other playground equipment should have plenty of shock-absorbing materials — such as wood chips or sand — underneath and on the perimeter. Replenish those materials if they look skimpy. * De-clutter — Put away toys, tools and lawn equipment. * Clean before cooking — Before firing it up, give your grill and its grates a good cleaning with soapy water. * Invest in extra protection — Buy a grill pad or splatter mat to place under your grill. These naturally heat-resistant pads made of composite cement or plastic will catch grease that misses the drip pan and help prevent a flare-up. (ARA)
* Organize with boxes and colored markers. Contact your local Two Men and a Truck moving company to purchase a variety of box sizes before you begin so you can appropriately tag and box both items that stay and those that go along the way. * Think about donating to those in need. If a garage sale isn’t of interest, consider donating to local churches or synagogues, homeless shelters or the Salvation Army. For more moving advice, visit www.twomenandatruck.com. (ARA)
Is It Time To Buy?
A HomeGain survey conducted in March 2010 shows 77 percent of real estate professionals nationwide think home prices will either stay the same (48 percent) or decrease (29 percent) in the next six months. Top 10 States Where Real Estate Agents and Brokers Think Home Prices Will Go Down In the Next Six Months: Minnesota (82%) Oregon (65%) Illinois (54%) Utah (50%) Michigan (42%) New Jersey (44%) Nevada (43%) Connecticut (42%) Washington (35%) New York (35%)
Mosquito Season Many regions of the country are experiencing an unusually warm and wet spring – a weather pattern that is likely to foster an earlier and more severe mosquito season, the National Pest Management Association (NPMA) warns. The NPMA is asking homeowners to take action now to eliminate potential breeding sites for mosquitoes on or around their properties. NPMA offers these tips to protect homeowners from mosquitoes: • Eliminate sources of stagnant water including birdbaths, “kiddie” pools, swimming pool covers, barrels, and other objects that collect water. • Add a fountain or drip system to birdbaths and ponds on your property to keep water fresh. • Keep windows and doors properly screened. • Be alert when outdoors during dawn and dusk hours, when mosquito activity peaks. • Avoid wearing loose-fitting clothing, open-toe shoes and sweet-smelling perfumes or colognes when outdoors. • Plan ahead for spending time outdoors and wear mosquito repellant with DEET. • If you have a mosquito infestation on your property, call a pest professional for additional advice and treatment. For more information or to find a professional in your area, please visit: www.pestworld.org. (NAPSI)

later in life - not to mention second marriages more often the modern dilemma is whose couch stays and tallying how many flat-screen TVs the couple has between them.

Tips for Combining Households
The pros at Two Men and a Truck moving company offer couples some advice for combining households:
Proper Landscaping
Reduces Cooling & Heating Costs According to the U.S. Department of Energy, the typical family spends about $1,900 a year on home utility bills. And each year, electricity generated by fossil fuels for a single home puts more carbon dioxide into the air than two cars. Proper insulation, weather stripping, caulking and using a programmable thermostat will help save money. Trees, shrubs and plants will make a difference, too. In fact, the government says shading from trees can reduce surrounding air temperatures as much as 9 degrees. That saves you money on your air-conditioning costs. Shrubs placed near the base of your house can lower the wind chill near your home in the winter. Trees and shrubs additionally absorb carbon dioxide and release oxygen into the air. Things to consider: • Check with your local nursery or cooperative extension service for advice on the best trees for your home and your specific needs. For example, you shouldn’t plant an ash tree in an area that’s under quarantine from a devastating insect called the Emerald Ash Borer.
Northern New York
• Deciduous trees, the kind that have full canopies during the hot summer months, should be planted on the east and west sides of your house to help keep it cool in the summer and allow the sun to shine in the windows in the winter.
L i f e and H o m e s
■
• The Department of Energy says shading your air-conditioning unit can increase its efficiency by as much as 10 percent. • Plant trees a minimum of 10 feet from your house to prevent overcrowding or damage to your home from roots.

newsShorts • Space your trees and shrubs according to what they’ll look like when fully grown, not what they look like now. “Trees are investments that need protection from destructive insects like beetles and borers,” says Lance Walheim, Bayer Advanced™ Garden Expert and co-author of “Landscaping for Dummies.” “Preventing insect problems can save your trees and save you money in the long run.” Bayer Advanced Tree & Shrub Protect & Feed kills insects and prevents new infestations for up to a year with just one application. It also contains a slow-release fertilizer to strengthen your tree. Be sure to read and follow all label directions. (Product not registered in Long Island, NY.) Five “Keys” to
Homeownership 1. Obtain a credit report. 2. Establish a budget. 3. Secure a down payment. 4. Understand mortgage options. 5. Get pre-approved.
Tax Credit Extended for Military Members The first-time homebuyer credit, which required homebuyers to buy a home on or before April 30th, hasn’t ended for everyone according to the IRS. They report that, “Members of the military and certain other federal employees serving outside the U.S. have an extra year to buy a principal residence in the U.S. and qualify for the credit. Thus, an eligible taxpayer must buy, or enter into a binding contract to buy, a principal residence on or before April 30, 2011. If a binding contract is entered into by that date, the taxpayer has until June 30, 2011, to close on the purchase. Members of the uniformed services, members of the Foreign Service and employees of the intelligence community are eligible for this special rule. It applies to any individual (and, if married, the individual’s spouse) who served on qualified official extended duty service outside of the United States for at least 90 days during the

Help for the Remodeling Challenged Thinking of remodeling but don’t know where to start? “Whether you’re an expert do-it-yourselfer or this is your first home improvement project, the Internet can be an excellent resource,” said Danny Lipford, host of the nationally syndicated television show, “Today’s Homeowner with Danny Lipford,” and frequent contributor to “The Early Show” on CBS. “And the tools available on the Web just keep getting better and better - with educational videos, downloadable shopping lists, budget and return-on-investment calculators.” Getting started: The ABC’s of ROI With a project as daunting as remodeling a home, sometimes the most difficult part is just getting started. The key? Prioritizing. Start your renovation by concentrating on the rooms you use the most and offer the best return on investment (ROI): your kitchen and your bathroom. According to Remodeling Magazine’s 2010 Cost vs. Value report, homeowners will recoup the greatest share of their costs by foregoing super-deluxe projects in favor of mid-range kitchen and bath remodels. A mid-range kitchen remodel brings an average 72.1 percent return on investment and a mid-range bathroom project has an average 71 percent cost recovery.

Budget-minded enhancements A “mid-range” kitchen or bath remodel sounds great on paper - but what types of projects does that really entail? Realtor magazine offers a few budgetminded enhancements to consider when remodeling: * Add or replace tile - Purchase low-cost tiles to replace a dated backsplash or add a new one. * Install granite tile instead of a slab - While granite kitchen counters are extremely popular, they can be a $5,000 upgrade. Instead, put in 12-inch granite tiles for as little as $300 in materials. You’ll get the same impact for less. * Freshen up your bathroom. This is a room that can be refreshed with little effort: try simple updates like regrouting tile or reconditioning cabinets. These small upgrades can make a big impact. Or, if you want to tackle something a little larger nothing makes a style statement like a new bathroom faucet. The new Method bathroom collection 6

from Moen features clean lines, soft curves and a sophisticated, modern look. And not only does the Method collection look great, but it’s eco-friendly, as well - meeting WaterSense criteria and offering 30 percent water savings, without sacrificing performance. Planning on the World Wide Web Now that you’ve decided on the projects you’d like to undertake, it’s time to begin the planning process. Begin by looking at everything from current trends and style options to the nuts and bolts of estimated budgets and time to completion.
In the kitchen Websites like dannylipford.com are a great place to get ideas and support from fellow homeowners. The site DIYnetwork.com gives visitors an overview of a variety of kitchen projects, with step-by-step instructions, a list of the materials needed and the products their designers recommend. And, there’s a time frame, price range and difficulty level listed for every project, helping you to choose a kitchen remodel that’s doable for you. In the bath Moen’s website is another great resource and features many design and planning videos to help inspire homeowners. The site even offers an interactive faucet selector tool, which helps you choose the right faucet for your space. Simply answer a few questions about your decorating style, how much you’d like to spend and which finish and features are important to you. Another way to stay up to date in the remodeling world is by signing up for Moen’s At Home eNewsletter, which provides trends and ideas for your home.( ARA)

No Closing Cost Mortgage Refinance Attractive But Dangerous When you come to a decision that you want to refinance your loan, usually there are many fees you have to pay. Closing costs are at times very hard to afford and can be avoided, but there is a down side - Interest will go up. There are ways to get a no fee mortgage refinance. Why would anyone do that? If you want to flip your house (buy a house with a relatively low interest rate, hold it for a short period of time and re-sell it), or If you simply don’t think you would still own this house in 5 years or so - it might be valuable for you.

No closing cost can be attractive but also dangerous; Mortgage refinance without closing cost can help you avoid fees like title insurance, escrow charges, recording fees, appraisal costs, broker fees and more, but you will still have to pay insurance, interest, and all applicable taxes. Online there are different websites that have a kind of calculator that can help you find out whether mortgage refinance with no closing costs is a smart choice, or if you break even or lose any money taking this mortgage over other. The calculators do this by finding out how much you would pay with the mortgage refinance with no closing cost every month for the length of the loan and contrast it to the cost of getting a loan with closing fees plus the closing fee itself. At this point it subtracts one from the other and comes up with an amount of months that is called your break even point. If you think you’ll still own the house after this period of time - taking a no closing cost mortgage doesn’t pay off. At that point it is better for you to pay the closing costs and save money later on, than doing what you think is saving you money but actually will bring you losses in the future. 16

If you do the math you realize that if you’re keeping the house for 5 years or less it is worth getting a noclosing-cost. If you keep it for a longer period than that, you lose the advan tages of the refinancing with no closing costs, and actually start losing money. When looking for a loan, check all types of mortgages available and find the one that fits you the best. Make sure you check the interest rate, whether it’s a fixed or variable rate, if it has closing fees and what those fees are.

FinancialPlanning After a Loss: Managing a Loved One’s Affairs and Your Inheritance Gary Sunada
Replace lost income to pay off debts, final expenses and protect the lifestyle for the people you love in the event of the unexpected You've just lost someone close to you, and it's a difficult, stressful time. You're grieving, yet there's so much to do: funeral arrangements to make, family to care for. And as painful as it may seem, there is also urgent business concerning your finances. Here's a checklist, by no means complete, to help you get started:
• Contact your loved one's places of employment. Find out whether he or she was covered by employee group insurance. You should also ask about any pension benefits, accrued vacation or sick pay, and credit union accounts. • Contact any unions and service or professional organizations your loved one belonged to. You might be eligible for benefits through these groups. • Gather your loved one's bills. Some loans and service contracts are covered by credit life insurance that pays off the balance in the event of a customer's death. Security for Your Future If you've been left a significant inheritance, you face further decisions for the long term. Some people choose to use a small part of the money to pay debts, or buy something they might not otherwise be able to afford. Keep in mind, though, that your loved one probably intended to provide security for your future as well. After your loss, other family members may be even more dependent on you. You may decide to use your inheritance to provide security for them, just as it was provided for you. Life insurance can play an important role. A single premium policy can guarantee* your heirs a financial legacy that's generally free from federal income tax. Life insurance can also offer living benefits, like the option of borrowing against a policy's value.** Life can change swiftly and unpredictably, so it's always wise to have your affairs in order. The best time to make arrangements for tomorrow is today. Policy loans accrue interest at the current rate. Loans and partial surrenders reduce the death benefit and cash value. Policy loans and withdrawals may be subject to regular income tax and may carry a 10% IRS penalty tax if the policyowner is not yet 59½.
