While existing home sales have risen recently, the National Association of Realtors’ annual Profile of Home Buyers and Sellers found that the share of first-time buyers recently fell to its lowest level (33 percent) in nearly three decades. Many first-time buyers experience obstacles on the path to homeownership, including difficulty saving for a down payment and tight credit conditions.
The Hints • Find and work with an expert Realtor who knows the neighborhood. Nothing can replace the local knowledge and real insight that professional Realtors can provide to first-time buyers as they navigate the complex home buying process. According to the Profile of Home Buyers and Sellers, while most home buyers in the past year began their home search online, 90 percent ended up purchasing their home through an agent. Realtors are not only the source of online real estate data, they also use their unparalleled local market knowledge and resources to help close the deal for buyers and sellers. • Meet with a lender to determine how much you can afford. Last year, the median price a first-time buyer spent on a home was $169,000. Chances are, you don’t have that amount of cash lying around. That’s why 95 percent of first-time buyers who bought a home in the past year financed their purchase. Find out what you can afford with a preapproval from a lender. A lender will check your credit history, current debt obligations and other expenses to determine the amount of money you’re qualified to borrow at a specific interest

Millions of Americans will resolve to change their lives in the New Year, but few will stick with their goals. In fact, a recent survey by the National Endowment for Financial Education (NEFE) finds six in 10 people will strive to improve their financial well-being in 2015. Changing your financial habits is a resolution you cannot afford to overlook. It’s time to flex your financial muscle. The experts at the nonprofit National Endowment for Financial Education offer these seven tips to help make your financial resolutions stick: Do it now. Many will wait until they feel the time is right to begin new behaviors. If you wait until after the big party to start watching your diet, or until after that big purchase to start saving money, the ideal time will never present itself. Write down your financial resolutions. The NEFE survey finds setting a budget, making a plan to get out of debt, and boosting retirement savings
are the top priorities for Americans in the coming year. Clearly articulate why you think your resolution is a good idea, steps you can take to reach your goal, and what you hope to gain. Post your list where you will see it each day. Identify your money morals. Understanding your values and attitudes about money will bring clarity to the decision-making process. NEFE offers various online tools, such as the LifeValues Quiz, which will help you identify your values and make resolutions based on those values. Recruit a “financial buddy.” Share your resolutions with a trusted family member or friend who can provide support in helping you meet your financial goals. Find someone who will hold you accountable and will set a good example for you to follow. Vary goal intensity. Give yourself a short-term objective such as paying more than the minimum on one credit card this month. A long-term goal could be setting up – and adding to – the emergency savings account you know you should have but didn’t get around to starting last year. Monitor your progress regularly. If you are trying to reduce debt, make sure you check your balances often. Set aside a couple of hours each week to address your finances. Over time this will become second nature and part of your normal routine. Address conflict logically. If you find yourself breaking a financial goal by reverting to old spending habits, identify what value might be causing you to stray and take the time to ask yourself if the decision is appropriate given your current financial situation. Home Ownership Dreams a Reality Owning a home is part of the American Dream, yet though requirements are relaxing, only three out of five standards on income, credit and debt are making it borrowers get approved. tougher to buy a home than it was 10 years ago. Even
While stricter standards make it tougher for young families to qualify for a mortgage, millennials said they understand why these standards exist and think the tougher requirements won’t stand in their way of buying a home, according to a new survey commissioned by loanDepot. In fact, millennials today are serious about doing what’s required to get a mortgage. The research surveyed 1,000 millennials who don’t own a home and found 35 percent plan to buy within five years. What’s more, millenials are taking steps now to turn their dreams into a reality by getting their credit in order, paying down debt and saving for a down payment. “Income is a key to opening the doors of homeownership for millennials, and they’re more than committed to it; they’re actively planning for it,” says Anthony Hsieh, chairman and chief executive officer, loanDepot LLC. “Our improving economy is making it practical for millennials who want to own their own homes in a few short years to get ready now. Their strong desire to become homeowners, coupled with the commitment of getting their finances in order, suggests a renewal in first-time buyer demand may be possible if we sustain necessary economic and market conditions.”
With their prospects improving as the economy picks up, millennials are forming households faster and making more money compared to a few years ago. One in three millennials said an increase of 15 percent or less in income will be enough to turn them into homebuyers, a significant proposition for the economy. Because mortgage lenders use debt-to-income to evaluate a borrowers’ ability to repay a loan, student debt is a growing burden on millennials interested in financing a home. Unlike medical debt, student debt carries an equal weight to credit card debt. Nearly half of those surveyed said it’s unfair to weigh both types of debt equally. As for the tougher requirements to getting a mortgage, millennials do think the tougher standards guard against risky loans and will help prevent another mortgage crisis. More than half say making it easier to get a mortgage will result in more foreclosures. If you have student debt and want to buy your first home, here are a few ideas and tips to help you prepare:
* Lower your debt-to-income ratio (DTI). DTI is your total monthly income as compared to your total monthly debt payments. Most lenders will only lend to you if your DTI is at or below 43 percent. So to lower it, try to increase your income by pursuing a promotion or raise, finding a higher-paying job or taking on part-time work. Decrease your required monthly debt payments by refinancing or consolidating student loans and paying down any credit card balances. * Get your credit score in order. Analyze your credit report before you start the home buying process. Dispute incorrect derogatory information and ensure all three credit-reporting bureaus list all of your positive information. Pay all your bills on time, reduce credit card balances to 30 percent of the credit limit or lower, and don’t open new credit cards if you already have a few. * Save for a down payment. Make a budget for each month before it starts, with a plan for spending and saving, and stick to it. Stash away extra money from bonuses, overtime or financial gifts on your birthday or holidays. This creates a bold, yet harmonizing visual.” “The concept of a ‘pop’ of color is blown up in 2015,” adds Nayak. “We’re seeing deep, rich hues adorning walls, lavishly upholstered furniture pieces, window treatments and area rugs. This year, we like to say ‘go bold or go home.’” When painting with deep colors, imperfections are more visible than with lighter shades.
