Designer Touches Yield

Well-Dressed Decks

When spring arrives will your deck be ready? Consider upgrading your outdoor living space with the trends that every well-dressed deck will be wearing this year. Traditional wooden railings can block your view, and glass can be hard to clean. Wouldn’t it be great to be able to enjoy the view from your deck? More homeowners are replacing wooden balusters with Ultra-tec stainless steel cable railings. Do-it-yourself kits from manufacturers like The Cable Connection make it easy to replace old balusters with stainless steel cable, creating a sleek, upscale and view-friendly look. The cable can be used with wood, metal or sleeved posts with a solid core, and you can retrofit any railing with the cable. Whether your deck is made of wood or composite, cable railing works wherever you would install a traditional railing, including the deck perimeter and stairs. Visit www.thecableconnection.com to learn more. Clear sealant for a natural look or subdued rustic hues have long been the colors of choice for decks. This year, expect to see a plethora of fresh colors popping up on decks. While changing the color of a wooden deck from a darker hue to something brighter may be problematic, composite decking manufacturers have branched out into a variety of brighter colors, including whites and light grays. You’ll even see pops of color like greens and blues in designs and inserts set into decking planks. You can also add color to your deck through plantings. Think outside the planter box - and traditional floral plantings - to mix things up with decorative grasses and leafy foliage that will splash color around your deck throughout the summer. Today’s decks are a study in mixed media, incorporating traditional materials like wood,

newsShorts

brick and tile with modern elements such as composite planks, cable railings and even ceramic tile. The amalgam of materials can yield a multitude of patterns, styles and looks. Pair a traditional wood deck with cable railing and stairs that descend to a patio of pavers set in a herringbone pattern. Use heat-resistant ceramic tile to create a decorative and functional cooking area on a composite deck. Varying the materials used in your deck adds visual depth, interest and excitement to your outdoor living space. Outdoor lighting isn’t just for the purposes of safety, or to extend the deck’s usability well into the night. Lighting can be a design statement and a powerful decorative element for your deck. Decorative post caps can add a designer look to railings while also providing ample light for outdoor activities. Inset lights create mood and ensure safe footing on stairs. For a soft, glowing effect, tuck rope lighting beneath upper and lower railings. Don’t forget the beauty of natural light, too; fire pits and chimineas offer up warmth, ambience and gentle light. With some designer touches, it’s easy to turn your deck from dull to delightful - and ensure your outdoor spaces stay in step with today’s best-dressed decks. (BPT)

Metal Roofs

Growing in Popularity Residential roofing experts report metal roofing is winning converts based on its durability, fire-resistance, energy savings, value and natural good looks. According to the St. Louisbased Metal Roofing Alliance (MRA), the residential metal roofing market has grown by double digits in the last five years.

asphalt shingles every 10 to 12 years,” says Brian Cosyns, president of Metal Roof Outlet. “People are becoming more and more educated on metal roofing, and are seeing the longevity of it ... after completing [a metal roofing] job, you’ve made a big difference in appearance, energy savings and the value of the home.” The MRA reports non-metal roofs last 17 years on average, but metal roofs can last a lifetime. Though higher in initial costs, they can boost homes’ resale value. They can also cut homeowners’ insurance premiums in some states by up to 35 percent. Among factors underpinning the growth of metal roofs, few are more important than the roofing systems’ fire-resistance, the alliance reports. The product Cosyns’ firm installs, Allmet Stone-Coated Metal Roofing, and another brand, Gerard Stone-Coated Metal Roofing Systems, both tout the benefits of their Class A Fire Ratings. The extra durability that stone-coated metal roofing systems provide is identified as another factor in their increasing use. These systems don’t rot, warp, crack or break. They are superior to conventional roofing systems in standing up to extreme weather with a 2.5 inch hailstone warranty, Class 4 impact rating, and 120 mile per hour wind warranty. Metal roofs last two to three times longer than ordinary roofs, meaning they can last 40 to 60 years or longer, according to the MRA. While conventional roofs in darker colors absorb the sun’s rays, metal roofing actually reflects them. That decreases summertime cooling loads and also insulates against winter’s cold, saving homeowners utility costs. Metal roofing’s aesthetics are realistic and mimic natural roofing products, experts say. Both Allmet and Gerard stone-coated metal roofing systems offer an array of styles, from natural clay tiles to wood shake, natural slate and asphalt-like shingles. Cosyns reports homeowner customers like the functional benefits of stone-coated metal roofs, and really enjoy their curb appeal. For more information, visit: www.allmet.com or Gerardusa.com. (BPT)

Raise Rooms To New Heights With Eye-Catching Ceilings Want to infuse your home with architectural interest? Start at the top. “The ceiling is the most overlooked design element in a space, hands down,” said Brian Patrick Flynn, whose interiors are regularly featured on HGTV.com and often showcased by his own company, FlynnsideOut Productions. Consider this: The largest solid surface in a room - besides the floor - is the ceiling. Instead of leaving it bright white or builder beige, convert this blank canvas into a decorative canopy of color and texture. Flynn and other influential designers are forecasting a ceiling “revival” in 2015. Fresh interpretations of vintage styles - such as gleaming metal tiles and textural wood beams - are helping inspire that trend, along with new, easy-to-install products that put these ceiling projects well within the reach of today’s DIY-ers. Here are some hot ceiling trends to take your rooms to new heights: Layer on the luster. Stamped metal ceilings have contributed shine and sophistication to American homes since they were introduced in the 1880s. Besides beauty, metal ceilings offer practicality. They resist mold and mildew, offer sag resistance and last longer than plaster or drywall. Metallaire metal ceiling tiles from Armstrong are available in 12 patterns, and a variety of finishes, including chrome, copper, brass, white and lacquered steel. The lacquered steel panels also can be painted to accent or blend with the rest of the room. Regardless of the finish, the texture of the tiles creates a tactile top layer to the space. Mix and match ceiling styles. Some room designers are combining different decorating elements at the top, such as inlaying the 8

LifeandHomes ■ Southern Tier

newsShorts recesses of coffered ceilings with gold or copper tiles. Flynn said he’s also a fan of tongueand-groove ceilings accented with beams. “This adds a ton of visual interest to the room, and can make it feel much larger,” he said. Create character with wood. From rustic timber to sleek teak, wood hues help set the tone in a room. Besides imparting a sense of warmth, the grains and knots in wood panels add a textural layer that contrasts nicely with smooth surfaces like painted walls and granite countertops. Add architectural depth. The cost and complexity of building coffered ceilings have been reduced by lightweight materials and easy-to-install prefabricated systems that boast features like mold, mildew and sag resistance. Flynn recommends homeowners start thinking about their ceiling by exploring websites for ideas. A good place to start is www.armstrong.com/ residential-ceilings, which offers hundreds of examples, including some interesting beforeand-after photos. (BPT)

Spring Energy Saving Tips Dry clothes faster. Clear lint from your clothesdryer exhaust hose. Have a flexible hose? Replace it with smooth metal ducting to improve air flow, dry clothes faster, and reduce drying energy use. Don’t make your fridge work so hard. Clean dust from under your refrigerator, the front vent at the base, and any exposed coils at the back. Another tip: Make sure products aren’t blocking the fan vents inside the fridge and freezer. Clear the air. Dust bathroom ceiling fan covers and fan blades. Clean dust and grease from the kitchen stove hood and exhaust fan. Plug your home electronics into an advanced power strip. While you’re dusting your TV, computer, gaming equipment, and other home electronics, take a look at how they’re plugged in. You can stop overpaying to power these big energy users (many draw electricity even

when off) by plugging them into an advanced power strip, which automatically cuts electricity to any idle equipment you choose. Use your bath fan. Do you have mildew on bathroom ceilings? This is a sign of insufficient ventilation. If you have a bath fan, use it. If you need a fan, look for an ENERGY STAR® qualified model. These fans are very quiet and use little electricity. Be sure to vent bath fans to the outdoors, or you’ll risk moving your mildew problem to another part of the house or attic. Step outside. Take a look at any accessible exterior vents, such as for the clothes dryer, centralheating system, water heater, kitchen-fan exhaust, or bath-fan exhaust. Clear them of any blockage or buildup of dust, webs, leaves, and lint. Keep bulbs and fixtures clean. Dirt will absorb the light and reduce the efficiency. Find a contractor. Before the busy construction season starts, now is a great time to talk to a contractor trained to help you find and fix causes of high energy bills, drafts, and more. A qualified contractor can do a whole-house assessment and make recommendations about money-saving improvements within your budget. (efficiencyvermont.com)

Spacious Upgrades You may be wondering what projects are worthwhile, and which are not? In a recent study commissioned by ClosetMaid(r), 45 percent of existing home buyers noted that they have made changes to their master bedroom closet since moving in. In addition, 61 percent of new home buyers said they are considering renovating or upgrading their master closet within 18 months. When considering where to make investments in your home, don’t close the door on the closet! You can create the closet of your dreams with a few simple tips. Add paint & update the lighting. Bring the bedroom paint into the closet. This makes the space feel like a true extension of your bedroom, not a forgotten area that belongs behind closed doors. Great lighting is also important in a closet - it helps you to see everything clearly. Why settle for a standard light fixture when you can add a statement piece that not only provides proper light, but proper style.

www.HATFIELDRE.com

452 Milton St, Elmira NY 14904

So, you’ve decided to make some updates to your home? Whether you plan on building a home from the ground up, purchasing new construction or adding value to your current residence, there are many opportunities for upgrades.

Utilize more space. Most master bedroom closets come standard with only a single shelf and rod. Since most closets have little need for so much long hanging space, professional organizer Lorie Marrero, author of “The Clutter Diet,” suggests improving your closet with the addition of double hang space. “Don’t be shy about adding shelving up as high as you can to accommodate seasonal items and long-term storage boxes - utilize every space you can,” said Marrero. A good rule of thumb for double hang space is 84 inches for the top shelf and 42 inches for the lower shelf. By adding additional shelves, your storage space goes from standard to functional. Adjustable systems such as ClosetMaid(r) ShelfTrack(r) create a perfect upgrade for your closet. The wire shelving and brackets can be reconfigured as needs change.

HATFIELD Real Estate

Consider accessories. If you plan to update your closet with a wire system, there are a multitude of perfect accessories to include such as a tie and belt rack or shoe shelves. You may also consider installing a laminate or wood system. These products can provide drawers, doors, decorative molding and more and can transform your closet into a personal haven. “Adding drawers into your closet system can centralize your clothing into one space,” said Marrero. “The more storage, the better.” Investing in a functional closet organizing system can help you save time now by reducing the stress of finding items when you need them, and benefit you in the future by adding extra value to your home. After all, “standard” just doesn’t work for today’s closet. For more information about how to get organized visit ClosetMaid.com, StorganizationBlog.com or call 1-800-874-0008. (Family Features)

DIY Home Upkeep

A Seasonal Guide to Maintaining Your Home Homeowners can avoid emergency repairs by completing a few home projects each season. A simple project such as inspecting the plumbing annually can prevent the unexpected cost of repairing water damage from a pipe that burst. “Repairing water damage can cost 22 times the amount of annually cleaning the gutters, which can prevent water damage to the home’s foundation,” said Chris Terrill, CEO of HomeAdvisor. “The average cost of cleaning the gutters is $212 according to HomeAdvisor’s Cost Guide.” From spring to winter, Terrill offers these maintenance tips to help homeowners save money and time in the long run:

Spring Plumbing. Every spring inspect all plumbing for leaks. Small problems, like leaky faucets and clogged drains can turn into big headaches if left unchecked. The average national cost of hiring a plumber to repair pipes is $411; however, repairing water damage can cost seven times that amount. Roof. Checking for damage and making general repairs in the springtime can extend the lifespan of a roof. Neglecting to make these minor fixes can lead to long-term damage. The average cost of replacing and installing a new roof is $7,744.

Summer Trees and shrubs. The average cost of trimming trees and shrubs is $577, but leaving them untrimmed can lead to roof damage. The average cost of repairing a roof is $1,100. Paint. In the summer, touching up the home’s exterior paint not only boosts its curb appeal, but it also acts as a home’s primary defense against weather, insects and other damage. If a homeowner neglects to complete this task, 22

LifeandHomes ■ Southern Tier

completely repainting the home’s exterior costs an average of $3,180.

Fall Gutter and downspouts. During the fall, clean the gutter and downspouts. According to HomeAdvisor’s Cost Guide, the average cost of cleaning the gutter and downspout is $212. Ignoring this matter can affect the foundation of a home, which can cost an average of $4,607 to repair. Windows and doors. Install weather stripping during the fall for an average cost of $458. This will prevent unwanted air from leaking into a home. On average, homeowners spend 40 percent more on heating and air conditioning due to drafty windows and doors.

Winter Refrigerator. Vacuum the coils on the back of the fridge during the winter. Letting the coils build up

with dirt and grime can decrease its efficiency, and can cost $317 to repair. Furnace. In the winter, service the furnace to make sure it is operating properly, safely and to its fullest capability.

Tips for every season Garbage disposal. Flush the garbage disposal every season. Regularly doing this will keep your disposal clean and functioning properly. The average cost of repairing a clogged drain is $381. Smoke detectors. Be a responsible homeowner and test the smoke detectors seasonally. Smoke detectors are the single most important step to ensuring home safety, and having one during a fire increases the likelihood of survival by more than 50 percent.
