Practical Tree Care Makes Good Neighbors If a tree is situated between two property lines, whose responsibility is it? Trees add value to our property. However, it is important to exercise sensible efforts in preserving the vigor of our trees and create a safe environment for our families and neighbors. Whose Tree Is It Anyway? Generally, courts find that a tree positioned on a property line between two residences is common property and the responsibility of both property owners. This typically means the tree cannot be pruned, destroyed, or altered without both parties agreeing to the changes. Sometimes this requires the two parties to have a written agreement on the terms of care for the tree. If a tree is securely on your property, in the eyes of the law you are responsible for the maintenance and upkeep of that tree. You could be found negligent for not attending to the pruning of trees that might block visibility of streets, driveways, and sidewalks. The common rule of thumb is that a homeowner should consider themselves responsible for tending to any trees that could cause harm to a neighbor’s home or person.
A Dangerous Tree Needs a Proactive Approach Homeowners cannot simply plead ignorance to the condition of the trees on their property to escape liability in the case of tree failure. If the home owner could have prevented the damage through regular checks and maintenance of the trees on his property, it could be concluded that the property owner on which the tree was situated could be held liable.

Help For Weathering The Summer Storm Season Properly preparing your home and family before the start of this year’s summer storm season will help you be ready for whatever Mother Nature sends your way. The following five tips can help you and your loved ones stay safe.

If you have little ones, create an activity box full of games, cards and books to keep them busy - and yourself stress-free - during a storm.
Remove all outdoor furniture prior to the storm. Patio furniture, plants, trash cans and children’s toys can become airborne in high winds and damage your house. Put them in a garage or shed.
Invest in impact-resistant windows and garage doors. When strong winds blow, they can damage not only your windows, doors and roof, but also the actual structure of your home. Invest in wind-load and impact-resistant garage doors and windows to protect your home.
Have a backup generator installed. Unlike portable generators, which are another great option to stay powered during summer storms, automatic home backup generators, like those from Generac, turn on automatically when the power goes out. And they don’t require refueling, which could be a problem if local gas stations are also without power. Automatic standby generators remain on until power is returned, giving you and your family peace of mind and a sense of safety and security during severe storms and extended power outages. In the typical American home, heating and cooling account for 50 to 70 percent of total energy use, according to the U.S. Department of Energy (DOE). Yet, much of that energy is wasted, leading to higher energy bills for homeowners. The DOE notes that the leading causes of energy waste in most homes are inadequate insulation and air leakage. Wasted energy costs homeowners hundreds of dollars or more per year and takes a toll on the environment in the form of greater greenhouse gas emissions. But avoiding these wasteful practices is easy with some simple checks to your home and DIY insulation. “A couple of areas in the home that are notorious for insulation problems are basements and crawlspaces,” says Ram Mayilvahanan of Insulfoam. “Many people discount insulation in their basements and crawl spaces because they are near the ground. However, the connections from crawl spaces, foundations, and ground footings to the actual house are areas that need to be properly insulated and sealed against air leaks. This can account for 30 percent of the heating and cooling energy loss for the average home.” In crawlspaces and unfinished basements, areas to check for adequate insulation are on the foundation walls and the floor joists. The DOE has developed a “Do-it-Yourself Guide to Sealing and Insulating with Energy Star,” which offers tips for creating tighter, well-insulated basements, crawl spaces and even attic hatches using rigid insulation, caulk and cans of expanding spray foam, among other materials. Residential Real Estate Investing On The Rise Investors are responding to a healthier housing market by expanding their property searches, buying in higher price bands and broadening their strategies, according to Visio Financial Services’ Annual Residential Real Estate Investor Report. The report surveyed single-family real estate investors who purchase homes to fix-and-flip or to hold in their portfolio as rental properties. According to the data, investors are hungry for more deals and are looking beyond their local markets to find them. In fact, half of all survey respondents indicate they plan to buy four or more properties this year, double the number of investors who did so in 2014. “Although investment properties are not as abundant as in previous years, investors are finding new and better ways to flip more houses and grow their rental portfolios,” explains Visio CEO Jeff Ball. Compared with last year’s report, Visio found that 63 percent more investors are considering properties over the $200,000 threshold, while interest in sub-$40,000 deals has decreased. Additionally, investors plan to mix their strategies more aggressively, doing both fix-and-flip deals and building up rental portfolios. “This is a market ripe for rapid growth. Eighty-three percent of our part-time investors expressed interest in going full time, and are seeking fast, simple and dependable financing in order to do so. Of our full-time investors, more than 90 percent are looking to accelerate their businesses with more options for working capital,” Ball added. with Hardwood Moulding
Just as tasteful, well-chosen jewelry can turn an unexciting outfit into a stylish, eyecatching ensemble, carefully applied hardwood mouldings and trimwork can transform a plain-Jane interior into an interesting - even beautiful - space. Today’s newly built houses often lack any sort of carved-wood ornamentation. Many older homes have lost their traditional decorative details through successive modernizing renovations. To transform stripped-down to charming, and ordinary to characterful, homeowners are incorporating decorative millwork to enhance their interior design. While there is an almost infinite variety of hardwood mouldings and trims, the pros at the American Hardwood Information Center, www.Hardwoodinfo.com, and most design experts, recognize the following most basic categories: * Baseboards, which run at the foot of walls and act as an elongated pedestal, are both aesthetic and practical. They visually anchor the wall to the floor and at the same time protect it from everyday low-impact abuse such as kids scooting around in toy cars. * Crown mouldings, which run between the walls and the ceiling, soften the abrupt transition between wall and ceiling. * Casings, the trim surrounding door and window openings, define a wall opening and help connect the spaces being joined. “Our clients are attracted to the enduring quality and ageless appeal of hardwood moulding,” says architect Jeff Murphy, principal of Murphy & Co. Design, a Buffalo, Minnesota-based firm. “For them, it’s the heart of the home - something they see and touch each day. Done right, it will last forever and always be in style.” For architect Tim Button of New York City-based Stedila Design, hardwood mouldings are appropriate in any room in the home, but he also says, “I think wood trim often makes its biggest 28

impact in an entry hall where high ceilings allow for large-scale crown mouldings.” And he’s a fan of using stained-wood mouldings in bathrooms, “because it brings warmth to what can be a somewhat clinical space.” Edina, Minnesota-based architect Meriwether Felt agrees, having installed stained-cherry mouldings, trims, and casings in the master bath of a home she renovated. “The client asked for a luxurious yet elegant feeling and the cherry fit the bill perfectly. The stained wood warms up the bathroom and provides richness.” The size of the trimwork and the complexity of its profile will be determined by the size and style of the space in which it’s being installed; the larger and more traditional the room, the bigger and more ornate the trim. Crown mouldings in particular have a profound and sometimes unexpected effect on how people perceive the scale, proportions and character of an interior, so they must be chosen with great care. If too small
and plain, they’ll look skimpy and undernourished; too large and ostentatious and they’ll overwhelm the space. If in doubt, consult a design professional. Before the Civil War, American hardwood moulding was made by hand, so it tended to be simple, elegant and expensive. In the later 19th Century, methods of mass production enabled builders to deck out even modest houses with affordable wood trim in ever-more-complex profiles. The 20th Century saw decorative simplifications of the Arts and Crafts style, emphasizing clean lines, unfussy forms and the inherent beauty of natural wood. This was followed by the Art Deco and Modernist movements, which further streamlined or completely eliminated applied architectural ornament such as mouldings and trims. Today, tastes tend to be eclectic, and whether you install an elaborately carved crown moulding featuring acanthus leaves and egg-and-dart detailing or an elegantly austere profile comprising nothing more than a graceful S-curve, will depend on personal preference and the overall style of your home. No matter what your architectural preferences might be, you can transform a plain-Jane interior into a distinctive, characterful environment by incorporating hardwood mouldings and trimwork into your home’s design.
