Must-Know Mortgage Terms FICO Score: FICO is an abbreviation for Fair Isaac Corporation and refers to a person’s credit score based on credit history. Lenders and credit card companies use the number to decide if the person is likely to pay his or her bills. A credit score is evaluated using information from the three major credit bureaus and is usually between 300 and 850. “A” Loan or “A” Paper: a credit rating where the FICO score is 660 or above. There have been no late mortgage payments within a 12-month period. This is the best credit rating to have when entering into a new loan. “B” Loan or “B” Paper: FICO scores from 620 - 659. Factors include two 30 day late mortgage payments and two to three 30 day late installment loan payments in the last 12 months. No delinquencies over 60 days are allowed. Should be two to four years since a bankruptcy. Also referred to as Sub - Prime. “C” Loan or “C” Paper: FICO scores typically from 580 to 619. Factors include three to four 30 day late mortgage payments and four to six 30 day late installment loan payments or two to four 60 day late payments. Should be one to two years since bankruptcy. Also referred to as Sub - Prime. First Mortgage: the mortgage with first priority if the loan is not paid. Second Mortgage: an additional mortgage on property. In case of a default the first mortgage must be paid before the second mortgage. Second loans are more risky for the lender and usually carry a higher interest rate.

Balloon Loan or Mortgage: a mortgage that typically offers low rates for an initial period of time (usually 5, 7, or 10) years; after that time period elapses, the balance is due or is refinanced by the borrower. Biweekly Payment Mortgage: a mortgage paid twice a month instead of once a month, reducing the amount of interest to be paid on the loan. Convertible ARM: an adjustable-rate mortgage that provides the borrower the ability to convert to a fixed-rate within a specified time. Fixed-Rate Mortgage: a mortgage with payments that remain the same throughout the life of the loan because the interest rate and other terms are fixed and do not change. Graduated Payment Mortgages: mortgages that begin with lower monthly payments that get slowly larger over a period of years, eventually reaching a fixed level and remaining there for the life of the loan. Graduated payment loans may be good if you expect your annual income to increase. HECM (Reverse Mortgage): the reverse mortgage is used by senior homeowners age 62 and older to convert the equity in their home into monthly streams of income and/or a line of credit to be repaid when they no longer occupy the home. A lending institution such as a mortgage lender, bank, credit union or savings and loan association funds the FHA insured loan, commonly known as HECM.

According to a study by the RAND Corporation, approximately 1.4 million homes have firearms stored in a way that makes them accessible to the wrong hands – children, at-risk youth, potential thieves, and those who intend to harm themselves or others. To help you find the best safe storage solution for the firearms in your household, the National Crime Prevention Council suggests some of the most readily-available storage solutions. *A trigger lock can be used to keep someone from being able to pull the trigger. Trigger locks are available in a variety of configurations, from basic key lock options to those that require combinations to open the lock. * The cable lock can be used on most firearms. The cable is most often placed through the gun barrel, which generally impedes loading and firing. * Storage cases come in various sizes and can be used for both storing and locking up a firearm. The case can be locked, but the lock must often be purchased separately. *A lock box is like a small safe that allows you to store your firearm safely and securely via key or combination lock or by a digital keypad, to prevent unauthorized access to the firearm. * Gun safes comes in a number of sizes to accommodate long guns and includes spaces for storing handguns as well and have the option of a combination lock or digital keypad to lock it. Intermediate Term Mortgage: a mortgage loan with a contractual maturity from the time of purchase equal to or less than 20 years.

Assumable Mortgage: when a home is sold, the seller may be able to transfer the mortgage to the new buyer. This means the mortgage is assumable.

Lenders generally require a credit review of the new borrower and may charge a fee for the assumption. Some mortgages contain a due-on-sale clause, which means that the mortgage may not be transferable to a new buyer. Instead, the lender may make you pay the entire balance that is due when you sell the home. An assumable mortgage can help you attract buyers if you sell your home.

Only Certain Home Improvements Pay Off The Appraisal Institute (AI) encourages homeowners to exercise good judgment when deciding which home improvement projects to take on, saying that not all renovations enhance property values. “It’s very important that renovations stay within, but not exceed, community norms,” says AI President Ken P. Wilson. “If they don’t match what’s standard in a community, owners could have difficulty recouping their investment when selling the property.” According to Remodeling magazine’s most recent Cost vs Value report, some of the projects with the highest expected return on investment are entry door replacement (steel), deck addition (wood), garage door replacement, attic bedroom and minor kitchen remodel. Other renovations with high expected pay-offs include window replacement

Wilson advises homeowners that it may be best to hold off on major renovations if they aren’t sure how long they will be in the home. The longer a homeowner stays in a property, the greater the opportunity for a return on investment, he says. “And cost does not necessarily equal value.” For an unbiased analysis of what their home would be worth both before and after an improvement project, a homeowner can work with a professional real estate appraiser – such as a Designated member of the Appraisal Institute – to conduct a feasibility study. During a feasibility study, the appraiser will analyze the homeowner’s property, weigh the cost of rehabilitation and provide an estimate of the property’s value before and after the improvement. Some green and energy-efficient renovations, such as adding Energy Star appliances and extra insulation, are likely to pay the homeowner back in lowered utility bills relatively quickly. Lower utility costs also are a draw for potential homebuyers. When appraising a home, the appraiser evaluates local supply and demand for green and energy-efficient properties and features. The Appraisal Institute offers a free, informative brochure titled “Remodeling and Rehabbing” at www.appraisalinstitute.org

August has been dubbed National Curb Appeal Month and it’s dedicated to helping homeowners add value to their home’s exterior. According to real estate experts great curb appeal can add 15-20% of value to a home while poor curb appeal can devalue a home by 10%. Different curb appeal elements, such as wellmaintained shrubbery, decorative millwork and trim, colorful plants and a appealing front entryway can have a fast, positive impact on home buyers, according to Niki Decker of Fypon. “If you’re putting your house on the market, curb appeal is critical because it’s the first impression for potential buyers. That’s why exterior replacement projects can offer the biggest bang for your buck,” says Matt Minerd of Simonton Windows. “You can recoup almost 80 percent of your cost when replacing your entry doors or windows.” Something as simple as adding color to your front door, shutters and trim can play a major role in creating curb appeal.
