Save 10,000 Gallons
in 10 Minutes
Did you know that easy-to-fix household leaks could waste at least 10,000 gallons of water per year (and 10 percent of your water bill)? Join thousands of Americans all over the country this week in taking just 10 minutes to check for household water leaks. According to the U.S. Environmental Protection Agency’s WaterSense program, in the span of two television commercial breaks, you could save more than 10,000 gallons of water, which is equivalent to the water used to wash 10 months’ worth of laundry. Finding leaks is easy. To get started, put a few drops of food coloring in the tank to check for silent toilet leaks. Wait 10 minutes before flushing; if color shows up in the bowl, you probably need a new toilet flapper—an easy repair. While you wait, check your other plumbing fixtures for drips—they may seem small, but all those drops really add up. Next, check your winter water bills. Most families of four use 12,000 gallons of water per month or less in winter. If your bill is showing something higher, you could have a serious leak—inside or out. Finally, step outside and inspect your garden hoses. Are they damaged or cracked from winter’s frost? If you have an inground irrigation system, an irrigation professional certified through a WaterSense labeled program can check for leaks and broken sprinkler heads.
Fannie Mae recently introduced an expanded HomePath for Short Sales tool to resolve short sale challenges. The new short sale escalation process is open to any real estate professional working on a short sale involving a Fannie Mae-owned loan. Once a case is escalated, Fannie Mae will directly engage with the agent or servicer to address challenges such as valuation disputes, delays by servicers or uncooperative subordinate lien holders. Agents can also use the new escalation process to receive a recommended list price from Fannie Mae prior to listing the property for sale. TVTip-Over Injuries On The Rise A report released by Safe Kids Worldwide and SANUS revealed that every three weeks, a child dies from a television tipping over and nearly 13,000 more children are injured each year in the U.S. This represents a 31 percent increase in TV tip-over-related injuries over the last ten years.
To prevent injuries, assess the stability of the TVs in your home and the homes of relatives where your children visit. Remember, children playing with friends or pets could knock a TV over, while other kids might be tempted to climb up to reach items placed on or near a TV, such as remote controls or candy. Securing your TV to the wall is a safe solution. Much like child proofing with a toddler gate or electrical socket cover, TV mounts and furniture straps are necessary precautions for keeping your family safe. Show Me The Money Is a picture really worth a thousand words? DataPro researchers Justin Benefield, Christopher Cain and Ken Johnson evaluated 4,000 home sales and found that including at least one photo of a residential online listing can increase the sale price by up to 3.9 percent. Additional findings revealed sellers can expect to net about $150 to $200 more for each photo they add and interior photos have more impact on increasing the selling price (3.9%) than exterior photos (1.9%).

Young children are at greatest risk of TV tip-overs. According to the research, 7 out of 10 children injured by TV tip-overs are 5 years old or younger. This age group also accounts for 9 out of 10 serious injuries requiring hospitalization, including head injuries, which are among the most severe.
"While the photos can help increase the sales price," cautions Melissa Tracey, REALTOR(R) Magazine, "Don’t expect it to help you sell the home faster." The study found that providing buyers with photos translated to more information for buyers to process and actually slows the decision making process - adding 16.5 days to the selling process. (NAR)

To accomplish your structured finance objectives, Peachtree Southern maintains close relationships with a comprehensive group of capital providers including traditional lenders as well as emerging sources of capital covering the entire risk spectrum: What kind of commercial mortgage rates can I expect? Commercial mortgage rates are typically about 75 to 150 basis points (0.75% to 1.50%) higher than the prime, 30-year residential mortgage rate. For example, suppose you could refinance your personal residence on a 30-year basis at 4.0% today. If you are an “A” quality borrower, you could therefore expect conventional commercial mortgage rates from commercial banks to be between 4.75% and 5.5%. Commercial mortgage rates on SBA loans and USDA loans are typically 2% to 2.5% higher than the prime residential mortgage rate. Therefore, if the banks in town are quoting 4.0% on 30-year home loans, you will probably pay between 6.0% and 6.5% for an SBA loan or a USDA loan. The commercial mortgage rates of life companies and conduits - because the loans are typically quite large ($3MM+) - are a little better than the commercial mortgage rates of the typical bank. You can expect to pay 35 to 75 basis points (0.35% to 0.75%) over the prime, 30-year residential mortgage rate.
