LOCATION The island lies in the northern apex of ‘Baía de Todos os Santos’ which is centrally located along the north eastern coast of Bahía in Brazil within an hour of salvador. It is surrounded by protected mangroves and untouched beaches, exceptional river and seascapes. It also enjoys ease of access to the nearby islands, town and city.

CLIMATE Bahia enjoys a pleasant sub tropical climate that provides plentiful sunshine and warm waters. The sheltered location helps to maintain an average temperature of 26ยบc throughout the year with highs of 33ยบc. TRANSPORT WITHIN THE ISLAND

The island prefers a non-motor vehicle policy to encourage a feeling of calm and to reduce any chemical and noise pollution. Electric golf style buggies will be made available which allow efficient access to all of the facilities by a network of tracks. Bicycles and other modes of ecological transportation will also be available throughout the island.


THE ISLAND RECEPTION The nearest crossing point from the mainland town of São Francisco do Conde takes only 7 minutes and guests are met at the iconic mansion building (the original ruins date from 1712 and boast a historic listing). The development plans for the island include the full restoration of this landmark structure in keeping with its original form. It will provide a base for the island’s support services that will include tourist information and lifestyle assistance. There will also be an exhibition area that will explore the history of the island and to describe the ecological developments that have brought it back to life. This beautiful mansion and the arches of the adjacent docking building will become synonymous with every guests’ arrival to the island resort. The surrounding botanical gardens will also be landscaped to include original features such as the royal palms and the ancient perimeter walls - a truly unique welcome to the island.

THE RESORT Resort UR2&3 is Ilha de Cajaíba’s first resort to be released for sale and is representational of the high standards that the project will continue to bring to market. It combines high standards of luxury and convenience with cutting edge, contemporary style. Accommodation that exudes elegance and chic simplicity. The 6.24 Ha plot is positioned on the northern end of the south island a perfect spot that attracts plenty of sunlight. Its main focus is that of the marina and therefore the resort is often referred to as the “Marina Apartments” – a theme that is reflected in the architectural style of the properties. The resort sits conveniently close to the island’s main access point and is within close proximity of one of the helipads. It is also within strolling distance of the bustling shopping centre, fine restaurants, marina and the conference centre.

THE RESORT FEATURES The resort benefits from the natural gradients on the site which step down from the entrance level, to the mangrove forests below in line with the marina. These land variations have been used in the design of the resort to allow sea views for each community of apartments. A central “green ribbon� of open lanscaping acts as a level pathway throughout the resort, linking the properties with the main focal areas and the facilities such as the three swimming pools, bar and sports areas. At the heart of the resort is a natural valley where there will be an elevated free-standing restaurant and bar. The stilted building raises diners above the standard heights of the surrounding properties and foliage to provide panoramic views across the entire island - the perfect place to dine whilst you admire the brazilian sunset...


THE RESORT FACILITIES The “Marina Apartments” are cleverly arranged to sit as small communities within the resort – each gathering having easy access to the communal facilities yet maintaining privacy within the tropically landscaped grounds. THE LANDSCAPING The apartments sit naturally within the resort’s botanics which are inspired by the indigenous plant and flower species. Shaded areas are provided for both the buildings and the gardens by the groupings of large leafy vegetation which thrive in the tropical climate. In addition, Ilha de Cajaíba recognizes the importance of the natural species and so coordinates a conservation centre to promote ecological awareness.

PROPERTY DESIGN The apartment buildings have a unique design that is specifically geared to their marina-front position. It includes full height glazing details which encourage the passage of light through the property to fill spacious rooms and give a fresh and bright feeling throughout. The exterior design mimics nautical architecture with “mast and cable� design details that support the large covered balconies. The individual apartments are arranged into small blocks, or communities, set within the gradients of the land to further maximise the views whilst also increasing privacy.


THE VIEWS The combination of clever positioning of the apartments and the glassy exterior gives each property maximum viewing potential. Panoramic views over the marina (which will welcome a variety of small sailing yachts and luxury boats) and across the mangroves will be guaranteed from each property. Those apartments located close to the roadside of the resort will also enjoy vistas of the golf course and lake feature.

THE PLAN There are a total of 114 “Marina Apartments� comprising 6 distinct property types of 1, 2 or 3 bedrooms. These properties are gathered into 8 individual communities within the resort (each property gathering has a maximum of 12 units per communal entrance and only 3 storeys in height). This low density arrangement gives additional privacy and maximum enjoyment of the lush, peaceful areas of flora and fauna that surrounds each area.

THE FLOOR PLANS All apartments offer immediate access by a stairway and lift. The emphasis of light and air is intrinsic to each property design, including natural light in the central hallway provided via internal glazing and glass features, large balcony areas that lead from the living space and master bedroom and Foldback glass walls on the living room and dining area. The balconies have been designed to sit under the envelope of the building, providing external relaxation and dining areas whilst offering protective shade. All bedrooms have the privilege of an en-suite bathroom whilst the master bedroom also enjoys additional luxuries such as spa baths, aromatherapy showers and large dressing areas. Wheel chair access has been considered throughout the resort (wide doors, corridors and lifts) with 25% of the apartments including a wheel chair accessible bathroom and the capability of full disabled fit-out.
