MP Jati Sidhu joins Prime Minster Trudeau in supporting Trans Mountain Project deal ati Sidhu, Member of Parliament for Mission—Matsqui—Fraser Canyon, applauded Prime Minister Justin Trudeau’s visit yesterday to the Fraser Valley, where the PM met with constituents, including First Nation leaders, to discuss the recently-signed deal to purchase the Trans Mountain Expansion project.

J

C r u c i a l l y, the deal guarantees the resumption of work for the summer construction season, protecting thousands of jobs in Alberta and British Columbia— including thousands in BC. Federal loan guarantees will ensure that construction continues through the 2018 season, eliminating the uncertainty for families whose financial security relies on this project going ahead this year.

“This Government’s recent agreement with Kinder Morgan to secure the completion of the Trans Mountain Expansion project is good news for British Columbia, as well as Alberta and the rest of Canada,” said Sidhu. “It reiterates once again our commitment to creating well-paying jobs that help strengthen and grow the middle class and deliver economic benefits for all Canadians now, and for years to come. Taken with our Government’s historic commitments to our ocean’s safety and preservation, we see the balance “Getting Canadian resources to market between growing the economy and is a fundamental role of the government of Canada,” Mr. Sidhu said. protecting our environment.” “Completion of the Trans Mountain Last week’s agreement with Kinder Expansion Project will deliver longMorgan sees the Government purchase term economic benefits to Canadians – TMX and related assets for $4.5 billion. protecting jobs, ensuring that Canada’s This investment represents a fair price resources can get to world markets for Canadians and for shareholders of safely and efficiently, and preserving the company, and will allow the project Canada’s reputation as a good place to proceed under the ownership of a to do business. Premier’s statement on proposed purchase of the Trans Mountain Pipeline

P

remier John Horgan has released the following statement about the federal government’s proposed purchase of the Trans Mountain Pipeline: “These events do not change the risks of a seven-fold increase in tanker traffic, or the catastrophic effect a diluted bitumen spill would cause to British Columbia’s economy and environment. “Tens of thousands of B.C. jobs depend on pristine coastal and inland waters. Our environment generates millions in economic activity, from tourism to film and fisheries.

“It does not matter who owns the pipeline. What matters is defending our coast — and our lands, rivers and streams — from the impact of a dilbit spill. “Our government is determined to defend British Columbia’s interests within the rule of law and in the courts. We will continue our reference case, to determine our rights within our provincial jurisdiction.”

ACF launches #weareAbbotsford social media campaign

he Abbotsford Community Foundation (ACF) is pleased to announce the launch of the #weareAbbotsford social media campaign, bringing broader awareness to the kindness and care our community is known for nationally.

T

“Abbotsford has so much to offer, and to be proud of,” said, Lorna Hart, ACF Board Chair. “Abbotsford Community Foundation knows local residents have much to share, and we are offering a

way for their voices to be heard. Our vision, where together we build a stronger, more caring community is reflected in the people who live here, the people we serve, and those who serve others.” Abbotsford has a well-known giving

and caring nature. Our local organizations and special unique individuals step in and step up to assist those who might otherwise have a difficult time in just getting by. W e n d y Neufeld, Executive Director, remarked that so much happens here, and their stories need to be told. “Creating the #weareAbbotsford social media campaign is a way to give voice to what is so great about living here and why people arrive, and stay, in our amazing community.” Neufeld is looking forward to hearing and seeing what individuals – young and old – say about Abbotsford, and why they love it here. As the campaign progresses, various people of all walks of life will be asked what they love about Abbotsford while holding a #weareAbbotsford sign. Either a video clip or photo will be posted on the #weareAbbotsford Instagram or Twitter accounts.

Savvy summer running tips (NC) Whether you’re an advanced runner or just lacing up, running outside during the summer is a great way to experience and enjoy the outdoors. Make the most of the experience with a pump-up playlist and some muscle music. Set the tone. Looking to beat a personal record or run further on your favourite trail? Set the tone by picking music with the right tempo. Although it may seem intuitive, research shows a direct correlation between fast-paced music and athletic performance. When building a playlist, look for songs between 120 to 140 beats per minute to maximize your potential. Customize for challenge. Find exhaustion kicks in at five or 10 km? Build your playlist to help push you through the most challenging parts of your workout by picking a song that either inspires you or has the highest beats per minute.

Download to save. Streaming music services provide vast libraries to build your playlists, but can devour your data. Count miles not megabytes on your run and take a moment to download playlists in advance. Ensure top sound quality. When building an epic playlist, your mobile device should be working as hard as you to deliver the best sound quality. Whether you’re running down a winding trail, or doing sprints on the pitch, the new LG G7 ThinQ is equipped to provide superior sound no matter where you’re training. Featuring a Boombox Speaker to amplify sound, the LG G7 ThinQ can generate impressively loud audio quality without the need for external speakers. For runners looking to tune out the world around them on a long run, the LG G7 ThinQ features DTS X surround sound and Quad DAC. They work together to give the best wired headphone experience by delivering crystal-clear sound throughout your whole workout.

Life is moving onto another major stage after putting you through all sorts of surprises and possibly upheavals since 2010. In the next 6 months you can get an inkling of what you need to stabilise, particularly financially, for the longer term. Don’t be tempted to make sudden decisions with this change – there will be time.

There can be the sensation that much has been cleared away in preparation for your life to take new directions you have not experienced before. Take note of how you feel this week as there can be an element of sudden turnarounds but this is just a start. The real changes will settle into place next year and continue to 2026.

The unpredictability of those who have had authority that you have had to deal with since 2010 can now be useful when it comes to what you prioritise, as well as the way you deal with the pressure of someone else’s expectations. You can know how to find peace for yourself. The next 6 months is a taste of long-term situations.

Your view of your world and what you believe in has likely changed and expanded since 2010. You will now need to consider, initially for the next 6 months, what you are prepared to commit yourself to in the longer term. Don’t base this just yet on any sudden events involving other people that could bring responsibility your way.

A sense of relief or release can be experience in the next 6 months from never knowing what pressures would be exerted next by others, that you have had to deal with since 2010. You will be given the opportunity in the longer term to learn what your goals need to be, based on what will become important for you to believe in.

Since 2010 you have had to deal with a lot of changeability least expected with other people. There will be an alteration to this during the next 6 months to something more determined, so pay attention. This is behaviour you will need to get used to dealing with in the longer term so steel yourself to resist the unwanted.

Expect the unexpected when it comes to others over the next 6 months. It may seem to be a reaction to any changes you are making in your own life but this will not necessarily be the case. You will have to adjust to others being rebellious and or seemingly not caring about the effect this has on you from March to 2026.

You may need to learn to deal with new methods and means in something that you do daily over the next 6 months. It is just the beginning of what will become part of life in the longer term. This could also involve you in situations where you put things into place that gets rid of unnecessary work, resulting in more efficiency.

One way or another a lot of change has taken place within the family unit since 2010 that has likely had elements of surprise attached. The opportunity for greater enjoyment should present itself in the next 6 months but then become a theme from March in the longer term. Don’t take risks that have not been well considered.

You will likely sense a big shift in your life this week. Part of this can be realising that you have to be prepared to fight for your rights to ensure a pattern does not get established that you do not want. Be mindful of this in the next 6 months while at the same time realising this can be big change in the family in the longer term.

Be mindful of distractions that could arise more than usual over the next 6 months as this can all too easily become part of life in the longer term. There will be things you need to learn and information you might have to gather. This can all be very interesting as long as you remain focussed on the end result you want to gain.

Your priorities in life have likely gone through all sorts of changes since 2010. You will have little choice but to play the games people play during the next 6 months. Gurmat Centre Awards Ceremony 2018 marks a special year for Gurmat Center as children and families get ready to celebrate 25 years of Sikh education in Abbotsford, BC. Founded in 1993 by two visionary Gursikhs, Bahadur Singh Bhathal and Harnek Singh Brar, Gurmat Center has its humble beginnings with an original class of 30 students. A quarter century later and Gurmat Center continues growing with over 550 students learning about language, faith and community service. Classes include Punjabi language, Sikh scripture, his-

tory, Gatka, Little Gursikh Sangat, and Kirtan. A variety of programs are also offered: Weekly Sunday Youth & Family Darbar, Gurmat Camps, Seva Club, Simran Club, Youth Club, Outreach, Langar 4 Hunger and GC Artworks. On Sunday, June 10 over 500 children and families will be attending the 25th Annual Awards Ceremony being held at Gurdwara Sahib Kalgidhar Darbar. Enthusiastic students will arrive at 9:00 am, get their prize wrist bands and then head straight for the Langar hall to enjoy fresh pakory, French fries and Punjabi sweets. After munching fun food with friends, students will take their place upstairs in the Darbar

(prayer hall) among fellow students in their respective classes. Amazing Kirtan will be performed by Gurmat Center students, awards will be distributed, students will be recognized for achieving highest marks and volunteers will be thanked for their dedication and hard work. The fun continues into the afternoon when Sangat makes its way outside to the back parking lot of the Gurdwara Sahib where they will be greeted by many friendly volunteers ready to serve pizza, pop and frozen treats. There will be an amazing Gatka (Sikh Martial Arts) demonstration and a Disney bouncy castle for the kids to enjoy. A special tent will be set-up so that families can register their children in Gurmat Center’s spectacular summer camp and many other classes too. 25th anniversary balloons will be handed out and Gurmat Center’s famous mascot, Sher Singh, will be there too. The festivities will come to an end when prizes are drawn for children of all ages along with a few prizes for parents too. All grand prizes will be drawn in the evening during Sunday Youth & Family Darbar between 5:30 and 7:00 pm. This event is open to all so come out and see what Gurmat Center has to offer!

I want to do comedy films : Shilpa Shilpa Shetty may have been away from films for a while but has no desire to be seen in movies just for the sake of it. The actor's last cinematic outing was 2007's "Apne". "I think I have become too practical when it comes to (choosing a) script. My script sense has changed and that comes with time and experience. This is my 25th year in the industry and I have not done a film for eight-nine years, people still have faith in me, be it through small screen or the digital space," Shilpa said. The 42-yearold actor says films are part of her life but she is now looking for something that she has not done before. "I am happy to be still relevant in this time and age and doing more interesting things that I have not done before. I am very happy in this space. I do get film scripts and after few pages I feel I have done this before," she said, adding that a script should be worthy of the time that she spends away from her son." "I am not interested in doing drama, there is enough drama happening in our lives. I want to do a funny film, a film that is entertaining and if possible show it to my son."

Here's why Taapsee Pannu refused to work with Nawazuddin Siddiqui Casting director Honey Trehaan is doing a crime thriller with the talented actor Nawazuddin Siddiqui. The casting director, who is still on a hunt for the female lead, had earlier approached Taapsee Pannu for the role, and she denied working on that project. Revealing some details, a source informed the daily saying, "Honey and Taapsee were in talks for the murder mystery, but the actress didn't like the project. Apparently, she wasn't too keen on being paired with Nawaz in the film, hence she refused the offer." Earlier, there were reports of Honey

Trehaan and Vishal Bhardwaj doing a thriller with Deepika Padukone and Irrfan Khan, titled Sapna Didi. However, Trehaan and Bhardwaj had a fallout, post which, the latter decided to helm the film, along with even producing it. Talking about Taapsee Pannu's professional stint, she has Anurag Kashyap's Manmarziyaan with Abhishek Bachchan and Vicky Kaushal. She also has Soorma with Diljit Dosanjh, which is a biopic on Indian hockey player, Sandeep Singh. Apart from these two films, the South beauty also has Mulk, which has the seasoned Rishi Kapoor.

Connect with deep inside to stay fit : Shahid Kapoor Shahid Kapoor says it is normal to have good and bad days but it is necessary to connect with yourself from deep inside to improve yourself and to see the change. "I don't think you can truly be fit unless you connect with something deep inside," Shahid said. "People have good days and bad days, but if you want to keep improving yourself consistently, you need to connect with some life force inside you and generate a drive from within which makes you feel the need to push yourself and feel better, to

Great to work with a powerhouse like Ranbir : Vaani Vaani Kapoor, who will share screen space with Ranbir Kapoor in the upcoming film Shamshera, says she's happy to work with the "powerhouse of talent". "Ranbir is an individual I truly admire for his talent, and whose movies I have always loved watching as an audience," Vaani said in a statement. The adventure film, directed by Karan Malhotra, will see Vaani slip into the role of a desirable and sought-after travelling performer. She was last seen in Befikre (2016), opposite Ranveer Singh.

get a sense of achievement and self-worth. Anyone who is into fitness seriously is connecting with themselves deep down," he added. Known for bringing a diverse edge to his roles, Shahid is seen unleashing his raw, physical energy in the new campaign for the brand Reebok as he is seen in a rigorous building routine of hammer shots, rope lifting and boxing. With this, the actor inspires the fit generation to truly reconnect with the inner "humanness". Shahid, who is also the ambassador of the brand, highlights the

importance of building relationships beyond the fitness arena. "We came up with this campaign to showcase the raw rugged energy of going out there and pushing your boundaries. That is why we chose to do exercises which are high intensity. That's why I connect with that, when I'm in the best shape of my life it's when I do things like in the campaign, which is the hard stuff. That's what we wanted to showcase because that's what we feel fitness at its peak is about," he said.

I respect John Abraham's work sensibilities : Nora Fatehi Actress Nora Fatehi, who will be seen sharing screen space with actor John Abraham for the second time for a song Dilbar from the film Satyamev Jayate, says she respects his work sensibilities. "I was obviously thrilled to collaborate with John again when I first heard it is with him. I respect John's work sensibilities and he is a part of some really great projects," said Nora, who first shared the frame with him in the song Rock the party from the film Rocky Handsome. Nora said the Dostana star is "really appreciative" of her talent. "He always mentions it without fail. And I'm thankful for that. I think we got the lucky streak together and it should work again hopefully the second time around," she added.

Local improvements In some cases, the cost of local improvements made in your area (sewers, sidewalks, alleys) could be added to your tax bill. Closing costs

With the purchase price of a resale home, the closing is always “subject to usual adjustments.” This means that any amount that the seller has already prepaid will be adjusted so that the home buyer pays the excess amount back to the seller and vice versa. These adjustments can include: municipal property and school taxes monthly condominium maintenance fees first and last month's rental for rental properties that may be in the home, utilities (such as hydro, water and fuel oil, including GST). Interest adjustment costs Most lenders expect the first mortgage payment one month after closing the purchase - however, if you close mid-month, some lenders expect the first payment at the beginning of the next month, two weeks before you would normally expect. Or they charge a pro-rated interest to make up the difference. Land transfer tax Most provinces levy a one-time tax based on a percentage of the purchase price of the property.

How to make the most of your mortgage

hile you are shopping for a new home, do not forget about your mortgage. Take the time to shop at several institutions. Compare terms, rates and payments. Small items like terms, rates and payments can cost you or save you thousands of dollars over the life of your mortgage. The following list makes some suggestions on how you can make your payments work harder for you. Get pre-approved It is fast, simple and free. Before you shop for your home, spend some time with your financial institution. You will receive a written, pre-approval for a specified amount. When you

have found your dream home, there’s no waiting, or objections to the seller. Consider your comfort level In some cases, you may qualify for more or less than the dollar amount you want to commit to each month. Take the time to calculate different payment plans. Be sure you are comfortable with this amount. Develop a budget. Leave yourself some breathing room for unexpected expenses. Consider your long-term goals Before committing to a mortgage ask yourself these important questions: How long will you own this home? Will interest rates rise or fall? Will your income rise or fall? Will you be able to commit to monthly payments?

Being objective about these factors can make a difference to the type of mortgage that is best for you. Review payment schedule and additional privileges The more you can pay, the more often, the more you’ll save. For example, making weekly or biweekly payments can take years off your mortgage. This way, you lessen the amount of interest accrued over the term. Increasing your monthly payment can also reduce interest and term. Some mortgages allow you to pay a lump sum towards the mortgage at a specified time. Be clear about pre-payment privileges, as not all mortgages include them. Consider a portable and assumable mortgage

You can take a portable mortgage with you, should you move. You will avoid paying discharge penalties and re-applying, unless you’re moving to a more expensive home. A buyer could take over your payments if you have an assumable mortgage. This could work to your advantage, making it easier for a buyer to purchase your home. A Real Estate Professional can provide referrals to financial lenders who can assist you in obtaining the best mortgage for your needs. Having worked with families in various financial situations, his or her services can make a significant difference in the cost and effectiveness of the mortgage you obtain.

When is the Best Time to Sell Your Home?

Whether you are looking to downsize, upgrade, relocate or simply want a lifestyle change, the process of selling your home can be a positive one. As a professional Real Estate agent, my goal is to help you sell your home with little hassle, as quickly as possible and for top dollar. Before taking the step forward in terms of placing that "Just Listed" sign on your property, I recommend taking time to assess the reasons why you want to move. Perhaps: - The kids have moved out and you are ready to downgrade? - Maybe you are wanting to start a family and need more room? - Have you changed employment and want to move closer to the office? - Perhaps, you simply want to change your lifestyle whether to embrace a more urban atmosphere or a suburb. - or a factor of various other reasons... By discovering your motives for selling, I will be able to assist you better when it comes to searching for a new home and figuring out what you

PAGE R12

ultimately require in the outcome of selling your existing home. When is the best time to sell your home? While more houses typically go on the market in the spring, this does not necessarily indicate that this is the only good time to list your home. Ultimately, there are always buyers and sellers so it really comes down to your situation and what works best for you. While the winter months are typically assumed to be the worst time to sell, there are many occasions that indicate otherwise. For example if a person sells their home in the fall, they will need a new home anywhere from the next month to 3 months away. This means that this person may have less inventory to choose from and therefore your property may stand out more, resulting in an increased demand and higher selling price. Alternatively, in the spring there may be more inventory and also more buyers. If the balance of buyers versus inventory in both spring and winter is on par, the pricing will remain the same or similar. Keep in mind, your time is the right time. In most cases, the best time to

sell is likely when your existing home no longer meets your needs. Economic factors are an important factor When selling, you may want to also take into consideration economic factors. Are interest rates low or high and how do these interest rates compare to your current mortgage? If rates are higher, your monthly payment amounts may be higher than your existing ones upon the purchase of another home. If rates are lower, it could be a great time to trade up to a more expensive home without enduring a significant increase in your monthly financial obligations. Market trends may also play a part depending on whether it is a buyers or sellers market. Typically, in a buyers' market, there are more homes for sale then there are actual buyers. In a buyers market, homes will tend to stay on the market longer and prices may stabilize or decrease. Just because it is a buyers market though, does not mean that your home will not sell, take longer to sell and or be sold at significantly decreased prices. By making sure that your home is priced at a fair value and is show ready, your home

should still sell in a decent amount of time and at a great price. In comparison, a sellers market tends to have more buyers then houses available to be purchased. A sellers market typically translates into quicker sales and higher selling prices with buyers having to make decisions at a quicker pace and being prepared for potential multiple offer scenarios. Other than a buyers and sellers market, many times there is what is considered a balanced market. A balanced market occurs when the number of homes of the market is approximately equal to the quantity of buyers looking for new homes. Regardless of the market, I am able to provide you with the most knowledge and offer resources in order to make the most of your move. Through comprehensive training in the real estate market, I can take advantage of all the factors discussed above to help assess your situation and determine the right buying or selling time that would work best for you personally. Call today or request a free market evaluation to learn more about how I can be of assistance in the selling of your home today!
