Project Description Gunungkidul is one of many regions in Yogyakarta province that has many potentials especially in their tourism. To stimulate the region development and enhance government’s performance, the local government had initiatives to build an office masterplan in order to give better service and image to the people as they feel the current coordination and service is far from ideal. The masterplan location is in Wonosari with 97.886 m2 area, split by the main road with 12.460 m2 on the north and 85.846 m2 on the south with more than 25 ha area for development. The north is currently used as government hall. The site can be accessed through the main road and there is a new road plan heading north in order to support the new office masterplan access. The site condition has sloping contour with highest point 182,5 m above sea level and lowest point 173,022 m above sea level. The new masterplan is set to accomodate 10 regional government organizations with their facilities devided into 5 cluster according to their needs of coordination along with public facility to create openness between the government and the people.

With potential area development provided by the client, the team proposed for outer ring road to assert masterplan area and making new access for public. There will be a sculture in each end of roundabouts which represent the pride and culture of the region.

The area is devided into 19 parcels following the needs, with 4 parcels for public facilities and 10 parcels for government office and their facility, and the rest for future development. With green architecture approach, the masterplan will have 35% BCR for the area and each parcels.

Greenbelt. a stripe of plants or park, disguised as pedestrian way, is planned to link every office area in order to reduce vehicle use within the masterplan, encouraging every civil servants to walk or cycle to coordinate with each other.

PROFESSIONAL | Masterplan Details

There are 2 types of road details design, each roads act as greenbelt in different forms. The first form is the boulevard where it surrounds the building area and as barrier between vehicle road and pedestrian way. The second one is the pedestrian where it’s located between the building. Throughout the pedestrian way there are street furniture such as chairs which also function as plant’s pot to provide weather protection.

MT Haryono and Rasuna Said are ones of the many road protocols in Jakarta that are surrounded by many activities centre such as commercial and office building. The project was requested by Jakarta’s local government in order to improve connectivity within the area where its already covered by public transportation network such as BRT and soon LRT.

Creating an integrated transportation system to make passenger’s movement efficient from place to place

Project Description As Bandung grows into a metropolitan city, like any other huge city in the world, it faces transportation issue such as traffic jam. To solve this issue, the city government has a plan called Bandung Urban Mobility Project which consists of 8 main aspects such as the planning of TOD, LRT/Monorail, TMB (Trans Metro Bandung), Cable Car, Skywalk, Bike Sharing, School Bus, and Parking Facility.

As for Kiaracondong district itself, the government plans to build double track for commuter line and parking facility for Kiaracondong market. The Open Transit concept is proposed to accomodate this development as Kiaracondong most likely will be the new center of commuter and business for Bandung, specifically for the east region.

Connecting station with market to boost mobility and commercial activity within the area. A skywalk is used to make hierarchy between the public circulation and residence below to keep local people’s activity safe.

Open Commercial Area

The commercial plaza has green rooftop as its public space and retails underneath. The plaza is divided in two lanes, slow lane for passengers and non-passengers who want to stroll in retails area and fast lane for the passengers who walk straight to the station.

Solo Balapan’s emplacement area is 244.579 m2 with 81.306 m2 non-operational area that can be developed. Solo Balapan has already integrated with Terminal Tirtonadi through skybridge.

The south side of Solo Balapan is more developed than the north because of Keraton and Solo Baru region. The north side has potential to be developed due to airport existence.

The north side of emplacement has Bengawan Solo river view and near terminal’s access, has potential to be mixed use area. While the south side nearer to the city has potential to be developed as an urban park.

Project Description Solo is one of the most visited cities in Central Java. Vision & Idea To align with environment-oriented plans, this plan use the first simulation, which is BCR 20%. As the location is surrounded by three main areas which are station, commercial, and residential, “recreation” fits the idea to accomodate all activites resulting from the three areas. With huge green area, “Central Park Solo Balapan” vision emerges following the idea to make an open urban space to support station’s and city central’s activity.

Analysis

Location Project Description Living culture, as one of the parts of culture of living, is used as an approach for this design. Following the idea to design Jazz Institute & Conservatory, there are three main aspects that are taken into consideration as the “soul” of the building, which are musician, student, and audience. From the three aspects’ characteristics that form jazz, such as creative, improvisation, passion, and swing, the concept is the fusion of each characteristics called Improvised in Harmony. This idea is not only accomodating harmony for the users but also for surrounding building.

The site located in the middle of Yogyakarta City, near Tugu Station and Malioboro, with cultural heritage building inside.

Legal

The front setback is 12 m and side setback is 5 m. The cultural building should stay as it is, yet infill function is allowed.

Noise

The noise mainly comes from the protocol road in front of the site, and the site will produce noise to the neighbourhood behind.
