The excitement and activity that consumed Queensland, particularly the Gold Coast, has now passed, and an interesting picture has emerged across the state in terms of residential sales.
“There is no arguing that the Commonwealth Games was an outstanding event for all the athletes, and venues across the Games were well attended - however for real estate there was a downturn in activity which was somewhat unexpected,� says Paul Arthur, CEO. “After strong sales in the early part of the year, the Easter and subsequent Commonwealth Games periods saw activity come to a virtual standstill. "It was quite surreal - Main Beach was alive for the Queens Baton relay on the day of the opening ceremony, however there were some days during the Games where it was quieter than expected", Mr Arthur said. Mr Arthur says that real estate was not the only industry that felt this stagnation; restaurants, retail and small business also reported a strong downturn.

However, in the housing market, recent weeks have seen this turn around with an upturn in activity as evidenced in open house numbers and some strong recent sales.

“The lack of inventory, with sellers holding off on putting properties to market during this period, is starting to turn around, with all indicators pointing to an upturn in the market over coming months,” Mr Arthur says. “Good numbers are migrating from the Southern capital, as we still represent good value for money when compared with cities such as Sydney and Melbourne. In the past quarter, Brisbane has seen a number of properties transacted and sales in the high end market still remain relatively buoyant. Particularly in the $1.5M to $2.5M sector, we are seeing a lot of good activity,” Mr Arthur stated. The aspirational lifestyle market, on the Sunshine Coast, Whitsundays and across Tropical North Queensland, has also seen significant sales.
Further solidifying their position as innovative market leaders, Mr Arthur says Queensland Sotheby's International Realty's first auction event held recently at the Mercedes AMG Showroom in Fortitude Valley, Brisbane was a huge success. Sotheby’s have been among the first to use the new Gavl technology at the event - strengthening their global presence by allowing online bidding from anywhere in the world. Of the properties that were offered, three sold prior to auction while one sold under the hammer.
“After somewhat of a fog in recent months, all indictors are that the back end of the year will be quite strong,” Mr Arthur says. “We have had an excellent start to 2018 and the entire team are excited for the rest of the year - and the future.”
“Most of the activity in market is in the owner/occupier sector, which is becoming increasingly buoyant.”
This activity confirms Mr Arthur’s position that the market is indeed looking up.
“We are also still seeing strong movement in empty nesters downsizing; moving out of executive homes and looking for more bespoke apartments and penthouses,” says Mr Arthur. As a whole, the economic pundits and industry experts feel a rather bullish approach to property in Queensland, particularly South East Queensland, will be well rewarded. “We are seeing strong buyers in the market, considering the factors of Easter and the Commonwealth Games. The buyers are there if the properties are priced correctly. “In the investor market, we have witnessed a significant downward shift, due to the banks tightening up on lending.”

When it comes to the direction of the property market, Managing Director of Queensland Sotheby's International Realty’s Projects & Developments, Patrick Pancur says all eyes are looking north. Mr Pancur believes factors such as lifestyle, weather, housing prices and infrastructure are all driving forces in the continued buoyancy of the Queensland market. “In addition, Brisbane has five major infrastructure projects totalling over $13 billion, the Gold Coast has a similar infrastructure growth of about $13 billion.” While investor purchasing is seeing somewhat of a downturn in Queensland, Mr Pancur says owner/occupier sales are seeing some strong results.
“The Brisbane apartment market is 33% cheaper than Melbourne, and 49% cheaper than Sydney,” Mr Pancur says.
“The current market throughout South East Queensland is driven by the owner occupier market in both houses and apartments,” he says. “Buyers looking to downsize from larger houses or upsizing to larger apartments are a driving force in strong apartment sales. “Apartments offer buyers a low maintenance option, and satisfy the growing desire for amenities such as pools and gyms, without owners having to maintain these amenities themselves.” “There are also more buyers opting for city living within a 5-10km radius, with the growing CBD offerings of nightlife and cafes luring buyers looking to optimise their lifestyle choices.”

Mr Pancur says investors appear to be stepping back slightly from apartment purchases in a bid to reduce costs such as body corporate and maximise greater investment returns.

With international interest in Queensland very strong, Mr Pancur says the global reach of Sotheby’s is achieving strong returns for its clients, regardless of domestic market trends.

“As the market in Asia slows we can expand and shift our international focus into other countries like India, South Africa, Middle East and New Zealand. “That said, we are still focusing strongly on key Asian areas such as China, Singapore, and Hong Kong.

“International buyers fall in love with the amazing climate, as do Australians,” says Ms Wolveridge.
In her impressive career, Barbara has negotiated the successful sale of the Port Douglas Links Golf Course to Club Corporation of America, spent many years selling property on high end golf courses and travelled the globe with affluent clients. SHE is the glamorous young wife of Broncos' captain Darius Boyd, however Kayla Boyd is anything but your typical WAG. Outspoken, brutally honest, with an unstoppable drive to make her own mark, the New Zealand native made the move to Brisbane in 2014 with her husband and has wasted no time settling in. “I really love Brisbane, and I love our suburb of Hendra,” Kayla says. “The neighbourhood is so pretty and friendly, and we really enjoy the cafes and restaurants, and just hanging out as a family when we can.” Kayla Boyd - Spring Racing Carnival

The move to Brisbane included the arrival of her precious daughter Willow in 2015, and the
renovation of the Boyd’s spectacular home, a process Kayla was heavily involved in, which is no surprise, given her background in real estate. Kayla worked in the real estate industry for seven years, starting in admin for one of New Zealand's top property developers, working her way up to selling, and eventually harnessing her considerable creative skills as the marketing manager for McGrath Real Estate in Broadbeach. This background, as well as her natural flair for all things creative design, allowed her to be heavily involved in every aspect of the design. “In fact, it was so great, we have been thinking we might do it again one day,” she laughs.
The home they have created is spectacular. A contemporary classic it features long, clean lines and a simple yet striking aesthetic where form meets function and comfort is a major consideration.
“Both Darius and I had a lot of input into the home,” Kayla says. “I had really strong ideas and we just thoroughly enjoyed the whole process. People always say how hard renovations are but we didn’t have that experience at all.”
Kayla, who was heavily involved in every design decision, is thrilled with the result. “It’s such a warm, welcoming home,” she says. “You really feel that when you are in it. Our entrance is quite dramatic and I guess a little bit grand – which is exactly what we wanted, but once you enter into the space there is such a feeling of warmth and happiness, and that’s what I’m most proud of. While she loves all of the home, there is a special place in her heart for the living room. “That room says ‘family’ to me,” she says. “It says family, friends, relaxation. I just love it.”
While a home renovation and a toddler at home may seem like a lot to handle, Kayla continues to expand her professional horizons. The former weekly columnist for The Sunday Mail has branched out in several directions, all fundamentally connected to her passion for empowering women. Her Find Your Fierce lunches (the second of which was conducted in May) have been a huge success, bringing together groups of women to inspire, inform and empower. Through her blog, 'Adored by Kayla Boyd', launched in 2015, Kayla gives her devoted followers an insight into her life. As with many celebrities, Kayla uses the platform to share her style, fashion and fitness. But she does not present her life through an Instagram filter. She is not interested in portraying an unrealistic image of perfection; rather she shares a raw, honest and unedited approach to her life as a mother, wife and as a woman. “I’m just me,” Kayla says. “I can’t live any other way. My life is wonderful and I’m so truly blessed and grateful, but it’s not perfect, and I would never want to pretend it is.”

Kayla says the role with Brisbane Racing allows her to do what she loves most – connect with people. “Of course there is the fashion, which I love,” she says. “I get to work with an incredible stylist and really explore different looks and styles for each of the race days I attend. But I also really enjoy meeting people, which I get to do all the time through my role with Brisbane Racing.” Kayla says the move to Brisbane has been a wonderful one for her and her family, and says they have never been happier. “I really love it here,” Kayla says. “Brisbane has become my second home. It has a lovely laidlack feeling, and it’s a very easy city to live in. We now have this beautiful family home, to create further memories in, and we’re just very much looking forward to extending our family unit and our life here in Brisbane.”

From spectacular coastal trails, to aweinspiring rainforest walks, to hidden palaces, walking in Queensland is a not-to-be-missed experience. Here are three of our favourites.

What a place to start. The spectacular Mount Bartle Frere, Queensland's highest mountain, offers some serious bushwalking.
This extraordinary experience may be relatively low on walking, but it’s high on wowing. Surrounded by towering kauri pines, huge waterfalls, and an abundance of flora and fauna, Paronella Park is Queensland’s own Spanish castle ruins.
Conway National Park is home to the Conway Circuit (previously called Whitsunday Great Walk); a 28-kilometre multi-purpose trail which is a favourite of mountain bikers and hikers.
There are two main parts of the Bartle Frere track, a rainforest walk, and another set above the rainforest in the boulder field. The rainforest section is pretty wet, steep and muddy, however the boulder field is spectacular and offers incredible views. It’s not a walk in the park, if you will pardon the pun, walkers have been known to be lost for several days, so you need to be prepared. The trail is well marked but in places very steep and some rock scrambling is required
Paronella Park was built by José Paronella, who arrived in Australia from Catalonia in Spain, in 1913 and purchased the land (for £120) to begin work on his dream to build ‘pleasure gardens’ for the enjoyment of the public. Despite various setbacks over the decades including fire, cyclone and flood, Paronella Park remains, and is a Queensland walk not to be missed.
The circuit was created along the mountain ridge of the Conway National Park which runs from the Whitsunday hinterland to Airlie Beach. This ain’t no picnic (although you will need to take one). The main walk is a gruelling exercise, which will take three days of walking and camping under the stars. However, the rewards are many: majestic tropical rainforests, hoop pines bursting through the rainforest canopy, rugged, steep, rocky cliffs, and a huge
Although well marked, the trail is unformed and very steep. Walkers must be prepared for rock scrambling in places. The main trail is not for the faint of heart, however the surrounding area offers several routes ranging in skill level, so you can find something to suit your time and fitness level.
Paronella Park
Where is it? Located approximately 50 kilometres south of Cairns in the Wooroonooran National Park on the eastern edge of the Atherton Tablelands. How long will it take? If you do the full walk, you are looking at two days, but easier walks in the surrounding area can be as little as two hours. Fitness level: To do the main trail, you need to be fit and probably have some previous experience. The surrounding walks are easier and can be attempted by more moderate fitness levels. Best time of year to go: The main walk is recommended to be undertaken between August and October. Cost: If you do it unaided, it’s free (but your legs will pay the price), however there are guided three-day tours on offer that start from around $600. More information: www.npsr.qld.gov.au
There are 45-minute guided walking tours which will bring the property’s rich history to life for you. Walk through the spectacular grounds and you can almost feel the crowds of years gone by who would come to Paronella Park to swim in the creek with its bridges and steps, play tennis, or enjoy the dances, plays and movies that were on show. The Grand Staircase will lead you down to the Lower Refreshments Rooms, which was a favourite with the 1930s country club set. Where is it? Mena Creek near Innisfail. How long will it take? As long as you want it to. There is a café and cabins on site so you can make it an overnight trip if you want. Best time of year to go: The park is able to be enjoyed all year round and is open every day except Christmas.
Rainforest Walks, Queensland

You can start or finish the circuit at either Forestry Road (off Brandy Creek Road) or at Kara Crescent in Airlie Beach. If you aren’t up for a three-day walk, short circuits run-off the main track at Forestry Road including the twokilometre Kingfisher circuit (walkers only), the seven-kilometre Wompoo Walk (shared trail) and the 8.2-kilometre Honeyeater lookout track (shared trail). Two camping areas are located along the circuit, both providing toilets, rainwater tanks and storage trunks to keep food away from wildlife. Where is it? 10 kilometres outside of Airlie Beach. How long will it take? Three days and two nights walking. Best time of year to go: The Whitsundays are spectacular all year round, however the circuit is closed during February and March.
Fitness level: No great level of fitness required. Suitable for all ages and abilities.

In recent years, the retail landscape across many industries has been in a state of flux, driven largely by the transition from productfocused to customer-centric value models. Our unique climate demands that the great outdoors is always easily accessible, and architects are always seeking inventive ways to combine form and function to achieve this. John Lea, Director of Lea Design Studio, is one such architect. His work is celebrated for its innovative approach in creating contemporary spaces, both residential and commercial. According to Mr Lea, windows and doors are essential elements in any project. “Most of Australia is blessed with a temperate climate, and we love our outdoor living,” Mr Lea says. “Large windows, sliding and folding doors facilitate a seamless visual link between inside and out at all times of the year. when window panes were limited in size due to the restrictions of glass manufacturing,” Mr Lea says. “Steel frames now offer the benefit of greater strength with smaller profiles, and with large glass sizes now possible - this maximises the proportion of glass to frame and improves access to views and daylight.” Mr Lea says the boldness of black, as seen in the Porta Nero is also a popular choice in both commercial and residential projects, and represents a shift towards Maximalism. “Maximalism is the polar opposite to the minimalist style that has been popular for the past decade,” Mr Lea says. “Neutral tones are being replaced by bright vibrant colours, and patterns and materials are mixed boldly. Spaces are filled with more pieces, more materials, and more colour. Shiny homogenous surfaces are being replaced by earthy textural natural materials.

sotheby’s global auction results AUSTRALIA RUSSELL CROWE’S ART OF DIVORCE Earlier this year, Sotheby’s Australia auctioned the private collection of actor, film producer, director and musician, Russell Crowe. The auction coincided with Crowe’s 54th birthday and the anniversary of his wedding to fellow actor Danielle Spencer in 2003. The pair separated in 2012 and finalised their divorce in 2017.
