In Queensland especially, we are seeing segments of the market behaving in ways that differ from previous patterns.
The high-end luxury market, however, is very buoyant, and we are seeing more activity and sales than we have for several years. Cash is king, as they say, so this end of the market has been somewhat shielded from changes to lending practices. Experts continue to report that the market is tightening up, still adjusting to increased scrutiny on lending processes. These processes have become extremely rigorous and arduous in recent times and this impact is being felt in the $1M to $2M market, which has slowed somewhat in recent months. In terms of general property values, Sydney and Melbourne have certainly come down from their recent highs, whereas here in Queensland, property prices are holding. Queensland hasn’t seen the price erosion that Sydney and Melbourne has. This is to be expected, as we didn’t have the same price explosion as those
states did. Queensland is proving itself to be slow, steady and reliable -which bodes well for buyers, sellers and investors. The bottom line is, there are plenty of buyers out there and if you have a well-placed, well-priced product, you are in a good position. WHILE the Sydney and Melbourne real estate markets have seen downturns in recent months, John Smith, Director of Sales & Licensed Auctioneer, Queensland Sotheby's International Realty, said the Queensland real estate market has remained buoyant. 8
John says luxury properties between $1.5M - $4M are especially buoyant, specifically in traditional areas in Brisbane such as Ascot, New Farm and Toowong, but also emerging suburbs including Kalinga/Clayfield, Wynnum/ Manly, Stretton/Rochedale, Wilston/Grange, and Chandler. John says the thirst for luxury properties in that ‘sweet spot’ price range has extended into the Gold Coast, and Sunshine Coast areas, particularly Main Beach, Miami Beach, Burleigh and Sovereign Island on the Gold Coast, and Noosa, Buderim, and Maleny on the Sunshine Coast. “The Whitsundays has definitely attracted many of the platinum prestige buyers from around Australia, and the world, with numerous sales in the $6M - $15M range,” he says.
“Properties are experiencing increased demand from interstate buyers looking to resettle or invest in our great coastal cities and regional areas,” John said.
Case in point: a property on Whitsundays’ sought-after Mandalay Road sold in July for an undisclosed figure (one of the highest sales in Queensland for 2018). John says Queensland is proving a solid and secure investment in a time of considerable uncertainty across the Australian real estate market.
“Many economists are warning of the real estate bubble bursting in Australia after years of unprecedented growth and some questionable lending practices from some of the lending institutions,” John said of the source of the uncertainty. “Melbourne and Sydney are definitely experiencing a correction in their respective markets,” he said. “We expect this will be continued until the market has aligned itself with current internal and external economic conditions, but we foresee this as a ‘slow deflation’ as opposed to a bursting bubble.” In contrast, John says Brisbane and the Gold Coast are defying this downward trend. “Although both cities seem to have a historic symbiotic relationship with the Sydney and Melbourne real estate markets on a delayed scale (usually 12 months behind), both Brisbane and the Gold Coast are showing all the signs of continued growth and stability. This is the perfect platform to create confidence for interstate and overseas investors, as well as traditional owner occupier buyers.”

Gold Coast design stars, Carlene and Michael Duffy, may have completed their monumental and celebrated family home renovation, but the talented pair are just getting started.
“We wanted a name that represented both our roles in the business,” Carlene told 1744. “Michael represents Cedar, the timber, and I represent Suede, the fabric. Michael is responsible for construction and my role encompasses the interior design and styling. Beyond that, we liked how it just rolled off the tongue.” Since the explosion in popularity of home design and renovation in Australia, and around the world, there is no shortage of

The couple first gained prominence as contestants on the television series The Block. From there, they have grown into a formidable force in the renovation and design arena, hosting television series such as Ready Set Reno and Open Homes Australia. Their considerable talent has been most recently showcased in the spectacular

renovation of their family home in Tallebudgera, in the Gold Coast hinterland. The project, which Carlene has referred to as their ‘big beautiful money pit’, took over eight years to complete, and has produced an exceptional home which has graced the pages of design magazines and websites, celebrated for its bold yet easy style. In addition to their own home, the couple have also undertaken two renovation projects as well as restoring vintage caravans. They also created Cedar + Suede, through which they document their renovation adventures to an eager audience. Carlene says the name, like all of their projects, is a reflection of the elements each of them bring to the table.
“It’s the part of the home where I can appreciate all aspects of the home and get a sense of how far we’ve come in this monster project,” Carlene says.

Skateboard holes notwithstanding, Carlene says her favourite part of the home is the breezeway – a beautifully simple yet strikingly bold feature of the home, and one which unifies all the property’s design elements.

Their home has grounded the family to a life on the Gold Coast, and that is just fine with the Duffys. “There’s no city quite like it,” Carlene says of the Gold Coast. “There’s a certain vibe about the southern end of the Gold Coast that you don’t get elsewhere.”

people who call themselves renovators. Few have shown design skills – both practically and aesthetically – as strong and as credible as the Duffys. Their work is contemporary, yet honest and organic. Their designs speak to their surroundings, without resorting to themes or tricks.
“Locals live with a healthy respect for this City’s beautiful natural landscape and we don’t take lightly how fortunate we are to live where we do. I can’t think of anywhere else where you can get great food, great coffee, spectacular beaches, good shopping, and an unpretentious, laid-back way of life.” While eating out is always a favourite pastime, the Duffys aren’t ones for shopping, preferring instead to explore the natural wonders of the Gold Coast.
pair might relax for a while, but design seems to be in the Duffy genes, so there is plenty on the horizon. “The next season of Open Homes Australia commences on 9Life in October and we’ll start filming Season 3 soon alongside Season 2 of Ready Set Reno (airing next year on 9Life),” Carlene says of their immediate plans. “It’s hard to go past Burleigh Hill,” Carlene says of one of their favourite outdoor haunts. “It may get busy but it’s popular for a reason. The outlook is always breathtaking no matter the conditions. We also favour Currumbin Valley or for something different, the kids love Currumbin Rock Pools.” With the mammoth renovation of their home complete, you’d be forgiven for thinking the
“When conceptualising a design, I always take my cues from the property’s origins, location and architecture,” Carlene says. “The rule is ‘function over form’, but if done right, neither will be compromised.” While undertaking their own home renovation, Carlene and Michael began their family. The arrival of their children, Paddy and Stella, had a significant impact on the renovation, both the process and the final result. “Having a family, you quickly learn to not be precious about the home,” Carlene says. “But it’s also not a reason to not to invest in it. Kids are great mimics. They witness the love we pour into our home and on a sub-conscious level I think they mirror that. We had a few skateboards through the wall when the kids were younger, but you expect to patch a hole or two with young kids.”

DEAN WEST’S works are compelling, highly choreographed and evocative, described by Saatchi Art (he was named one of Saatchi & Saatchi’s Top 100 Emerging Photographers in 2008) as “intricate and highly staged photographs that take everyday occurrences beyond the realm of natural reality. “Extraordinary in their tonal range, digital clarity, and artistic vision, West’s meticulously choreographed scenes, character studies, and atmospheric landscapes powerfully yet synthetically link needs to desires and documentation to invention.” In the past decade, Dean has received a host of accolades – he was named Advertising Photographer of the Year at the International Loupe Awards in 2008, and received the prestigious Arte Laguna Prize in Venice, Italy,

and his works have been shown in prestigious galleries including the Columbus Museum of Art, Faneuli Hall Museum of Boston, the Paris Expo Porte De Versailles, and the Discovery Times Square Museum in New York City. An extraordinary journey for a Queensland boy who first picked up a camera at seven years old.
“It only took one roll of film for me to realise that this was something I loved,” Dean said.
“I was lucky enough to have had some inspiring teachers throughout high school, which increased my passion of the medium.”
Supported by teachers and family, Dean was able to pursue photography with a view to creating a career. “There was one teacher throughout high school (Ms Tan) who had enough passion to fill the room and then some,” he said. “My family has always encouraged me to do what I love and have supported me throughout my journey. I always knew this would be my career somehow. How far I would take it would be up to me.” Although his interest in the medium was immediate, creating art was not what he had in mind. “My original intentions were to just do commercial photography,” he said. “However studying at a traditional art school gave me so much more.”
An early encounter with a revered idol was instrumental in the evolution of Dean’s career. “When I was in college, my favourite photographer at the time, Erwin Olaf, was producing a masterclass course at the ACP (Australian Centre of Photography) for eight students only. When my submission was accepted I was over the moon and with good reason. Erwin steered me in a better direction and essentially changed the way I looked at photography. It was also a great joy to have Erwin visit one of my exhibitions in New York in 2013.” Dean says that after many years in the art world wilderness, digital photography is now one of the most celebrated mediums. “Digital photography has been on a journey itself, and after many years of denial from the art world, is now finally accepted as an art form in regards to the medium of photography,” Dean said. “Some of the highest profile photographers have now embraced digital whether it be the camera they use or their choice of printing process. “For me, digital image making has allowed me to produce content with unlimited possibilities,” he said. “Constructing scenes that are more in line with a painter than a photographer.”
collection is a big deal,” Dean says. “I was extremely honoured to be included in his collection as I am when anyone appreciates my work to want to invest in me.” Dean currently has two very different projects nearing completion. “One of them is a still life series where I recreate places and spaces I’ve visited or inhabited in a surrealist way that looks at how memory works,” he said. “The other project is a collaboration with a sculptor that looks at conservation. I’m very excited about that one as it’s the first time I’ve used my craft for something bigger than the desire to just create. “Tying image creation processes to my surrounding environment is what inspires me. The idea of engaging an audience with something beautiful and provocative has been my mission and will continue to be.
