Top 5 New Year’s Resolutions for Your Home By Mark Gallagher, President Acadian Home Builders Association Creating a few personal New Year’s resolutions is one way to give yourself a little extra motivation to make some positive changes in your life. The same can also be true for your home. So as we begin the New Year, take a moment for a little bit of home owner reflection. There is a good chance your home has a few areas that could be improved, especially if it’s more than 10 years old. So when you start to make your list, don’t be surprised to find that you and your home have some similar resolutions.
1. Lose Weight One of the toughest resolutions for a person to stick to is losing weight. But for a home, it’s one of the easiest. Homes typically become more cluttered after the holidays, often because of the many new purchases that are taking up space. Don’t procrastinate until “spring cleaning” time to throw away, re-sell or donate home goods that you no longer need.
2. Be More Organized As you work your way through de-cluttering your home, it’s a great opportunity to get reorganized. For example, your home office has perhaps become a wasteland of papers, books or random gadgets. If you re-organized those items—or removed them altogether—you might feel more productive while working.
3. Take Up a New Hobby DIY projects can give you a great sense of personal re accomplishment. But there are certain projects that are good for the novice, and others that are bestt left to the professionals. Replacing lightt fixtures, painting wtalls and switching out hardware are a few examples of DIY projects that almost anyone can do. Q: I PURCHASED A HOUSE ABOUT A YEAR AGO IN A NEW SUBDIVISION HERE IN LAFAYETTE. THE HOMEOWNERS ASSOCIATION IS TAKING MY DUES EACH MONTH, TO THE TUNE OF $75, BUT THEY ARE NOT DOING ANYTHING TO ENFORCE THE DEED RESTRICTIONS. IS THERE ANYTHING I CAN DO TO FORCE THEM TO TAKE ACTION?

A: The first thing you should do is carefully review your homeowners association’s governing documents. If they are done properly, they should include a list of restrictions for your neighborhood. They should also identify the party who is responsible for enforcing the restrictions. In all likelihood, it is your homeowners association or the board of directors that is responsible for enforcing the restrictions. This is one of the main reasons many homeowners associations are formed in the first place. Assuming the association or the board is responsible, you should write a letter specifically outlining your concerns and/ or complaints. It is possible that the association has not been made aware that the restrictions are being violated or perhaps they thought the violations had been corrected. Nevertheless, once they have received notice, they should be prompted to take action. If despite proper notice, they refuse to enforce the restrictions, you may want to hire a lawyer to sue the association for breach of contract.
Q: I TRAVEL FREQUENTLY FOR BUSINESS AND OFTEN HAVE TO RENT A VEHICLE WHILE I AM AWAY. UP UNTIL NOW, I HAVE ALWAYS DECLINED THE ADDITIONAL INSURANCE COVERAGE THE RENTAL COMPANIES OFFER, BUT A BUSINESS ASSOCIATE RECENTLY TOLD ME I SHOULD PURCHASE IT. ASSUMING I HAVE FULL COVERAGE ON MY OWN CAR, DO I NEED TO GET THE ADDITIONAL COVERAGE OFFERED BY THE RENTAL CAR COMPANY? A: Assuming you are renting in the United States, no, you do not. If you have a standard personal automobile policy issued in Louisiana, including collision coverage, it should cover any vehicle you rent, with the possible exception of large trucks and/or vans. However, to be on the safe side, you should contact your insurance agent and read your automobile insurance contract carefully to determine exactly what types of coverage you have. Some people choose to buy the additional rental coverage, even if their own personal insurance policy covers them. It just gives you an extra layer of protection. If you choose to purchase the additional rental coverage, this insurance would become primary and your personal policy would be secondary. Damage to the rental car would fall under the car company’s insurance first and depending on the extent of the damage, you may not have to make a claim on your own insurance. Also, keep in mind that you may automatically receive rental car coverage if you use a certain credit card to pay for the rental. You should check with your credit card company to see if your card affords you this type of additional coverage. And, if you are renting in another country, it is always a good idea to pay for the extra insurance.
