8 Tips for Finding Your New Home By: G. M. Filisko A solid game plan can help you narrow your homebuying search to find the best home for you. House hunting is just like any other shopping expedition. If you identify exactly what you want and do some research, you’ll zoom in on the home you want at the best price. These eight tips will guide you through a smart homebuying process. 1. Know thyself.

Understand the type of home that suits your personality. Do you prefer a new or existing home? A ranch or a multistory home? If you’re leaning toward a fixerupper, are you truly handy, or will you need to budget for contractors?

2. Research before you look. List the features you most want in a home and identify which are necessities and which are extras. Identify three to four neighborhoods you’d like to live in based on commute time, schools, recreation, crime, and price. Then hop onto realtor.com to get a feel for the homes available in your price range in your favorite neighborhoods. Use the results to prioritize your wants and needs so you can add in and weed out properties from the inventory you’d like to view.

7. Be realistic. It’s OK to be picky about the home and neighborhood you want, but don’t be closeminded, unrealistic, or blinded by minor imperfections. If you insist on living in a cul-de-sac, you may miss out on great homes on streets that are just as quiet and secluded. On the flip side, don’t be so swayed by a “wow” feature that you forget about other issues -- like noise levels -- that can have a big impact on your quality of life. Use your priority list to evaluate each property, remembering there’s no such thing as the perfect home.

3. Get your finances in order. Generally, lenders say you can afford a home priced two to three times your gross income. Create a budget so you know how much you’re comfortable spending each month on housing. Don’t wait until you’ve found a home and made an offer to investigate financing. Gather your financial records and meet with a lender to get a prequalification letter spelling out how much you’re eligible to borrow. The lender won’t necessarily consider the extra fees you’ll pay when you purchase or your plans to begin a family or purchase a new car, so shop in a price range you’re comfortable with. Also, presenting an offer contingent on financing will make your bid less attractive to sellers.

8. Limit the opinions you solicit. It’s natural to seek reassurance when making a big financial decision. But you know that saying about too many cooks in the kitchen. If you need a second opinion, select one or two people. But remain true to your list of wants and needs so the final decision is based on criteria you’ve identified as important.

4. Set a moving timeline. Do you have blemishes on your credit that will take time to clear up? If you already own, have you sold your current home? If not, you’ll need to factor in the time needed to sell. If you rent, when is your lease up? Do you expect interest rates to jump anytime soon? All these factors will affect your buying, closing, and moving timelines.

5. Think long term. Your future plans may dictate the type of home you’ll buy. Are you looking for a starter house with plans to move up in a few years, or do you hope to stay in the home for five to 10 years? With a starter, you may need to adjust your expectations. If you plan to nest, be sure your priority list helps you identify a home you’ll still love years from now.

6. Work with a REALTOR®. Ask people you trust for referrals to a real estate professional they trust. Interview agents to determine which have expertise in the neighborhoods and type of homes you’re interested in. Because homebuying triggers many emotions, consider whether an agent’s style meshes with your

THE INDIVIDUAL WHO SHOWED US THE APARTMENT TOLD US THAT HE HAD ALREADY LEASED IT, BUT WOULD CALL US IF THE LEASE FELL THROUGH. A FEW DAYS LATER, A FRIEND OF OURS THAT LIVES NEARBY TOLD US THAT HE RENTED THE APARTMENT TO SOMEONE ELSE, A WHITE COUPLE, A FEW DAYS AFTER MY WIFE AND I LOOKED AT IT. IS THERE ANYTHING WE CAN DO? A: You can file a complaint with the Louisiana Attorney General’s Office. To start, you should call their Fair Housing Hotline at 1-800-273-5718. They can provide you with more information on the Fair Housing Act and will walk you through the process of filing a complaint.

Generally, the Attorney General’s office handles a variety of fair housing discrimination complaints: real estate, mortgage and lending, and rentals (apartments, houses and trailer parks). If the Attorney General’s office cannot handle your complaint, they will forward it to the appropriate agency. If they forward your complaint to another agency, they will notify you of this. Once the Attorney General’s office receives your complaint (assuming they can handle it), they will send you a letter letting you know that they have received your complaint and that an investigation of your allegations will be conducted. The Attorney General will also notify the respondent, in writing, to let him know that a complaint has been filed against him with their office. After this has been done, the Attorney General will contact all of the involved parties for an interview. You will then be asked to submit any information that supports your claim of discrimination. Once you do so, the respondent will also be given the opportunity to produce all documentation that supports his claim that there was no discrimination. If the parties are able to solve the matter amicably, during the Attorney General’s investigation, that’s great. If not, after they have completed their investigation, the Attorney General’s Office will determine if the preponderance of the evidence gathered supports a finding of discrimination. 15 OR 30-YEAR MORTGAGE – WHICH IS RIGHT FOR YOU? Q: MY HUSBAND AND I ARE ABOUT TO BUY OUR FIRST HOUSE. OUR FINANCES ARE KIND OF TIGHT RIGHT NOW, SO I WAS WONDERING WHETHER WE SHOULD GO FOR A 15-YEAR OR A 30-YEAR MORTGAGE. A: Traditionally, the standard choice for homebuyers has been the 30-year, fixed-rate mortgage, and this is still the most common type of home loan. However, the number of people choosing a 15-year fixed rate mortgage is on the rise, and you may want to consider going this route given the savings it affords. A 15-year loan will typically have a lower interest rate than a 30-year loan, reducing your overall interest cost over the life of the loan. Further, even at the same interest rate, given the much shorter amortization period, savings on interest are substantial. For example, a $100,000 loan at 6% interest over 30 years works out to a monthly payment of about $600. Over 30 years, this means that your $100,000 loan costs you approximately $215,840, with $115,840 of that just in interest. A 15-year loan for the same amount at the same interest rate works out to a monthly payment of about $844. The total over 15 years is approximately $151,894. Though the 15-year loan payment is significantly higher each month, over the life of the loan you save over $63,946 by opting for the 15-year mortgage. On the other hand, if your finances are particularly tight, you may not be able to qualify for a 15-year mortgage given the higher monthly payments required, even though you qualify for the 30-year mortgage. Also, many borrowers desire the sense of security provided by the lower monthly payments in the event that their income should decrease for one reason or another in the future. An alternative approach is to obtain a 30-year loan on which you have the right to prepay in whole or in part at any time without penalty. You can then add an additional amount to your monthly payments, or even a lump sum payment every year applied toward the principle, so that in effect you have a 15-year loan, even though you won’t get the lower interest rate a 15-year loan typically affords. This gives you the option of saving on interest and paying off the loan in a shorter time, while keeping the flexibility of being able to make lower monthly payments should the need arise. Many lenders also offer bi-weekly mortgage payments and this type of payment plan can save you a significant amount of money over the life of your loan. Biweekly mortgage payments are made every two weeks rather than once a month, which over the course of a year amounts to making an extra monthly payment. Even after you obtain and begin payments on a traditional 30-year, monthly payment mortgage, your lender may approach you with this option. Over time, making payments biweekly can reduce the original 30-year loan term by several years, consequently saving you interest that would otherwise have been paid over those years.
