Home for the Holidays is an annual project of the Acadian Home Builders Association (AHBA) and KATCTV 3 in which AHBA members construct a new, highend home, raffle it off and donate the proceeds to local non-profit shelter organizations.

GENERAL COUNSEL ARE BI-MONTHLY MORTGAGE PAYMENTS RIGHT FOR ME? Q: I READ SOMEWHERE THAT IF YOU MAKE TWO MORTGAGE PAYMENTS PER MONTH, YOU CAN SHORTEN YOUR MORTGAGE BY A SIGNIFICANT AMOUNT OF YEARS. IS THIS TRUE? OUR LENDER OFFERS “BI-MONTHLY MORTGAGE PAYMENTS” BUT THERE IS A SIGN UP FEE. MY WIFE AND I ARE IN OUR MID-FORTIES AND WOULD LIKE TO PAY OUR MORTGAGE OFF BEFORE WE RETIRE SO WE CAN CONTRIBUTE MORE TO OUR RETIREMENT PLANS. A: Chances are, bi-monthly mortgages payments are a good idea.

For example, if your original loan was $130,000 and your interest rate was 7.25 percent, you would have a monthly payment of about $875. Paying an additional $75 per month, about 1/12 of your monthly payment, shaves between 6 or 7 years off of your 30-year loan. In other words, you would have paid your mortgage off in 23 or 24 years instead of 30 years. And, the good news is without doing anything else, you’ll save approximately $50,000 in interest payments over the life of your loan. If you increase your prepayment to $150 per month, or 1/6 of your monthly mortgage payment, this would mean you would be making 2 extra payments a year. This would shave a little over 10 years off your loan, meaning you would repay your mortgage in 20 years rather than 30. And, you would save about $77,000 in interest. As you can see, there are plenty of benefits to prepaying your loan. If you want to go with the bi-saver program, there is not a significant enrollment fee, and you’re not committed to it for the life of the loan (i.e., you can decide to stop at any point in time), then I would suggest you go for it. The only time a bi-monthly mortgage payment programs is not a good idea is if the enrollment fee is substantial and if you can’t stop the program at will. If you run into financial difficulties, you want to be able to go back to your regular mortgage payment.

BUYING OUT MY EX Q: MY HUSBAND AND I ARE CURRENTLY IN THE PROCESS OF GETTING A DIVORCE. OUR HOME WAS APPRAISED IN 2010 FOR $150,000 AND MORE RECENTLY FOR $177,000. I THINK THE MOST RECENT APPRAISAL IS TOO HIGH. I’M WORRIED THE APPRAISER INFLATED THE VALUE. I AM LIVING IN THE HOUSE, AND MY HUSBAND WANTS ME TO BUY HIM OUT. A: Typically, appraisers use Fannie Mae’s Uniform Residential Appraisal Report for single-family homes. The report asks the appraiser to describe the interior and exterior of the property, the neighborhood and nearby comparable sales. The value of your home may have increased due to improvements you have made to home over the past six or seven years, or the neighborhood may have boomed, and the comparable sales in your area are valued more than those seven years ago. If you are still feeling unsettled, you should ask yourself if there is a reason to question the appraiser, i.e. is he a friend of your husband or are there some other reasons for the red flags? You can consider obtaining a second appraisal if you genuinely have concerns about the initial appraisal of the home. But, let’s say that your house is really worth $177,000 like the appraiser suggests. If you were to sell it, it’s fair to subtract what would have been the costs of actually selling the property. For example, let’s assume that you have live in the house for the last year or so while the two of you were separated. And let’s further assume you’ve paid the taxes, the mortgage, and have been responsible for upkeep of the property. If you sell the house now, it’s also fair to assume that you’ll pay approximately 6 percent commission on the sales price. If this is the case, once you come up with an appraisal that you and your soon-to-be-ex-husband can agree on, you should then subtract his half of the costs, including the sales commission. For more details, you should talk to an experienced real estate attorney. Good luck!
