On Feb. 15, more than 5 lenders, attorneys, accountants and investors attended a real estate financing outlook breakfast at the Lafayette Economic Development Authority, 211 E. Devalcourt St. The event was hosted by NAI Latter & Blum and Van Eaton & Romero’s Commercial Division. Gregg Gothreaux, president and CEO of LEDA, presented a brief overview of the current economy in the Lafayette area. David Cortez with Louisiana Capital CDC & Evergreen Working Capital discussed the U.S. Small Business Administration SBA 5 4 Program, which provides financing for commercial real estate at below market rates. A panel of banking industry leaders – Gary Broussard with Home Bank, Pat Trahan with iBERIABANK and Matt Jeffery with St. Martin Bank – discussed recent changes in the prime lending rate, their underwriting practices and their outlook for commercial financing. Dewitt David, Van Eaton & Romero commercial sales manager, noted that there is “a consensus of cautious optimism about the climate of commercial real

I’D LIKE TO MAKE THE CURRENT EMPLOYEES SIGN A NON-COMPETITION AGREEMENT, AND IF THEY REFUSE I WANT TO SEND THEM PACKING. DO I HAVE TO HAVE A REASON TO FIRE PEOPLE THAT WORK FOR ME, OR CAN I JUST CLEAN HOUSE? A: As long as your employee is an employee “at will”, then yes you may fire him without cause or a reason. He is an “at will” employee if he does not have an employment contract with the company that alters the nature of his employment.

An employment handbook is not an employment contract or a legal document. To alter the nature of the “at will” employment, the Company would have to have a specific contract with the employee that required cause prior to firing the employee. A: Wow, you have a Beekeeper as a neighbor. Either that, or you are living a real life Burbs, these new neighbors aren’t the Klopeks are they? Beekeepers are generally harmless people who keep honey bees. Honey bees are vital to our survival and produce commodities such as honey, beeswax, pollen, and royal jelly. They are also used to provide pollination services to fruit and vegetable growers; raise queen bees to sell to other farmers, and to satisfy scientific curiosity. (See Bee Movie.) But I understand your concerns, as honey bees aren’t domesticated animals that one could control and are usually free to forage or swarm as they desire. In Louisiana, a beekeeper is defined as a person who owns one or more colonies of bees. A colony of bees is defined as an “aggregate of bees consisting mainly of workers, but having, when perfect, one queen and at times many drones; and includes brood, combs, honey, and the hive or receptacle inhabited by the bees. Bees are really fascinating if you think about it. It’s really While a beekeeper keeps the bees in boxes, hives, or some other receptacle, they are usually free to swarm. Bees will normally return to the beekeeper’s hive, but “usually” is not a guarantee is it? And I certainly would not want to return home one day and discovery bees had taken up residence in my yard or home. If you live in the City of Lafayette, you are protected because apiaries (bee farms) are prohibited in the city as they are deemed a public nuisance, and it is unlawful for any person to operate a bee farm within the city. If you live outside of the city, you should consider discussing your fears with the Beekeeper. Maybe he can put you at ease and give you free honey! Good luck!
