I
f the thought of spring cleaning makes you long for winter, it’s time to think about these annual chores in a new way. By dedicating just a few days to complete these simple tasks, you will keep your home running smoothly and protect your investment at the same time.
Inside Your Home • As the weather gets warmer it’s important to ensure your windows are in good working condition. Inspect all windows for proper operation and a tight fit. Clean the window tracks and check that the weatherstripping hasn’t cracked or torn. Preventing unwanted outside air from leaking into your home will reduce your energy bills. • Have your air conditioning system inspected and cleaned. If your system has a filter, replace it every three months to keep your unit working efficiently. • Warmer weather also means that pests – including ants, roaches, rats, and termites – will be looking to join your household. Keep them out by sealing cracks and openings along baseboards, behind sinks, and around pipes and windows. And, repair holes in door and window screens. Outside Your Home • Check the condition of glazing compound, caulking and exterior paint. Replace or paint as needed.
When working with ladders always remember to: • Read and follow all warning labels that are on the ladder. • Use ladders only on solid, stable and level surfaces. • Keep your body centered on the ladder; never lean over either side rail. • Never stand on the top two rungs of a step ladder. • Only use a step ladder in a fully opened and locked position; never use it while it is closed, partially opened or leaning on a structure. • Protect yourself from electrical hazards and do not work within 10 feet of overhead power lines.
Moving Heavy Objects Spring cleaning often involves moving heavy objects such as couches, tables, entertainment consoles and bookcases. A serious injury can occur in these situations, too. In order to eliminate the risk of objects falling and to lift items safely, always have another person help you. More tips for lifting heavy objects include:
• Maintain an upright posture from the waist up. • Lift with your legs, not your arms or back.
• Inspect your roof for snow damage.
• Pivot on your feet, don’t twist from your waist.
• Check for evidence of termites such as sagging floors and ceilings or dry, brown tunnels in the ground near the home’s foundation. • Seed and feed the lawn and plant annuals, cut back perennials that need pre-growth pruning. • Clean your gutters of debris. Yes, you have to do this in the fall and the spring. Long winters bring a mix of storms and heavy winds that can carry a lot of debris to your gutters. Focusing on these small jobs now will save you time and money in the future. While you’re spring cleaning, it is important to remember to work safely. Here are some simple steps you can take to ensure that you are protecting yourself, your family and the environment as you check off the chores on your list.

The Department of Labor classifies your job as a “High Risk Occupation”. REALTORS® have been robbed and worse at property showings. There are, however, many ways to mitigate these safety concerns detailed on the National Association of REALTORS® website. 1.Know your clients. All safety procedures should begin at the office. Ask new clients to stop by your office for an initial meeting. Consistently researching all new clients is an important first step and can be done by requesting copies of clients’ personal identification along with detailed vehicle information. Be sure you have measures in place to protect client’s personal information. It is recommended by NAR that you fill out REALTOR® safety forms that include Agent Information Forms, Agent Itinerary Forms, and Prospect Identification Forms (all found on the NAR website below). This abundance of information may deter potential criminals. 2.Show properties in the daylight. Schedule property showings during the day. If you must show a property at night, arrive early, turn on the lights, open blinds, etc. in order to increase visibility

3.Be sure others know where you are. Call your office frequently to let others know when and where your property showings will be. Leave the name and phone number of the client you are meeting and set up a time for your office to call you and check in. 4.Leave valuable personal property in your trunk or at your office. NAR recommends locking your purse in the trunk of your car before you arrive at your destination. Carry only non-valuable and business items, except for your cell phone, inside the property for a showing. 5.Park where your car is visible. Park in a well-lit, visible location that is preferably in the front of a property instead of in the back. If possible, get acquainted with some of the neighbors surrounding the property before showing the property.

6.Stay alert. When you arrive at your property showing, stop and scan the location for potential dangers. Is there any questionable activity in the area? Can you be blocked in the driveway by another vehicle? Does anything seem out of place? 7.Limit personal information. Limit the amount of information you share. Giving out too much information to potential clients can make you a target.

Q: I AM ABOUT TO BUY MY FIRST HOUSE, AND WHILE IT IS NOT IN A FLOOD ZONE, MY DAD IS INSISTENT THAT I GET FLOOD INSURANCE. IS THIS REALLY NECESSARY? WOULDN’T I BE ENTITLED TO FEDERAL ASSISTANCE IN THE EVENT OF A FLOOD? IF NOT, CAN THE SAME COMPANY THAT ISSUES MY HOMEOWNER’S POLICY ISSUE A FLOOD INSURANCE POLICY TOO? A. Federal disaster assistance is available, but probably not quite the way you would expect. Federal disaster assistance is only available if the President of the United States declares a disaster. And then, federal assistance is often in the form of a loan – with interest. If however, you have flood insurance, you can be reimbursed for all of your covered losses, even if the President does not declare a disaster.

Lafayette participates in the National Flood Insurance Program (NFIP), and each section of Lafayette has been mapped and assigned a zone designation. Depending on a variety of factors, some zones are deemed more vulnerable than others. If the home you purchase is in a designated high-risk area (typically referred to as the 100 year flood zone) and you receive a mortgage loan from a federally regulated lender, your lender will require you to purchase flood insurance. Flood insurance for homeowners, renters, and businesses is administered by the federal government and can be purchased from several of our local insurance companies. Since the federal government sets the rates, insurance companies that offer flood insurance are essentially competing on a service and not the price. If you are required to or decide to purchase flood insurance, be sure to ask how claims are handled and how quickly claims are normally resolved.

Also, don’t wait until it starts to rain to decide you want flood insurance. If you purchase flood insurance at the same time your purchase your home, the policy should go into effect immediately. However, if you wait until after you close and then decide to purchase flood insurance, the policy won’t go into effect until 30 days after it is purchased. So, if the weather forecast announces a flood alert for your area and you run to purchase coverage, you will be out of luck. Also, keep in mind that most companies will not write flood or hurricane insurance if there is tropical depression or tropical storm in the Gulf of Mexico. If the home you purchase is not in a high-risk area, you will not be required to purchase flood insurance. Nevertheless, keep in mind that floods can and sometimes do occur outside of the high risk areas, so, you might want to consider buying flood insurance, even if your home is outside the high risk area. Most local insurance agents recommend purchasing flood insurance, even if your

home is not in a flood zone. Unless you live in a high-risk area, flood insurance is relatively inexpensive. On average, it costs about $225 a year for a $100,000 home. Nevertheless, most people don’t purchase it. Essentially, unless the home you purchase is in a high-risk area and your lender requires you to purchase flood insurance, the decision is up to you. Like other forms of insurance, it boils down to you comfort level – that is, the amount of risk you are willing to take versus the money you are willing to spend. YOU CAN ONLY CLAIM ONE HOMESTEAD EXEMPTION Q: MY WIFE AND I RECENTLY BOUGHT A SECOND HOME, A SMALL LOFT APARTMENT IN NEW ORLEANS. WE HAVE MOVED SOME FURNITURE THERE, AND GOTTEN PHONE SERVICE, CHANGED OUR MAILING ADDRESS, DRIVER’S LICENSES AND VOTER REGISTRATION TO ORLEANS PARISH, BUT WE STILL SPEND MORE TIME AT OUR HOUSE IN LAFAYETTE THAN THE APARTMENT IN NEW ORLEANS. DOES THIS AFFECT OUR HOMESTEAD EXEMPTION? A: The homestead exemption is a tax exemption on the first $75,000 of the value of a person’s primary residence. It applies to all homeowners and the value of your home is exempt up to $75,000 from state and parish property taxes. The homestead exemption is permanent as long as the homeowner continued to own and permanently reside at that location. If the owner moves to another location or sells the property, the homestead exemption on that property will be canceled. Only one homestead exemption in the State of Louisiana can be granted on a home that is owned and permanently occupied as a domicile. A homestead exemption cannot be applied to a property that is not permanently occupied by its owner. You and wife can keep your homestead on your Lafayette house. In fact, your homestead at your old house in Lafayette will continue indefinitely, until you clearly discontinue using it as your homestead. You will then have to notify the local Tax Assessor of this change. Even though you and your wife have taken a some steps that look like you have relocated to New Orleans, such as changing your voter’s registration and your driver’s licenses, etc., the fact that the two of you still spend more time in Lafayette than at your new loft apartment should be enough to justify keeping the homestead exemption for your home in Lafayette. At some point, you and your wife may decide to abandon the homestead you presently maintain at your home in Lafayette and transfer it to your new apartment in New Orleans.

Mirrors can make a space feel brighter because they bounce the light around the room. Put mirrors on walls perpendicular to windows, not directly across from them. Hanging a mirror directly opposite a window can actually bounce the light right back out the window.

There are few things more ridiculous-looking than hanging dinky little art too high on the wall. The middle of a picture should hang at eye level. If one person is short and the other tall, average their heights. Also take scale into account; for a large wall, go big with one oversize piece or group smaller pieces gallery-style. For the latter, don't space the pictures too far apart; 2 to 4 inches between items usually looks best.

In a living room, all four legs of the sofa and chairs in a furniture grouping should fit on it; the rug should define the seating area. At the very least, the front two legs of the sofa and chairs should rest on it. Even living rooms with less than generous proportions usually require an 8-by-10-foot or a 9-by-12foot rug to properly accommodate a seating area. Go too small with the rug size and everything looks out of scale.

Think of a nice hotel lobby: The furniture is arranged in groupings that invite conversation. When you place the furniture in your living room, aim for a similar sense of balance and intimacy. A conversation area that has a U-shape, with a sofa and two chairs facing each other at each end of the coffee table, or an H-shape, with a sofa directly across from two chairs and a coffee table in the middle, is ideal. One common mistake to avoid: Pushing all the furniture against the walls. People do that because they think it will make their room look bigger, but in reality, floating the furniture away from the walls makes the room feel larger.

When it comes to heavy, outdated drapes, a naked bank of windows is better than an ugly one. Ideally, window dressings should be functional and elegant: Think sheers paired with fulllength panels. If your room gets a lot of sun, opt for light colors that won't fade. The most recommended lightweight fabrics for panels are cotton, linen, and silk blends because they tend to hang well.
Use Visual Tricks to Raise The Ceiling

If your ceilings are on the low side, paint them white to make the room feel less claustrophobic. Hang curtains higher than the windows to trick your eye into thinking the room is taller. Most standard curtain panels measure 84 or 96 inches, allowing you to go about 3 inches above the window casing before the length gets too short. If you want to hang them higher, you'll have to order custom drapes. Love patterned panels? Try vertical stripes; the lines visually elongate your walls. Leaning a large mirror against a wall can also make a room seem taller.
