Glen has been a member of AHBA for twenty plus years and has always been committed to growing the organization and promoting the building industry in Acadiana. For over ten years, he has received the Big SPIKE Award as his efforts to constantly recruit new members go unmatched.

Corey is a constant face at AHBA luncheons, mixers and multiple other events throughout the year. AHBA’s coveted Builder of the Year Award was given to Mark Gallagher of Mar-Key Builders. Mark is on the AHBA Board of Directors and will serve as the association’s President in 2017. He is also on the Louisiana Home Builders Association Board of Directors. Mark built this year’s Home for the Holidays raffle house which will raise hundreds of thousands of dollars for shelter-related charities in Acadiana upon the project’s completion next month. He is dedicated to the housing industry in Louisiana, passionate about homebuilding and committed to customer service and forming lasting relationships. Mark’s homes are high quality and regularly the show piece of AHBA’s annual Parade of Homes.

DON’T DEPEND ON OTHER SELLERS’ ASKING PRICES TO DECIDE YOUR ASKING PRICE
CALCULATING A HOME’S FOOTAGE IS NOT ALWAYS EASY
Q: WHERE CAN I GET INFORMATION ABOUT THE ASKING PRICES OF HOUSES THAT HAVE SOLD IN MY NEIGHBORHOOD DURING THE LAST SIX MONTHS? I HAVE FOUND INFORMATION ON THE SELLING PRICES, BUT WOULD LIKE TO COMPARE THE SELLING PRICES TO THE ASKING PRICES.
Q: MY WIFE AND I RECENTLY PUT OUR HOME UP FOR SALE AND THE SQUARE FOOTAGE IS WAY OFF. IF A GARAGE WHICH IS ATTACHED TO THE HOME CONSIDERED PART OF THE HOME’S LIVING AREA?
A: The only place I can think of where you can obtain information on the asking prices for properties in your neighborhood is from the Multiple Listing Service (“MLS”). To access the MLS, you need to be a member. Most licensed real estate agents are members of the MLS. If you have a real estate agent, you can ask your agent to obtain this information for you. But you should remember this - there isn’t really a concrete value in knowing the asking prices of the different homes in your neighborhood. Different sellers use different strategies when deciding on an asking price. And, oftentimes, properties start out over-priced to begin with. Comparing properly priced houses to over-priced houses, then lumping them together in some sort of analysis will, in all likelihood, skew your figures, and leave you knowing no more than you did when you started. By carefully examining your house and its features, and by taking into account the market and comparable sales, an experienced real estate agent should be able to help you decide on an appropriate asking price for your house.
SQUARE
A: When a home’s square footage is advertised, the figure usually comes from previous sales, perhaps even as far back as the builder. Homeowners and real estate agents don’t usually recalculate the square footage. Calculating the square footage of a home is not as easy as it sounds. Homeowners should not attempt the calculation on their own, at least not if they want a reliable figure. An experienced real estate agent might be able to assist you with the calculation, but to be entirely accurate, you should rely on a licensed appraiser. Houses are almost never perfectly square, which is one reason for the difficulty. Appraisers are trained to measure a home’s square footage, and they also know what areas to include and what areas to leave out. Essentially, they map out the house on a piece of graph paper, calculate all the edges, come up with “mini-areas” for each rectangle - then add them all together. There are other rules they have to abide by when calculating your home’s square footage. If there has been an addition to the house and the owner did not receive a building permit, then that section of the house may not be allowable as part of the square footage. The same goes for attics, lofts, etc. In your case, even if your garage is attached to the home, it is not considered part of the home’s square footage. As a general rule, only livable space is considered in the square footage calculation.
