Anyone who’s been car shopping in recent years knows that modern cars come with a seemingly endless list of options and features to consider. But if there’s one characteristic that most car shoppers rank as high as price, performance and style—it’s fuel efficiency.

Other examples of features you’re more likely to find in a new home include: • Double-pane windows – Having two layers of protection in your home’s windows provides a noticeably stronger barrier to help prevent outside temperatures (and noises) from affecting the inside of your home, resulting in significant energy savings. • Water-saving features – Low-flow bathroom faucets can have a big impact on conserving water, but not quite as big as low-flow toilets. Conventional commodes use 5-7 gallons per flush, which really adds up over time. But lowflow toilets typically use as little as 1.6 gallons per flush. • Energy-efficient appliances – More than 30 percent of a home’s energy consumption can
be attributed to the kitchen appliances, and that number swells for homes with appliances that are more than 10 or 15 years old. Having newer appliances inside and outside the kitchen with Energy Star ratings can have a noticeable impact on your monthly utility bills. • Spray foam insulation – Traditional fiberglass insulation is still used in the majority of homes, however, spray foam is becoming increasingly popular because it provides a tighter seal, lasts longer and protects better against pests and mold. • Hard-surface flooring – Less than 20 years ago, it was common for new homes to have carpet covering 80 percent or more of the floor space. These days, carpet is typically reserved for bedrooms (if it’s used at all). The wide variety of hard-surface flooring—shown to improve energy efficiency and air quality—has become much more appealing to the large majority of consumers. The status quo is changing as consumers are becoming increasingly educated about the benefits of green building products like these. Home owners recognize that energy-efficient features are more than simply methods of cutting down on utility costs; they are investments in the home’s long-term value and overall comfort. Wish you lived in a neighborhood where people connected over holiday events? You can, by organizing holiday parties, events, and gatherings. In turn, you’ll help foster higher property values, strong schools, and lower crime rates in your neighborhood, according to studies by Dennis Rosenbaum, director of the Center for Research in Law and Justice at the University of Illinois at Chicago.
Start strengthening your neighborhood with these seven holiday events:
1. Sing songs Home owners in the Clinton Hill neighborhood near Brooklyn, N.Y., have been caroling together since 1967. They only missed the event once for a pretty good excuse: It was below freezing. Their advice for a successful neighborhood holiday event? Identify neighborhood streets heavy with holiday decorations. Festive residents will likely be most receptive to carolers. Ask volunteers to print song lyric sheets, post fliers announcing the event in advance, and bring a thermos or two of hot cocoa. Residents have come to look forward to the neighborhood holiday song fest. “Sometimes we’re invited in, and some people even plan their parties so we’re the entertainment,” says resident Marge Othrow.
2. Holiday parties with a purpose New Orleans’ historic Strachan House is the site of the Coliseum Square Association’s annual Christmas party, where the highlight is an award ceremony honoring emergency first responders who’ve made a difference in the city’s Lower Garden District neighborhood. The CSA spends about $1,000 for the food and the several-hundred-dollar cash awards for the first responders, says CSA President Matt Ryan. The holiday event not only thanks first responders, but builds neighborhood spirit, he says.

There are things that you can do, as the boss/business owner, to lower the risk of sexual harassment occurring at your holiday party. You should already have a clear policy advising employees that unlawful harassment, including sexual harassment, will not be tolerated at the workplace. You should also make it clear that these policies extend to the holiday party. If there is going to be a holiday gift exchange, i.e. White Elephant or Dirty Santa, you should remind your employees that inappropriate gifts, will not be tolerated and your employees should be respectful of all of those in attendance. What one person may find humorous, may offend or humiliate another person; thus, your employees should be mindful of this concern. Many parties include alcohol, and while there is nothing wrong with adults enjoying adult beverages we all know that alcohol lowers people’s inhibitions which can result in regrettable behavior. This can lead to an employee completely embarrassing himself to much worse. If you intend to provide or allow alcohol, there should be policies in place to limit the amount your employees’ enjoy. These can include a requirement for that your employees drink responsibly and plan for their transportation home. Uber is a great service for situations just like this, and may even offer a discount during this time of year. You can provide transportation service, or see if any of your employees will volunteer to act as the designated driver. You can also limit the amount of drinks offered, and certainly serve food if there will be alcohol. Also, limit the guests to your employees. You know your people, and allowing outsiders can increase your risk. The bottom line is that you, as the employer, should be mindful of all of your staff and strive to be inclusive. If you offer alcohol, be sure and offer non-alcoholic beverages for those who don’t intend to drink. Holiday office parties can be a lot of fun with low stress as long as you take the time to consider the risks and plan ahead.
CANCELLATION OF YOUR MORTGAGE FOLLOWING CLOSING CAN TAKE A LITTLE WHILE Q: WE RECENTLY SOLD OUR HOME IN ANOTHER STATE AND MOVED TO LOUISIANA. WHEN WE CLOSED, THE CLOSING ATTORNEY WITHHELD FUNDS FROM THE PROCEEDS OF THE SALE TO PAY OFF OUR MORTGAGE. SHE SAID SHE WOULD BE MAILING OUR MORTGAGE PAYOFF TO OUR LENDER VIA OVERNIGHT MAIL. I ASSUME SHE DID WHAT SHE SAID SHE WAS GOING TO DO, BUT MORE THAN 30 DAYS HAS PASSED AND WE STILL HAVEN’T RECEIVED ANY TYPE OF CONFIRMATION FROM THE LENDER THAT THE LOAN HAS BEEN PAID IN FULL. WE SIMPLY WANT TO KNOW THAT THE LOAN HAS BEEN PAID SO WE CAN MOVE ON. DO YOU HAVE ANY SUGGESTIONS ON HOW WE CAN WRAP THIS UP? A: Typically, when you sell a home, the closing attorney pays the lender off either by wire transfer (usually the day of, or the day after closing) or overnight payment the next business day following the closing. If the closing attorney has paid your lender, but simply hasn’t yet filed the paperwork to cancel your mortgage, you shouldn’t worry too much. If, however, the closing attorney, withheld funds to pay off your loan and didn’t, you should yell and scream as loudly as possible. If the closing attorney paid off your loan, the paperwork to cancel the mortgage should follow. Some lenders just take longer than others to issue the paperwork necessary to cancel the mortgage. Sometimes lenders can’t locate the paperwork because of mergers, etc., and cancellation takes longer than anticipated. And, believe it or not, some lenders forget to send any paperwork all together. These problems can usually be worked out, but sometimes it just takes longer than expected. From your buyer’s perspective, he would want the lien released as soon as possible. From your perspective, however, if your mortgage was paid off, you should be fine. To be on the safe side, you might want to call your old lender directly to make sure your loan has been paid in full. Assuming it has been paid, but they are just dragging their feet on sending out the paperwork necessary to cancel it, you should urge them to speed things up. If the lender says they sent the necessary paperwork to the closing attorney, you should follow up with her and see what the holdup is. Good Luck.
