7 Simple Ways to Boost Curb Appeal By Mark Gallagher, President Acadian Home Builders Association Spring is the perfect time to do some outdoor home improvement. Even if you aren’t trying to sell but merely want to spruce it up, there’s a definite benefit to enhancing and preserving your home’s curb appeal. Exterior upgrades consistently rank among the best home improvement projects for their strong return on investment. That’s because many of these strategies are fairly simple and relatively affordable solutions. But all homes are certainly not alike. While some are in need of large-scale improvements like a re-paved driveway, for example, yours might benefit most from some colorful flower beds and a fresh coat of paint. The first step is to assess your home’s appearance, but this time, look at it from a home buyer’s perspective. Try to pretend you’re seeing it for the first time, and then make a list of which characteristics stand out immediately, and which ones you want to highlight. To help get you started, here are some areas to evaluate: • Clutter – Getting rid of any excess items and lawn ornaments is a great place to start. Stow away—or consider throwing away—old furniture, bikes, knick knacks or any other personal items visible from the front yard that do not add to the aesthetic of the home. • Digits – Possibly the simplest project onn the list is to upgrade the address numberss on your home, especially if they might bee considered too small, dated or brokenn.. Installing larger, bolder numbers caann instantly make the home seem more modern. • Illumination – A dimlyy lit walkway is not only dangerous, it’s also uninviting. Pathway lighting products are available in a wide

variety of designs and price ranges, but even some of the more economical options can be visually appealing at night. • Grime – You might think a heavy rainfall is like a shower for your home, when in fact, it’s probably only making things dirtier. Invest in (or rent) a high-powered pressure washer and give your driveway, front steps, walkways and vinyl siding a once over. You’ll be amazed by how much cleaner they can get. • Paint – A fresh coat of paint on the front door, garage door and window trim can make a huge difference. However, if your front door has seen a lot of use and abuse over the years and it’s beyond repair, it might be time to have it replaced. A new door can be sometimes be costly, but it’s a surefire win when it comes to instant curb appeal, especially if you select a bold color. • Grass – If you’re looking to sell your home in the near future, having a well-maintained lawn is critical. The National Association of Realtors studied which outdoor features are most appealing to prospective buyers, and having a nice lawn was at the top of the list. • Landscaping – Before you start planting your flowers this year, go online or consult a landscape architect for some new ideas to freshen things up. One suggestion is to install flower boxes under windows, which will make your hhome look much more warm and welcoming. FIANCE CAN’T REMOVE YOUR NAME FROM THE TILTE TO CO-OWNED PROPERTY WITHOUT YOUR CONSENT Q: ABOUT A YEAR AGO, MY FIANCÉ AND I PURCHASED A LOT IN A SUBDIVISION IN BROUSSARD. BOTH OF OUR NAMES ARE ON THE CASH SALE, BUT I DID NOT PAY ANY MONEY AT THE TIME. WE WERE PLANNING ON BUILDING A HOUSE THERE AND WE WERE GONG TO SHARE THE COST OF CONSTRUCTING THE HOME WE WERE PLANNING ON BUILDING. NOW WE ARE NOT SURE WE WILL MARRY, AND HE IS TRYING TO REMOVE MY NAME FROM THE LEGAL RECORDS BY INFORMING THE ASSESSOR THAT I NO LONGER WANT TO PAY TAXES. THIS SIMPLY IS NOT TRUE. CAN HE REMOVE MY NAME FROM THE TITLE TO THE PROPERTY WITHOUT MY PERMISSION? DO I NEED AN ATTORNEY? A: The Parish Tax Assessor is not where your fiancé should go to get your name taken off the deed (also sometimes referred to as the title). The Tax Assessor doesn’t prepare and record deeds or represent people in real estate transactions.

In order for your fiancé to remove your name from the deed, you must sign a deed conveying your interest in the property to him. If however, you are unwilling to transfer your interest to him, your name will remain on the title until one of your files to partition the property, or until one of you gives in and agrees to sell your interest to the other person. If you are willing to transfer your interest to him, one of you will need to hire an attorney to prepare a cash sale or donation. I would not suggest trying to prepare one of these on your own. Hopefully, the situation is no so bad that your fiancé would try to forge your signature on the deed, which of course is illegal. He will then have to trick a notary into notarizing your signature without you being present, which is also illegal. And hopefully, you didn’t previously sign a power of attorney, giving your fiancé the legal authority to sign your name and manage your affairs. If you did, and this document authorizes him to sell or donate your immovable property, you should have an attorney prepare a revocation and you should file the revocation in the parish where the power of attorney was originally filed and in Lafayette Parish, since that is where the property is located.

WE WERE PRETTY CLOSE UNTIL I ASKED HER FOR A COPY OF MY FATHER’S WILL AND STARTED URGING HER TO PROBATE HIS SUCCESSION. AT FIRST, SHE AGREED TO GIVE ME A COPY OF MY FATHER’S WILL, BUT SHE HAS NOT KEPT HER PROMISE. WE HAVE SINCE STOPPED TALKING. I AM CONCERNED THAT MY STEPMOTHER MAY BE WITHHOLDING IMPORTANT DISTRIBUTION INFORMATION ABOUT MY FATHER’S ESTATE. LEGALLY, AM I ENTITLED TO A COPY OF HIS WILL? IF SO, HOW DO I PROCEED? A: If your father’s will has been was probated, it is now a public record. You should be able to obtain a copy of your father’s will from the clerk of the court in the county where your father’s will was probated. Usually, this will be the county where he lived at the time of his death. If your father’s will has not yet been probated, you can hire a lawyer in Texas to compel your stepmother to deposit your father’s will with the court and start the probate proceedings. However, you should also understand that much of your father’s estate may not have passed under his will. It is common for individuals to designate their spouse as the beneficiary on their retirement accounts and life insurance policies. And, you stepmother may have been a joint account holder on your father’s bank and brokerage accounts. Good luck.

If you don’t want to co-own the lot with him anymore, the simplest solution may be for you to approach him and offer to sell him your interest for a certain amount of money. He may be willing to pay you a few thousand dollars, rather than risk having to give you half of the sales proceeds when you both later sell the property. If you decide to go this route, any experienced real estate lawyer should be able to prepare documents necessary to affect the transfer of your ownership interest to your fiancé. If you are not interested in transferring your interest to him, you probably don’t need an attorney right now. However, if you learn that your name has been forged, or if either of you approaches the other about a possible transfer of the property, then you should hire an attorney.

Candidates must demonstrate knowledge of areas critical to REALTOR® association management, including association law, governance and issues related to member services.
