ceiling with a bit of color, a decorative ceiling fan or detailed trim work can give a room a little character. Ceilings can add drama to a dull space, give the illusion of height in a small room, or increase the cozy feeling of a large one.

Making a ceiling the focal point of a room has its challenges, though. The right look depends on the style of the home, the size of the room and tastes of the owner or buyer. With so many things to consider, deciding how to enhance a room by changing the ceiling can be a bit overwhelming.

•Specialty Lighting – Specialty fixtures make a room stand out. Whether it involves a custom or a stock fixture, designers are finding ways to see it as a piece of art, rather than just a functional element. Recessed lighting, pendant lamps and chandeliers are being paired with other ceiling details to make a statement with a room’s design. •Keeping Cool in Style – Among decorative home features, ceiling fans stand out as the most wanted item, with 88 percent of buyers rating them essential to the room, according to the latest What Home Buyers Want survey by the National Association of Home Builders. In fact, ceiling fans have consistently remained the number one home décor feature over many years. Though in high demand for both their aesthetic appeal and practical application, when it comes to style, it’s all about personal preference and comfort.

But with so many options and design trends today, the result could make it all worthwhile. Here are some ideas to consider as you build or remodel your home: •Fun with Paint – Contrasting ceiling and wall colors make a room feel more modern. Experts recommend using deeper shades, like eggplant or cocoa, to make a large space cozier, and softer ones, white included, to open it up. Or consider a wallpaper – large-scale or bold patterns will definitely keep it interesting. THINK TWICE BEFORE BACKING OUT OF AN AGREEMENT TO BUY A HOME Q: CAN I BE SUED IF I WALK AWAY FROM PURCHASING A HOUSE? MY OFFER HAS BEEN ACCEPTED, BUT I HAVE HAD A CHANGE OF HEART. WHAT DO I DO?

A: Yes, the sellers can sue you or withdrawing from an accepted offer. The purchase agreement you signed is enforceable if it as been signed by the seller and buyer, and meets with the requirements of a purchase agreement pursuant to Louisiana law. First you will need to review the purchase agreement you signed. It should have provided for certain conditions to be met for completion of the sale, such as sale of the buyer’s other property, ability to obtain financing, whether an appraisal is conditioned on the sale, and the amount of the deposit. The agreement also provides the buyer with a due diligence period for the buyer to inspect and investigate the property within a certain amount of time, and if done so, the buyer can elect to terminate the agreement or request the seller remedy deficiencies.

If none of these scenarios provide apply to your situation, then you will likely be in default if you back out of the sale. The seller can then sue for termination of the agreement, specific performance and amount equal to 10% of the sale price as stipulated damages. The seller is also entitled to retain the deposit. The prevailing party to any litigation will also be awarded attorney’s fees and costs pursuant to the purchase agreement. You should start by reviewing your purchase agreement and then consult an attorney who can advise you of your options.

DEBTOR’S EXAMINATION IS NOT THE SAME AS A LAWSUIT Q: WHAT IS A DEBTOR’S EXAMINATION? I HAVE RECEIVED A COURT SUMMONS REQUIRING ME TO SHOW UP TO COURT FOR A DEBTOR’S EXAMINATION, AND I HAVE NO IDEA WHAT TO DO. A: If a creditor has obtained a judgment against you, it can then make a request through the court that you be required to come to court and answer questions about your finances. The purpose is to help the creditor determine how it can collect the judgment if you don’t pay it. Your participation is required and is different from when the creditor first sued you. When the creditor sued you, there was no requirement to respond to the complaint. A Judgment was obtained in the amount owed, and now the creditor is seeking to collect. The court has ordered you to appear, and failure to appear may result in an arrest. You cannot be arrested for failure to pay the judgment creditor, however violating the court order can result in a warrant and your subsequent arrest. You will likely have to pay fines as well. It is in your best interest to show up, and answer the questions honestly. You will be under oath, and so if you give false or misleading information you could be prosecuted for perjury. You can avoid court, if you pay the judgment in full, contact the creditor and make a payment arrangement, or file bankruptcy if you are eligible. Good Luck!
