Thinking of Building? How to Choose a Contractor By Mac Gibson, President Acadian Home Builders Association Shopping for a builder can seem overwhelming, but it is a vital step towards getting into your dream home. It is very important to do careful research to ensure you are buying a quality home from a reputable builder. Here are a couple of tips to help you choose a home building professional who fits you and your dreams perfectly. Find Possible Builders

First, spend some time thinking about the kind of house you want. Is it large and expansive or just the right size to meet your family’s needs? Will it have lots of custom touches or are you working within a tight budget? Once you know what you are looking for, the next logical step is to research builders of those types of homes. •

Visit AHBA’s member directory at www.ahbaonline.com/searchbuilders to browse their list of over 230 contractors who construct homes right here in Acadiana. Look in local newspapers’ real estate sections for builders and their recent projects. Flipping through the ads can help you learn which builders are active in the area, the types of homes being built, and the prices you can expect to pay. Make a list of builders who build the type of home you’re looking for in your price range. Visit open houses each week. When you see a home you really like, as the agent on duty about the builder. Ask friends and relatives for recommendations. Ask about builders they have dealt with directly, or ask them for names of acquaintances that have recently had a good experience with a builder.

Shop for Quality and Value •

Once you have a list of potential builders, how can you find out about their reputations and the quality of their work? •

First, always ask if the builder is licensed to build in the state of Louisiana. This is required by law, and you could be legally exposed if you hire someone who is not. Before signing a contract, be sure to ask for a copy of the license. Find out how long they have been in the building business. It usually takes three to five years to establish a financially sound business. Also, you want to make sure they have roots in the community and will be around after the construction is complete to service any warranty issues. Check out the company’s rating and if there have been any complaints filed with the Better Business Bureau of Acadiana at www.bbb.org. Make sure the builder has sufficient workers compensation and general liability insurance. If not, you may be held liable for any constructionrelated accidents on your job site. Do you feel you can easily communicate with the builder? Remember you will be in close contact with them throughout the construction process

and afterward as you live in your new home. Do business with someone you personally like and trust. Ask builders on your list for the addresses of their recently built homes and subdivisions. Builders may even be able to provide names of some home owners who would be willing to talk with you. Drive by on a Saturday morning when home owners may be outside doing chores. Introduce yourself and say you are considering working with the builder who built their home. Talk to several owners, and try to get a random sample of opinions. The more people you talk with, the more accurate impression of a builder you are likely to get. When you talk to builders and home owners, take along a notebook to record the information you find and your personal impressions. Doing so will help you to make comparisons later. Some questions you can ask people include: Are you happy with your home? If you had any problems, were they fixed promptly and properly? Would you buy another home from this builder? Usually, people tell you if they are pleased with their homes. And if they are not, they’ll probably want to tell you why.

Look at new homes whenever you can. Realtor open houses are good opportunities to see what is out there. When examining a home, look at the quality of the construction features. Inspect the quality of the cabinetry, carpeting, trim work, and paint. Ask the builder or the builder’s representative a lot of questions. Get as many specifics as possible. Take notes. Never hesitate to ask a question. What seems like an insignificant question might yield an important answer.

Build Local, Build Better •

Make sure the builders on your list have a permanent business location in the area. This ensures they will be around long after the home is complete and can be easily contacted for questions, warranty services and other issues. Local builders are also invested in the community. They use local banks, suppliers and labor, stimulating the economy of Acadiana. Ask your builder if they are a member of the Acadian Home Builders Association.

The qualifications for City-Parish President in Lafayette are the candidate shall be at least eighteen (18) years old and a qualified elector of the parish at the time of qualification and shall have been legally domiciled and shall have actually resided within the parish for at least the one (1) year immediately preceding the time established by law for qualifying for office. You have not missed the deadline to qualify as a candidate for City-Parish President, as qualifying begins on Tuesday, September 8 through Thursday, September 10.
