NANTUCKET – 92 Units This picture-perfect development is a developers dream as a result hoes and single-level condominiums, Nantucket has been called “the fastest selling real estate product in the history of Ocean City” by real estate expert Jay Lamont. During a 4 hour presales opening, over 70% of the units were sold, representing $5 million, Initial Nantucket sales were under nonbinding contracts. Resort Marketing achieved a 92% conversion rate to binding agreements of sale.

SANTA BARBARA – 78 Units The Santa Barbara project was conceived by Masi, and represented the first condo hotel project in Cape May Country, N.J. Once again, Masi employed the Priority Number Sale Event to sell this project. The results of the one day sale…..all 78 units were sold! Seventy-five percent of the original purchasers went to settlement despite a two-year by the developer.

The property was totally unimproved, and was located in an obscure area. Masi employed the Priority Presale Event and pre-sold 50% of the lots within the subdivision, after which he proceeded to construct the improvements.

This project was marketed on the overflow from marketing efforts for SOUTHWOODS, and was completely sold out prior to completion.

LARRY A. MASI served as the Volunteer Developer of the 68,000 Square Foot Atlantic Christian School and 37-Acre Campus.
Compelling Outcome - by God’s Provision With God’s provision, CCDC proved that it is possible to construct a state-of-the-art school at a fraction of the cost of a public school. By God’s provision, CCDC built the 68,000 square foot Atlantic Christian School for $ 56 per square foot. CCDC also built 5 ball fields and Track at a cost of $650,000 and donated the fields to the school valued at $2,100,000. The Charitable Contribution Tax Deduction was passed along to 14 small donors. They achieve a tax deduction of nearly 3 to 1.
