LETTER FROM THE PUBLISHER

Welcome to the October 2024 edition of Harmony Life Magazine

Where has all the time gone? Harmony Life Magazine started August 2014, so we are 10 YEARS OLD and still going! I remember a few community “leaders” telling me it wouldn’t make it, but here we are!

A big thanks to Kisselback Ford for being our longest financial supporter. I bought my Bullitt Mustang from them a few years ago and my daughter’s car as well. I highly recommend both their sales and service department as Kisselback is the first car dealer where I’ve felt like part of the family.

An additional big welcome to our new advertiser Mike Demarse with Northpoint Mortgage. Mike and Northpoint are one of our preferred lenders that we have vetted and used for many years. Northpoint is working with Corcoran Connect, Ashley Park Condos and Association Solution to certify the AP Condos with FHA and open that option for the community. Please see their advertisement in this month’s magazine.

A warm welcome to our latest advertiser, ALL Flooring USA! (See their ad in the magazine for a discount coupon). They are located at: 1021 N. Narcoossee Rd., St. Cloud — Located Next to Domino’s. (407) 593-9481 • www.allflooringusa.com

Did you know that my wife, Jeanine Corcoran, puts out a weekly video and email for all the Harmony events? Send me your email address and I will add you to the list. You can always opt out at any time: Bill@QMCWorld.com

NOTES FROM THE CHAIR

October Updates

September’s CDD meeting was cancelled due to the possibility of it being right in the middle of Hurricane Helene. I took this decision along with our District Manager. Now it turned out that we lucked out and the worst of the storm missed us to both the east and the west. It was like we were in a valley. So, was it a mistake for the schools and us to cancel? No, of course not. Had the storm moved just 15 or twenty miles either east or west we would have been hammered. I’ve been in Florida for almost twenty years now and gone through numerous hurricanes. Hurricanes changing direction is a very common occurrence.

As the agenda for September’s meeting was pretty light, it won’t be rescheduled.

Remember the emergency ally repairs on Blazing Star? We spent $16,000 on them. Good news, Waste Management’s insurer has approved our claim and will be reimbursing us 90% of the cost.

Finally, the election will be on November 5th. Do make a plan and vote.

Always you can reach me at Mark@harmonycdd.org if you have and questions, comments, or concerns. n

Open Enrollment is Coming Up On 11/1: Here’s Why You Should Use a Broker

Using a broker to help navigate ObamaCare, also known as the Marketplace or ACA (Affordable Care Act), can be a valuable resource for individuals seeking health insurance coverage. Brokers are licensed professionals who help people find the right health plans for their needs and budgets. Here are several reasons why working with a broker can be beneficial:

Expert Guidance: The ACA marketplace offers numerous plan options, which can be overwhelming. Brokers are knowledgeable about the different types of health plans available, including the various levels of coverage (bronze, silver, gold, platinum). They can help you understand the details of each plan, including premiums, deductibles, and out-of-pocket costs, ensuring that you choose the best option based on your health needs and financial situation.

Personalized Assistance: Brokers take the time to assess your individual circumstances, such as your health conditions, medications, and preferred doctors. This personalized approach allows them to recommend plans that meet your specific requirements. Additionally, brokers can help identify any subsidies or tax credits you may qualify for, which can significantly reduce your monthly premiums.

Time Savings: Navigating the ACA marketplace on your own can be time-consuming and confusing. A broker can streamline the process, guiding you through each step, from comparing plans to enrolling. They can also help with any issues that arise during the enrollment process, such as documentation requirements or application errors.

No Cost to You: One of the biggest advantages of using a broker is that their services are typically free for consumers. Brokers are compensated by insurance companies, so you get expert advice without any additional cost.

Using a broker for ObamaCare/ACA enrollment offers expert guidance, personalized recommendations, and time savings, and is generally free of charge. Brokers help ensure you find the best plan to meet your healthcare needs. Set your appointment with us today: calendly.com/kkirsch-2 n

OUR CDD SUPERVISOR CANDIDATES

Brittany Coronel

Hello, My Fellow Harmonians,

My name is Brittany Coronel, and I am thrilled to be running for seat #3 on the Harmony CDD Board. For nearly four years, my family and I have called this beautiful neighborhood our home. My husband and I, along with our three energetic boys, have truly fallen in love with the sense of community and connection that makes Harmony so unique.

As someone with a background in Marketing and Communications focused on International Business, I am eager to bring my experience to our neighborhood. My main goal as a CDD Board member is to bridge the gap between residents and the Board, restoring the trust that is essential for a thriving community, then work towards the greater good of home. In my humble opinion, the board exists to serve you, and I am committed to ensuring that your voices are not only heard, but acted upon.

I believe that building a stronger Harmony starts with validating your

concerns and opening the lines of communication. One of my key initiatives will be to appoint one-two neighborhood liaisons from each section of our community to gather input and ensure that everyone’s concerns are brought to the table. I am dedicated to working for all residents, from every corner of Harmony, to make sure our collective voice shapes the future of this neighborhood we all cherish.

We are all part of Team Harmony, and together, we can create a brighter, more connected future. I look forward to the opportunity to meet more of you, listen to your ideas, and work together for positive, lasting change.

Thank you for your support.

Warmly,

L-R: Dan Leet (running unopposed), Brittany Coronel, Julie Williams, Brendan McGovern, Mark LeMenager

I’ve lived in Harmony for 20 years and have seen many changes over that time, some positive and some not. Even so, we continue to mostly be a peaceful, happy, and beautiful place to live. If elected as a CDD Board member I plan to help keep it that way. Over those two decades a lot of our facilities and amenities have aged and need repair or replacement, just like your roof or A/C unit, requiring time and money to fix.

Everything has gotten a lot more expensive, so repairs, replacement, and refurbishment take more of our funds. Parts for some of our 20-year-old facilities have gotten harder to find, too.

Setting aside funds for the cost of maintenance and replacement means that residents won’t get hit with surprise big special assessments. Being financially thrifty and responsible but also realistic about current costs is the way I approach things, as well as doing my part to hold our Dis-

Hi, I’m Mark LeMenager. My wife Pam and I live on Schoolhouse across from the soccer pitch. We’ve been here since 2008. I served on the CDD Board from 2008 to 2016 and never thought I would back on the Board, let alone the Chairman. But a vacancy arose last November and I volunteered my services. The Board said yes and made me their Chairman. I believe I’ve done a good job at the task this past year and have enjoyed the work. Like Kerul, I don’t take any money for being on the Board. It really is a volunteer effort. I don’t have an agenda, just trying to make the CDD run efficiently and get costs under control. Harmony is my forever home and at this time in my life, giving back is the order of the day. This will be my last run for public office. I’d appreciate your vote.

Why should you vote for me? Because I love Harmony! I am passionate about seeing Harmony be the best that it can be! Harmony has had many ups and downs for the 12.5 years that my family and I have lived here. While it may not return to its glory years as it was in the beginning, I’d love the opportunity to help our community grow and prosper. I’d love and welcome the opportunity to represent the people of Harmony on our CDD as Seat 5, and to be a part of the collective team that works together to keep Harmony working towards the brighter and better future.

Thank you for your consideration and vote!

Sincerely,

trict Manager accountable and responsible to get things done.

Finding ways for the Board and District Manager to communicate better with residents is a pet project I’d like the board to work on. It’s been a sore point for sure, and one I’d like to help resolve over the next year. Residents who have reached out to me will tell you that I’m responsive and that I follow up to help make sure things get done.

Over the years I’ve shown my ongoing commitment to our sweet little town, having served on the boards of both CDD and the HOA, and leading the Harmony Nature and Animal Committee as well as other committees and initiatives. I plan to live in Harmony for many years to come, so my interest is in the long-term financial health and the careful maintenance of beautiful CDD property and facilities. I have the knowledge and experience, as well as proven dedication.

I decided to run for the CDD because I did not like the direction Harmony was going. I take a lot of pride in living in Harmony and want to see it flourish. When we moved here five years ago, we had stables, we had a vibrant town square. Now we don’t have any of that. I don’t have any specific pet project; I would like to talk to the residents and understand their pain points, what they see is missing, if anything.

With having my in-laws living in the Lakes, my daughter and several friends living in the townhomes, I listen to what they go through, what they see. I want to help our community; I want to make things better here. I have a financial background, and I currently work in IT doing work with various government contracting companies. I deal with vendors all the time, and I deal with demanding clients, so I can take a punch and still be there. I believe in political discussion; I love listening to the other side of things to get perspective. I think with all of that I can be an asset to the CDD Board. Just know I believe in term limits, and no one should be in one elected position for too long. So, I won’t be on the Board forever—one to two terms total is all.

If you see me out walking, running, riding or walking my dogs, please feel free to come up and say hi and start a conversation. I truly enjoy talking with everyone.

HARMONY, FLORIDA: LIVING WITH NATURE IN A NEW TOWN

We know that Harmony is a very special place. This book tells how it was done. It started with a vision supported by science on how important regular interaction with nature and animals is to human health. This led to creating a new community whereby these interactions were incorporated at the very beginning of the development. It is intended for people who want to learn and take action. We can achieve greatness and conservation through proper development of our land. This is how to do it.
